The Trails - condos at Calavera Hills 92010The 92010 area of Carlsbad includes the communities of Calavera Hills, Tamarack Point, The Summit, The Foothills at Carlsbad, Spinnaker Hill, Pacific Estates, Carlsbad Meadows (single family homes), Tanglewood (condos), the new planned communities of The Preserve (new construction town homes) and Robertson Ranch (single family detached homes), plus a number of other neighborhoods further west but east of El Camino Real.

 

The 92010 area of Carlsbad offers a variety of attached (condos, townhomes, twin homes) and detached single family homes for buyers to choose from in a range of prices, sizes and styles.

 

Here we look at real estate market activity for the 92010 area of Carlsbad as of March 18, 2018 for attached homes – condos, town homes and twin homes, as reported in the MLS.

 

Agave town homes at The Preserve in CarlsbadA new planned community in this area, The Preserve, is offering newly built town homes priced beginning in the $500s, so Carlsbad home buyers can consider resales as well as new construction (read 6 things buyers must know about buying new construction) if they are interested in a condo or town home.

 

There will be other new construction 2- and 3-story single family homes at The Preserve in the future but currently only town homes are actively for sale – stay tuned for updates on those single family homes and prices.

 

Attached Home Sales YTD 2018

  • 25 attached homes have sold thus far in 2018, 47% more than sold during the same period in 2017.
  • Average sale price was $511,201 (up 11% from the same period in 2017).
  • Average marketing time was 23 days, with 1/3 of the homes selling in 7 days or less.

Current inventory of attached homes, including the new construction based on the current rate of sales this year, is now about 16 days in the 92010 area based on the rate of sales in 2018; the housing market here continues to favor sellers, with plenty of competition for any homes when they hit the market and multiple offers. 8% of the sales were cash transactions, and 68% of the homes sold for asking price or better!

 

Current Listings and Pendings as of March 18, 2018

  • only 5 active listings, priced from $415,000 to $545,000
  • Listings have been on the market an average of 12 days
  • Living space ranges from 1341 SF to 1716 SF with 2 – 4 bedrooms

12 attached homes are pending (on the market for an average of only 13 days), priced from $465,000 up to $625,000 (average price of $564,572). Two of these pending listings are brand new construction town homes in The Preserve.
