Carlsbad home buyers are often interested in more space than a 3-bedroom single family detached home can offer. Is that you?

While the supply of single family detached homes continues to be limited in Carlsbad compared to demand, we have seen a pretty decent increase in listings since the beginning of 2019 - about 40% since the end of December.

As a result of the inventory increases since the holidays we now have 2.4 months of inventory of single family detached homes with 4-bedrooms, based on the current rate of sales since the 1st of the year. 4-bedroom homes make up 41% of the total inventory of detached single family homes currently listed for sale in Carlsbad.

Living space ranges from 1588 SF to 6561 SF
Average Time on Market – 44 days
Average List Price - $1,290,991
Of the 87 homes for sale 30 (35%) are priced below $1M, offering a range of options for Carlsbad home buyers. Here’s the breakdown on pricing:

Those Carlsbad home buyers who are interested in a single story home have fewer choices, with 12 (14% of the inventory) single story homes with 4 bedrooms currently available.
The available 4-bedroom homes vary in age. Of the current listings homes range from 1952 to new; there are 7 homes built since 2016, with some under construction, and several homes in small new home enclaves.

Sales prices range from $560,000 to $2,520,000
Average price was $1,039,759; median was $979,500
13% of the sales were cash transactions.
Carlsbad home buyers purchased their homes on average for 4% off the original asking price, however 28% of homebuyers paid full price or above.
Pending 4-Bedroom Home Sales in Carlsbad
There are 45 4-bedroom Carlsbad homes that are pending, at list prices ranging from $749,500 to $1,995,000. These homes were on the market an average of 26 days before going under contract.
