Many home buyers in Carlsbad would like to have a single story detached home. While the inventory continues to be limited, buyers will still find they have a number of options, mostly resales. Buyers may want single story living for a number of reasons – the floor plan, a preference for no stairs, or perhaps health concerns require single story living.

 

Carlsbad VIllage single story homeSingle story detached homes, especially newly built homes, are typically harder to find; some new planned communities do not even build them because of the increased cost and other considerations.

 

In Carlsbad currently single story homes are only about 17% of the inventory on the market, which is consistent with what we normally see at any given time. Right now we have less than 1 month of inventory of single story detached homes, based on the rate of sales over the last 6 months and current listings.

 

There are 17 single story detached homes for sale in Carlsbad right now, only 1 of which is new construction (there may be a few more when released by the builder). You can view the complete inventory of single story homes for sale in Carlsbad here.

 

Current listings of Carlsbad single story homes range in price from $779,000 for a 2213 SF home, to $5,900,876 for a stunning oceanfront home with 2087 SF, 4 bedrooms, and 3 full baths. Marketing time averages 83 days, however the average is a bit distorted given 6 homes have been on the market for over 100 days (1, a short sale, for 207 days), thus raising the average substantially

 

17 single story homes are pending. Prices range from $625,000 to $3,500,000, on the market an average of 47 days; however, about 1/4 of these went pending in less than a week, which gives you an idea of how quickly some homes may go off the market.

 

259 single story detached homes have sold in Carlsbad in 2017 so far (144 sales in the last 6 months), which is 24% of the total sales of detached single family homes. The average sales price was $951,905 (ranging from $350,000, a manufactured home, up to $5,000,000)
