Carlsbad home buyers are often interested in buying a 3-bedroom detached single family home when seeking a new place to live.
For some Carlsbad buyers it’s their first home, while others are down-sizing from a larger house. A 3-bedroom might specifically meet desired lifestyle and budget needs. And other buyers are looking for a Carlsbad beach home, near or on the ocean, and are willing to settle for a 3-bedroom home to be on or close to the beach, plus those choices may be limited.

The inventory of single family detached homes has increased in Carlsbad since the end of December by 44%, however the housing market remains one that favors sellers due to the supply of homes and buyer demand (read the Carlsbad Real Estate Market Report for July 2019 for more details on the current Carlsbad housing market).
At this time, based on the rate of sales so far this year and our inventory and demand, we have about 2.5 months of single family detached homes with 3-bedrooms available.
3-bedroom homes make up about 28% of the current inventory of detached single family homes for sale in Carlsbad.

Of the 58 homes for sale well over 2/3 (41) are priced under $1M, which provides a favorable range of budget options for Carlsbad buyers. Here’s the breakdown on pricing:

Buyers who prefer to have a single story Carlsbad home with 3 bedrooms have a number of options available; roughly half of the 3-bedroom homes are single level.

Current 3-bedoom listings range in age from 1924 to newly-built or under construction; several 3-bedroom homes in The Preserve have options for 4 bedrooms. 2019 YEAR-TO-DATE SALES OF 3-BEDROOM HOMES IN CARLSBAD
Sales of 3 bedroom homes Carlsbad so far in 2019 have been brisk, with 179 sales, on the market an average of 31 days. Sales prices ranged from $640,000 to $2,000,000 (the average price was $908,874; the median sales price was $845,000).
22% of the sales were cash transactions. Buyers were able to negotiate 2% off the original list price, on average. However 30% of Carlsbad buyers paid asking price or better for their new homes, a good indicator of the competition we are seeing in the market.
PENDING 3-BEDROOM HOME SALES IN CARLSBAD
Is the Carlsbad housing market busy for 3-bedroom single family homes? Yes it is! 34 3-bedroom Carlsbad homes are pending. These homes have been on the market for 30 days on average, at list prices ranging from $630,000 to $1,399,000 (average price of the pending homes is $905,963).
