Here is a summary of the Cardiff real estate market for September 2017 based on information provided by the MLS (private sales are not included; the data are believe to be accurate as of this writing but are not guaranteed).
TOTAL HOMES SOLD - 10 (up 30%) Ave. 31 Days on Market, Ave. Sales Price $903,488 (down 28%); Ave. sale 98% of asking price
Detached Homes Sold - 5 (down 17%); Ave. 28 Days on Market, Ave. Sales Price $1,107,777 (down 11%); Ave. sale 98% of asking price
Attached Homes Sold - 5 (up 400%); Ave. 34 Days on Market, Ave. Sales Price $699,200 (down 45%). Ave. sale 99% of asking price
The overall volume of sales in Cardiff shifted up from last month, but with 1 less detached home sold, but 5 times as many attached sold than in the prior month. 30% of the transactions in September were for cash, compared to 29% last month. 30% of the homes sold for asking price or better. Average prices decreased for both detached single family homes and attached compared to August.
At the end of September 2017 there were no homes in the Cardiff housing market with a Contingent status (i.e., for the most part short sale and REO homes that have accepted offers being reviewed by the lenders), compared to 1 last month. This information is included in the total of active listings.
As of the end of September 2017 there were 23 Cardiff homes for sale, an 18% decrease in inventory from August. This represents an inventory of 1.3 months for attached homes (down from 1.8 months last month), and 2.3 months for detached homes (down from 2.7 months last month). The Cardiff market remains very competitive for buyers, and is a very strong seller’s market for buyers of attached and detached homes.
14 Cardiff homes came on the market in September, compared to 19 in August (down 26%). However, 13 homes went pending in September (not counting those that sold), compared to 12 in August, a modest increase by 8%.
