Some homebuyers in Carlsbad are most interested in buying new construction, as opposed to purchasing a resale home, and there are a number of options, with more coming down the road.

 

 

Before reading too far, consider this – buying a newly built home from a builder is quite different from a resale, and as a buyer you should understand these differences, a major one being representation. Read about the 6 things buyers should know when buying new homes in Carlsbad.

There are 2 communities in Carlsbad offering new homes, both detached single family homes as well as townhomes.

 

 

The Robertson Ranch homes for sale are all single family detached in 4 different communities. A number of homes have already been built and sold, and are now occupied, but more homes are, and will be, available in each of the 4 villages:  The Vistas, The Ridge, The Terraces (gated), and The Bluffs (gated) – note that prices and availability may have changed since these articles were written so check with me on prices.  Homes currently are priced from around $905,000 into the $1,700,000s, but prices may vary based on models, lots, and what homes are available.

You can own a model home at The Vistas as they are now also available for purchase, with occupancy likely sometime next year. Prices range from $1,299,995 to $1,549,995.

 

 

There is a beautiful residents’ resort-style community center with swimming pool and spa, and other amenities. The complex also includes 2 apartment complexes, 1 for seniors. There are 5 community pocket parks in Robertson Ranch, too!

 

New homes for sale in Carlsbad

 

 

The Preserve in the northeast corner of Carlsbad offers townhomes currently, with single family detached homes and tri-plex townhomes being offered in the near future. The homes at Agave (3rd phase, and a total of 88 homes) have been selling well and current prices are in the low to high $500s for several different floor plans. There are 3 other villages to be built with other styles.

 

 

The Preserve offers access to abundant open space, and residents can enjoy the recreation center with pool, spa, fitness center, BBQ area, ping pong table, an outdoor fireplace, and multiple seating areas.

 

 

There are several other small enclaves of new homes, including 6 townhomes in Carlsbad Village not far from the beach (high $800,000s to low $900,000s), and 10 homes to be built at Lanai (phase 2). There are several individual newly-built homes available in Carlsbad, too, in the $1.5M to $2.8M range.
