The supply of single family detached homes remains tight in Carlsbad, and has been for some time (read the July 2017 Carlsbad Real Estate Market Report for more details). Indeed, at this time based on the rate of sales this year we have only 1.8 months of inventory of single family detached homes with 4-bedrooms, based on the current rate of sales. 4-bedroom homes make up 43% of the total inventory of detached single family homes currently for sale in Carlsbad.

Carlsbad buyers interested in a 4-bedroom single story home have fewer choices than if 3 bedrooms are acceptable, with only 10 of these Carlsbad 4-homes being single story (versus 20 single story 3-bedroom homes).
There are a number of options in terms of the age of the home. Of the current listings, homes range in age from 1960 to new; there is 1 home built in 2017 for sale, but this may not include other new construction currently being built that is not yet listed in the MLS. 2017 Sales of 4-Bedroom Homes:
Sales of 4 bedroom homes in 2017 year-to-date in Carlsbad have been brisk (46% of the detached single family homes sold), with 333 sales, on the market an average of 34 days. Sales prices ranged from $591,000 to $5,000,000 (average price was $1,022,820; median was $950,000).
Pending 4-Bedroom Home Sales:
Currently there are 61 4-bedroom Carlsbad homes in pending status (these homes have been on the market for 26 days on average), at list prices ranging from $650,000 to $1,850,500.
