The housing market has been a busy one these first 6 months of 2017 in Carlsbad, with some shifts from the 2016 housing market activity. The 92009 area covers the area South of Palomar Airport Road and east of El Camino Real, including La Costa (La Costa Ridge, La Costa Greens, La Costa Valley, La Costa Oaks), Bressi Ranch, La Costa Meadowridge, Brookfield, Rancho Carrillo, and other communities, with a mix of attached (condos, townhomes, twin homes) and detached single family homes. The area is anchored by the iconic Omni La Costa Resort and Spa, a fixture in the area since the 1960s.
In this market report we look at the activity for attached properties, i.e., town homes, condos, and twin homes, in the 92009 area.
ATTACHED HOME SALES IN 92009
97 attached homes sold in 92009 in Q2, 5% more than in the same period in 2016.
The average sales price was $498,432 (prices ranged $289,000 to $895,000; median sales price of $465,000), up 9% from Q2 in 2016.
Attached homes in 92009 sold on average in 32 days in the second quarter, compared to 31 days in 2016. These homes sold for 97% of asking price on average, but with 37% of the homes selling at list price or above. 1 out of every 5 sales (21%) was a cash transaction, similar to 2016.

Currently there are 39 attached homes for sale in the Carlsbad 92009 area.
Homes range in price from $330,000 to $1,299,000 (median price is $505,000), and have been on the market an average of 36 days.
There are 35 attached homes that are pending, with listing prices ranging from $309,000 to $995,000, on the market an average of 19 days.
Inventory remains low in the 92009 area for attached homes. At the current rate of sales, we only have about 1.2 months of inventory available, a market that favors sellers.
