Single Story Homes for Sale in Carlsbad California

Carlsbad home buyers are often desire a single story detached home. While the Carlsbad inventory continues to be limited overall, buyers still have options, mostly resales, if the preference is for single story.
There are a number of reasons why Carlsbad home buyers want single story living: simply liking that type of floor plan, having a preference for no stairs, or in some cases health concerns require single story living.
Single story detached homes, especially newly built homes, are generally harder to find in Carlsbad; some of the new and newer planned communities do not even build them because of added construction costs and other considerations.
In Carlsbad single story homes are about 17% of the current inventory on the market.
Right now we have 1.7 months of inventory of single story detached homes, based on the rate of sales since the beginning of the year, a market that strongly favors sellers.
ACTIVE CARLSBAD SINGLE STORY LISTINGS
There are 29 single story detached homes for sale in Carlsbad right now; 6 are new construction (4 built, 2 under construction). You can view the complete inventory of single story homes for sale in Carlsbad here.
Current listings of Carlsbad single story homes range in price from $620,000 for a 1121 SF home with 2 bedrooms and 2 baths, to $3,495,000 for a modernist estate with 4706 SF, 5 bedrooms, and 4 full baths offering panoramic and ocean views.
Marketing time averages 84 days, however, the average is somewhat distorted given 6 homes have been on the market for over 100 days, thus raising the average substantially. When you drop out the outliers the average time on market is 59 days.
You might wonder why some homes are going pending quickly (see below – average time on market for pendings is 39 days!!) while others languish on the market. Typically price is an issue with homes that are not selling, although condition and perhaps location can also be contributing.
PENDING CARLSBAD SINGLE STORY LISTINGS
There are 21 single story homes that are pending. Prices range from $485,000 to $2,300,000, on the market an average of 39 days before going under contract.
SOLD CARLSBAD SINGLE STORY LISTINGS IN 2018
253 single story detached homes have sold in Carlsbad in 2018 so far, 25% of the total sales of detached single family homes. The average sales price was $991,669 (ranging from $507,000 to $3,525,000).
Carlsbad single family homes sold, on average, in 24 days in 2018. 25% of the transactions were cash, and homes sold on average for 98% of the list price. However, almost half of the buyers (46%) paid full price or better for their homes.
