4-Bedroom Homes for Sale in Carlsbad

Sometimes Carlsbad home buyers want or need more space than a 3-bedroom single family detached home can offer. Perhaps that’s you?
The reasons vary, of course – an expanding household or multigenerational living, for example. A family member may need a home office, or additional guest living space might be desired.
While the supply of single family detached homes continues to be limited in Carlsbad compared to demand, we have seen an increase in single family home listings since the beginning of 2019 (about 42% since the end of December); take a look at the most recent market report for Carlsbad at July 2019 Carlsbad Real Estate Market Report for updates on what’s been happening in our market.
Despite the inventory increases we only have 1.4 months of inventory of single family detached homes with 4-bedrooms based n the current rates of sales, a market strongly favoring sellers. 4-bedroom homes make up 36% of the total inventory of detached single family homes currently listed for sale in Carlsbad.

$675,000 to $3,675,000
Living space ranges from 1889 SF to 6561 SF
Average Time on Market – 46 days
Average List Price - $1,282,702
Of the 76 homes for sale 27 (36%) are priced below $1M, which mean there are a variety of budget options for Carlsbad home buyers. Here’s the breakdown on pricing:
$750,000 or less 2
$750,001 - $1,000,000 25
$1,000,001 - $1,500,000 34
$1,500,001 - $2,500,000 13
Those Carlsbad home buyers who desire a single story home have fewer choices, with 12 (16% of the inventory) single story homes with 4 bedrooms currently available.
The available 4-bedroom homes vary in age. Of the current listings homes range from 1964 to new; if you want a NEW 4-bedroom home there are only 4 homes listed in the MLS; not all new homes are necessarily listed in the MLS.

Sales of Carlsbad 4-Bedroom Homes in 2019 Year-to-Date
333 4-bedroom homes have sold so far in 2019 (47% of the 704 detached single family homes sold),
Marketing time averaged 35 days.
Sales prices ranged from $560,000 to $2,520,000 (average sales price was $1,066,040; median was $1,020,000).
15% of the sales were cash transactions.
Carlsbad home buyers were able to negotiate 3% off the original asking price on average, however 33% of homebuyers paid full price or more for their new homes.
Pending 4-Bedroom Home Sales in Carlsbad
There are 45 4-bedroom Carlsbad homes that are pending, with list prices from $699,999 to $1,995,000. These homes were on the market an average of 26 days before going under contract. Clearly some homes are going pending quickly so buyers cannot delay in making a decision about an offer.
