Year-End 2017 Market Report for Single Family Detached Homes in Carlsbad 92010
2017 was a busy year in the real estate market in the Carlsbad 92010 area, but with some shifts from the same period in 2016. In this report we take a look at what happened with single family detached homes sales in the Carlsbad 92010 area for 2017, and the current housing at the beginning of 2018.
The 92010 area of Carlsbad includes Calavera Hills, Tamarack Point, The Summit, The Foothills at Carlsbad, the new planned community of Robertson Ranch, and other areas to the west but east of El Camino Real, with a mix of attached (condos, town homes, twin homes) and detached single family homes.
SINGLE FAMILY DETACHED HOME SALES
160 single family detached homes sold in 92010 in 2017, which was 4% more than in 2016.
The average sales price was $852,966 (average price per sf was $367/sf), which is an increase of 15% from 2016, and 26% from 2015.
Sales prices ranged from $520,000 to $1,661,455 with a median price of $804,402, which was up 10% over 2016, and 22% from 2015.
Single family detached homes sold quickly in 2017, with an average time on the market of 27 days, versus 23 days for 2016. Homes sold for 100% of asking price on average, with 51% of the properties selling at list price or above. 17% of the home sales were cash transactions.
New construction definitely had an influence on the average prices for detached homes in 92010 in the Robertson Ranch community. Of the homes sold in 2017, 26 (16%) were new builds, 17 of which sold for over $1 million. Per the MLS only 2 homes sold in 2016 were new builds, but not all new construction is listed in the MLS.
2017 Current Market as of January 16, 2018
As of this writing there are only 13 single family detached homes for sale in 92010, ranging in price from $779,900 to $2,699,995, the later a turn-key model home with all furnishings (average price of $1,573,388). Eleven of these homes are priced at over $1M and are for sale in the new Robertson Ranch community; homes have been on the market for an average of an average of 62 days.
There are 16 homes that are pending (on the market for an average of 36 days); 6 of these are brand new homes in Robertson Ranch.
