Encinitas Real Estate - Encinitas Market Report for February 2009

Encinitas real estate market report

As a buyer or seller in the Encinitas real estate market, it is important for you to have data about the market conditions in order to make a more informed decision about what to do with regard to buying, or selling, your Encinitas home. 

Here is a summary of the Encinitas real estate market for February 2009 based on statistics from the MLS (private sales are not included nor are manufactured and mobile homes). These data are deemed reliable but are not guaranteed. 

In February 2009 there were 23 Encinitas homes sold (a 21% decrease in sales from January). Here's the breakdown of overall activity.

Only 2 attached homes sold in February so one cannot draw any conclusions about trends from that limited data. 21detached homes sold in February, about the same number as in 2008; the big difference is that only 3 were over $1 million, vs. 11 over $1 million in February 2008. 

At the end of February 2009 there were 259 Encinitas homes for sale, a 14% increase over January (199 detached, excluding mobile/manufactured homes, and 60 attached homes). This represents an inventory of 7.3 months for attached homes, an increase from 5.4 months in January) and 9.1 months for detached homes at the current rate of sales, an increase from 8.1 months in January (based on a 6-month period). 

The price range of detached Encinitas homes on the market as of the end of February was $375,000 to $8.5 million; prices for attached homes ranged from $210,000 to $3.9 million. 

71 Encinitas homes came on the market in February (58 detached and 13 attached), compared to 44 the previous month, with 35 going pending during the same time period (27 detached, 8 attached), about the same number as in December. 

These data are based on information provided by the MLS for homes that went under contract in the last couple of months. More details about the Encinitas real estate market can be provided with regard to current activity as well as within specific areas such as Encinitas Ranch, Leucadia and Olivenhain. 

Watching the trends over time, as opposed to focusing on the data for one particular month, are more revealing and informative, and will provide a better index of what is happening in the Encinitas real estate market. If I can provide more information, please let me know.

San Marcos Real Estate - Market Report for San Marcos for January 2009

San Marcos real estate market report - Jeff Dowler

The San Marcos real estate market continues to evolve, especially with the large number of distress sales. These data do not include any private sales nor manufactured housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

Media reports speak in general terms, rather than local, so that information may not represent the reality of our local San Marcos real estate market. Having data from a knowledgeable agent about the local market conditions benefits you as the buyer or seller.

In January 2009 there were 74 homes sold in San Marcos' 2 zipcodes, as compared to 103 for December (a 28% decrease in sales). Here's the breakdown of overall activity.

The number of sales was almost 30% less than in December. This is not surprising given that with the holidays sales activity would be expected to decline; the homes that went under contract in December are the ones showing as closed deals in January.

It's important to note that 53% of the sales were REOs (bank owned properties) and 27% were short sales or homes in the foreclosure process, a grand total of 80% of all sales in January.

At the end of January 2009 there were 417 San Marcos homes for sale (280 detached, priced from $139K up to $7.15 million, and 137 attached homes, priced from $69,900 to $579,000), a decrease of 23% in total inventory from December. This represents an inventory of 4.9 months for attached homes and 4.2 months for detached based on the current rate of sales over the last 6 months.  These absorption rates continue to be encouraging when compared to many other parts of the country, some of which have over 2 years of inventory.

In January 101 new homes came on the market: 60 detached and 41 attached. During this time 118 homes went pending (88 detached, 30 attached) as compared to 92 going pending in December.

This overview of the San Marcos real estate market is based on information provided by the MLS for homes that went under contract in the last couple of months and closed in December. Encinitas real estate market report

As a buyer or seller in the Encinitas real estate market, it is important for you to have data about the market conditions in order to make a more informed decision about what to do with regard to buying, or selling, your Encinitas home.

Here is a summary of the Encinitas real estate market for January 2009 based on statistics from the MLS (private sales are not included nor are manufactured and mobile homes). These data are deemed reliable but are not guaranteed.

In January 2009 there were 29 homes sold in Encinitas (a 21% increase in sales over December). Here's the breakdown of overall activity.

This represents an inventory of 5.4 months for attached homes, a decrease from December) and 8.1 months for detached homes at the current rate of sales, a significant decrease from December (based on a 6-month period) when it was about 12 months. months. 

The price range of detached homes on the market as of the end of January was $375,000 to $8.5 million; prices for attached homes ranged from $225,000 to $3.9 million.

Carlsbad Real Estate Market Report - January 2009

Carlsbad Area Real Estate Market Report - Jeff Dowler

The Carlsbad real estate market continues to evolve, and the statistics for January show a number of changes since December of 2008. These data do not include any private sales nor manufactured housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed. 

Media reports speak in general terms, rather than local, so that information may not represent the reality of our local Carlsbad real estate market. Having data from a knowledgeable agent about the local market conditions benefits you as the buyer or seller.

In January 2009 there were 57 homes sold in Carlsbad's 4 zipcodes, as compared to 85 for December (a 33% decrease in sales). Here's the breakdown of overall activity.

Sunset in Carlsbad - Jeff DowlerThe number of sales was dramatically less than in December. This is not surprising given that with the holidays sales activity would be expected to decline; the homes that went under contract in December are the ones showing as closed deals in January. 

At the end of January 2009 there were 563 Carlsbad homes for sale (366 detached, priced from $239K up to $10.8 million, and 197 attached homes, priced from $130K to $3.5 million), an increase of 8% in total inventory from December. This represents an inventory of 5.9 months for attached homes (a decrease from December) and 6.2 months for detached based on the current rate of sales over the last 6 months (a small increase from 5.9 months as of the end of December).  These absorption rates continue to be encouraging when compared to many other parts of the country, some of which have over 2 years of inventory. 

In January 175 homes came on the market: 122 detached and 53 attached. At this same time 92 homes went pending (53 detached, 39 attached) as compared to 62 going pending in December). 

The market data for the 4 different Carlsbad zip codes vary considerably; for January, the average sales prices for detached homes were $432,025 for 92008, $723,113 for 92009 (La Costa area), $422,591 for 92010, and $678,085 for 92011 (Aviara area).

Carlsbad Market Report - September 2008

Carlsbad, California Real Estate Market Report

The Carlsbad real estate market continues to evolve, and the data for September show a number of changes since August 2008. This does not include any private sales nor manufactured housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

Because the media reports speak in general terms, rather than local, the information you hear in the media may not represent the reality of our local market, so having data from a knowledgeable agent about your particular market conditions benefits you as the buyer or seller.

In September 2008 there were 101 homes sold in Carlsbad's 4 zipcodes. Here's the breakdown of overall activity.

The number of sales rose 2% from August to September. The average price of detached homes dropped 9% (and is just about 9% lower than 1 year ago) but rose 6% for attached homes (but is 5% lower than 1 year ago).

At the end of September 2008 there were 660 Carlsbad homes for sale (449 detached and 211 attached homes), a 4% decrease in inventory over August. This represents an inventory of 11.9 months for attached homes, and 12 months for detached at the current rate of sales over the last 6 months. YTD the average sold price of a detached home is $789,802 (DOM = 68 days); attached is $431,581 (DOM = 73 days).

The market data for the 4 different Carlsbad zip codes vary; for September, the average sales prices for detached homes were $646,160 for 92008, $795,432 for 92009 (La Costa area), $401,375 for 92010, and $811,768 for 92011 (Aviara area).

Keep in mind that this is an overview for Carlsbad as a whole, and based on information provided by the MLS for homes that went under contract in the last couple of months and closed in September.
