Detached Single Family Homes

 

The housing market in the first 6 months of 2017 was busy in the 92009 area of Carlsbad, with some shifts as compared to the same time frame in 2016. The 92009 area covers the area south of Palomar Airport Road and east of El Camino Real, including La Costa (including the planned communities of La Costa Ridge, La Costa Greens, La Costa Valley, La Costa Oaks), Bressi Ranch, La Costa Meadowridge, Brookfield, Rancho Carrillo, and other communities, with a mix of attached (condos, townhomes, twin-homes) and detached single family homes.

 

In this market report we will look at the activity for single family detached homes.

SINGLE FAMILY DETACHED HOME SALES IN Q2

 

  • 181 single family detached homes sold in Q2, 12% more than in Q2 in 2016

  • The average sales price was $1,095,312, an increase of 7% from 2016

  • Homes ranged in price from $550,000 to $2,350,000

  • The average marketing time was 29 days, versus 34 in Q2 2016

 

Homes in Carlsbad 92009 sold for 97% of asking price on average in Q2, however 34% of the homes sold at list price or above. 19% of the home sales were cash transactions.

CURRENT ACTIVITY IN 2017 (as of July 30)

 

  • 72 single family detached homes are currently for sale

  • Prices range from $499,000 to $4,790,000 for a 6,000 SF custom-built home on the 14th fairway of the Omni La Costa Resort and Spa (on the market since 3/17)

  • Average list price is $1,386,343

  • Current listings have been on the market an average of 49 days

  • 63 homes are pending, with listing prices ranging from $630,000 to $4,295,000, and on the market for 30 days on average

The selection of homes is pretty tight for buyers, as it has been, with only 1.2 months of inventory based on the current rate of sales. Buyers can expect some competition, including multiple offers, in many cases (read about the 6 strategies to help you move quickly in today’s market).
