Detached Single Family Homes

 

2018 was a relatively busy market in Carlsbad 92009, with some shifts from 2017 housing market activity. Here we look at the market for single family detached homes.

 

The 92009 area covers the area South of Palomar Airport Road and east of El Camino Real, including La Costa (La Costa Ridge, La Costa Greens, La Costa Valley, La Costa Oaks), Bressi Ranch, La Costa Meadowridge, Brookfield and other communities, with a mix of attached (condos, town homes, twin homes) and detached single family homes.

 

Some of the higher-priced La Costa homes have beautiful views of the La Costa area, the Omni La Costa Resort and Spa, the Batiquitos Lagoon and the ocean beyond, depending on location in the La Costa hills.

SINGLE FAMILY DETACHED HOME SALES IN 92009

462 single family detached homes sold in 92009 in 2018, 13% fewer than the number of sales in 2017.

 

The average sales price was $1,139,599 (range of $507,000 to $3,525,000; median price of $1,065,000, up 9% from 2017), an increase of 7% from the 2017 average price, and up 16% from the 2016 average.

 

Homes in 92009 sold a little more quickly in 2018 than in 2017; the average marketing time in 2018 was 29 days versus 33 in 2017.

 

Homes sold for 97% of asking price on average, but with 31% of the home buyers paying full price or more for their homes. 22% of the home sales in 2018 were cash transactions.

 

CURRENT ACTIVITY AND PENDINGS AS OF JANUARY 14, 2019

Currently there are 68 single family detached homes for sale in the Carlsbad 92009 area, far more listings than we saw at this time last year. These homes range in price from $620,000 to $3,825,000 (median price is $1,147,000, the average list price is $1,288,214), and have been on the market an average of 49 days. 12 homes have been on the market for more than 100 days, 2 of them for more than 200 days.

 

As of this writing there is an inventory of 2.2 months of detached single family homes in the Carlsbad 92009 area, a market that strongly favors sellers.

There are 22 homes that are pending, with list prices ranging from $630,000 to $2,300,000, on the market an average of 53 days.
