2019 Year-End Housing Market Report for Carlsbad 92011
Single Family Detached Homes
The housing market in Carlsbad 92011 was busy in 2019, and there were a number of shifts from 2018. In this report we look at the market activity for single family detached homes.
The Carlsbad 92011 area is south of Palomar Airport Road and west of El Camino Real to the ocean, including the residential communities of Aviara (with multiple gated and ungated neighborhoods), The Bay Collection, Waters End (gated and walk to the beach), Mar Brisa, Spinnaker Hill, Vista Del Mar, Harbor Pointe (gated), Shorepoint, Mariner’s Pointe, Seaside Estates, Cherry Tree Walk, and The Tides, just a few of the neighborhoods. The 92011 area offers a mix of attached (condos, townhomes, twin homes) and detached single family homes in gated and ungated communities, some in close proximity to the beaches.

SINGLE FAMILY DETACHED HOME SALES FOR 2019
216 single family detached homes sold, which was 5% more than in 2018.
The average sales price was $1,104,966, about the same as in 2918. However, the median sales price, $1,113,050, was 6% higher than in 2018.
Sales prices ranged from $610,000 to $2,100,000
The average time on the market was 39 days, versus 30 days in 2018.
On average buyers negotiated 3% off the original asking price, with 28% of home buyers paying full price or better for their homes, a good indication of competitive bidding and multiple offers. 23% of the homes were cash transactions, about the same as 2018.
CURRENT ACTIVITY AS OF JANUARY 28
23 single family detached homes are for sale, about half the number that were for sale at this time last year.
Prices range from $835,000 to $2,800,000 (average list price is $1,377,991, median price is $1,129,000).
Homes have been on the market an average of 41 days, with several listed for over 70 days.
11 of the Active listings came on the market since the beginning of the year; 5 others were listed and are already pending.
23 homes are currently pending, ranging in list price from $755,000 to $2,149,000 (average price is $1,169,346); these homes were on the market an average of 50 days before going under contract.
The current housing market in the Carlsbad 92011 area favors sellers, as it has for some time. Based on the rate of sales over the last 3 months and the current supply, the inventory is only 1.4 months (compared to 3.1 months at this time 1 year ago).
