February 2020 Update - Detached Single Family Homes
Carlsbad home buyers are often interested in buying a 3-bedroom detached single family home when it’s time to buy a new home, or the first one.
Some Carlsbad buyers are first time home buyers, while others are down-sizing from a larger house. A 3-bedroom might specifically meet desired lifestyle and budgetary needs. And other buyers are looking for a Carlsbad beach home, near or on the ocean, and are willing to settle for a 3-bedroom home to be on or close to the beach, given the limited options.

The inventory of single family detached homes has increased only modestly in Carlsbad since the end of December, and inventory for the last 3 months is lower than it’s been since January 2018. Thus the housing market remains one that favors sellers due to supply and buyer demand (read the Carlsbad Real Estate Market Report for January 2020 for more details on the Carlsbad housing market).
Currently, based on the rate of sales in the last 3 months, we have only 1 month of single family detached homes with 3-bedrooms available, a market strongly favoring home sellers. If buyers are interested in a property they likely need to move quickly and be prepared with a strong offer.
3-bedroom homes make up only 15% of the current inventory of detached single family homes for sale in Carlsbad.

Priced from $789,000 to $1,425,000
Living space ranges from 1542 SF to 3866 SF
Average time on the market is 25 days
Average list price is $1,097,337 (Median is $1,059,000)
Of the 16 homes for sale 50% are priced under $1M, which provides a variety of budget options for Carlsbad buyers.
Buyers who prefer to have a single story Carlsbad home with 3 bedrooms have a limited number of options right now; roughly one-third of the 3-bedroom homes are single level.
While some buyers prefer new homes many are interested in resales, and of course there is a larger selection of these. Current 3-bedoom listings range in age from 1972 to newly-built or under construction. 2020 Year-to-Date Sales of 3-Bedroom Homes
Sales of 3 bedroom homes Carlsbad so far in 2019 have been steady, with 18 sales, on the market an average of 43 days. Sales prices ranged from $725,000 to $3,250,000 (the average price was $1,012,188; the median sales price was $819,995).
2 of the sales were cash transactions. Buyers were able to negotiate 5% off the original list price, on average. 4 of the Carlsbad buyers paid asking price or better for their new homes.
Pending 3-Bedroom Home Sales in Carlsbad
32 3-bedroom Carlsbad homes are pending (these homes have been on the market for 35 days on average), at list prices ranging from $640,000 to $1,399,999 (the average price of the pending homes is $940,664).
More than half of these listings (17) went pending in 1 week or less. Homes continue to sell quickly in many cases and buyers need to make decisions quickly or they may lose out.
