August 2018 Market Report Update
Home buyers in Carlsbad are often looking for 3-bedroom homes for sale for a number of reasons. It might be a first home, while some buyers may be downsizing from a larger property. Or it might specifically meet their lifestyle needs while keeping the home with budget.
And then there are those buyers looking for a Carlsbad beach home near or on the ocean (read about the essential things you should consider when buying a second home)!
The supply of single family detached homes has been increasing in Carlsbad, which is good news for buyers, although the inventory versus demand still means this is a seller’s market (read the Carlsbad Real Estate Market Report for July 2018 for more details on the Carlsbad housing market).
Indeed, at this time based on the rate of sales over the last 3 months we have only about 1.7 months of inventory of single family detached homes with 3-bedrooms.
3-bedroom homes currently are about 20% of the current total inventory of detached single family homes for sale in Carlsbad.

Of the current 3-bedoom listings homes range in age from 1931 to new construction; 7 homes are available per the MLS in the new home community The Preserve, that are brand new or under construction, priced from $815,990 to $881,990. Homes may not be immediately available for move in.
2018 YEAR-TO-DATE SALES OF 3-BEDROOM HOMES:
Sales of 3 bedroom homes Carlsbad so far in 2018 have been brisk, with 194 sales, on the market an average of only 22 days (the same as earlier this year). Sales prices have ranged from $575,000 to $6,500,000 (the average price was $958,268; median price was $864,500). 23% of the sales were cash transactions. Homes sold on average for 98% of the list price, however 43% sold at or above the list price.
PENDING 3-BEDROOM HOME SALES:
Is the Carlsbad housing market for 3-bedroom homes busy? You bet. 28 3-bedroom Carlsbad homes are pending (these homes have been on the market for 33 days on average), at list prices ranging from $630,000 to $1,625,000. Four of these homes went pending in 1 week or less!
