As a buyer or seller in the Cardiff real estate market, having data about the current market conditions will enable you to be an informed decision regarding what to do with regard to buying a home in Cardiff, or selling your Cardiff home.

Because of the type of community that it is, and its small size, the Cardiff real estate market is very localized, and knowing what is going on in the market with regard to inventory and sales is important for making a buying or selling decision

Here is a summary of the Cardiff real estate market for November 2008 based on information provided by the MLS (private sales are not included). These data are deemed reliable but are not guaranteed.

  • In November 2008 there were only 5 homes sold in Cardiff, half the number sold in October and they were all attached properties.
  • The average price was $540,600 ($338/SF) with an average of 81 days on market. These properties sold at an average of 97% of asking price.

As of November 2008 there were 57 Cardiff homes for sale , down 11% from October; this is to be expected at this time of year. This represents an inventory of only 5 months for attached homes (a decline from October) and 9.5 months for detached homes at the current rate of sales (based on a 6-month period), which was unchanged from October.

Cardiff State Beach, Cardiff CaliforniaThe price range of detached homes on the market as of November 30 was $424,650 to $3,499,900; prices for attached homes ranged from only $325,000 to $1.5 million.

14 Cardiff homes came on the market in November (10 detached, 4 attached), with only 1 detached home going pending during the same time period.

Data are based on information provided by the MLS for homes that went under contract in the last couple of months.

As a buyer or seller in the Cardiff real estate market, having data about the market conditions will enable you to be an informed decision regarding what to do with regard to buying a home in Cardiff, or selling your Cardiff home.

The media reports report data on a regional basis, rather than locally, and having data from a knowledgeable agent about the Cardiff market conditions benefits you as the buyer or seller.

Here is a summary of the Cardiff real estate market for September 2008 based on statistics from the MLS (private sales are not included). These data are deemed reliable but are not guaranteed.

In September 2008 there were only 4 homes sold in Cardiff so any analysis is rather limited. Here's the breakdown of overall activity.

At the end of September 2008 there were 60 Cardiff homes for sale (39 detached homes, and 21 attached homes). This represents an inventory of only 5.7 months for attached homes and 8.7 months for detached homes at the current rate of sales (based on a 6-month period).

Cardiff State Beach, Cardiff CaliforniaThe price range of detached homes on the market as of September 30, 2008 was $499,800 to $3,499,900 million (59% of these homes were over $1 million); prices for attached homes ranged from $260,000 to $1,599,000 million with 33% priced in the $1 million+ range.

6 Cardiff homes came on the market in September, all detached, with 8 going pending during the same time period (4 detached, 4 attached).

Looking at the average sales price for detached homes YTD, we see that it is $1,030,401, essentially the same as it was at this time last year. The average price of attached homes sold thus far this year is $602,673, a decrease of 10% from 1 year ago.

Data are based on information provided by the MLS for homes that went under contract in the last couple of months. More details about the Cardiff real estate market can be provided with regard to current activity as well as the specific areas such as the Walking and the Composer Districts.

Watching the trends over time, as opposed to focusing on the data for one particular month, are more revealing and informative, and will provide a better sense of what is happening in the Cardiff real estate market. If I can provide more information, please let me know.
