Here is a summary of the Cardiff real estate market for August 2018 based on information provided by the MLS (private sales are not included; data are believed to be accurate as of this writing but are not guaranteed).
TOTAL HOMES SOLD
16 (up 14%) Ave. 23 Days on Market, Ave. Sales Price $1,175,281 (down 1%); Ave. sale 97% of asking price
Detached Homes Sold
8 (up 60%); Ave. 15 Days on Market, Ave. Sales Price $1,456,625 (up 10%); Ave. sale 97% of asking price
Attached Homes (condos, town homes, twin homes) Sold
8 (down 11%); Ave. 30 Days on Market, Ave. Sales Price $893,937 (down 30%). Ave. sale was 97% of asking price
The overall volume of sales in Cardiff shifted up from last month, primarily due to an increase in detached home sales. 19% of the transactions in August were for cash, compared to 29% last month. 25% of the homes sold for asking price or more. The days on market increased across the board.
At the end of August 2018 there was 1 home in the Cardiff housing market with a Contingent status (i.e., for the most part these are short sale and REO homes that have accepted offers being reviewed by the lenders), the same home as last month. This home is actually contingent on the sale of the buyer’s home and with a first right of refusal.
As of the end of August 2018 there were 39 Cardiff homes for sale, up by 7 homes (22%) from last month...good news for buyers and the most inventory we’ve seen in Cardiff in 2 years. This represents an inventory of 1.8 months for attached homes (up from 1.6 months last month), and 4.2 months for detached homes (down from 4.6 months last month) based on the rate of sales over the last 3 months. The Cardiff market remains a strong seller’s market for buyers of attached homes, and is a seller’s market for detached homes.
20 Cardiff listings came on the market in August, compared to 23 last month. Only 6 homes went pending in August (not counting those that sold) compared to 14 in July.
