
The Carlsbad real estate market continues to shift, and the statistics for December show a number of changes from the prior month. These data do not include any private sales nor manufactured/mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In December 2009 there were 113 homes sold in Carlsbad's 4 zipcodes, that's a 14% jump over November. Here's the breakdown of overall activity.

The total number of sales rose significantly from the previous month (mostly due to a big increase in attached home sales) with average days on marketing also increasing.
There were 95 properties (21% of the total) in Carlsbad at the end of December with the CONTINGENT status (i.e., homes with offers being reviewed for approval by short sale and REO lenders), 11% less than November.
The overall inventory in the Carlsbad real estate market for the end of December (457 homes) was down 9% from last month. This represents an inventory of only 4 months for attached homes (down from 4.2 months in November) and 3.4 months for detached (compared to 3.9 months in November) based on the current rate of sales over the last 6 months.

In December the number of new homes coming on the market increased from the prior month; 128 new homes hit the market, up 13% over November. In contrast 22% fewer homes went pending (85) as in the prior month.
