As a buyer or seller in the Cardiff real estate market, having information about the current market conditions will enable you to make an informed decision regarding what to do with regard to buying a home in Cardiff, or selling your Cardiff home. 

The Cardiff real estate market is small and very localized, and knowing what is going on with regard to inventory and sales is important for making an informed buying or selling decision. Finding comparables for determining price for either a listing or a purchase can sometimes be tricky because of the limited inventory and the diversity of homes for sale.

Here is a summary of the Cardiff real estate market for December 2010 based on information provided by the MLS (private sales are not included). These data are deemed reliable but are not guaranteed.

The number of homes sold in Cardiff in December rose significantly across the board; average sales prices also rose for detached homes. Given the small number of homes sold, however, it is unwise to draw any firm conclusions about trends, especially given pricing.

At the end of December 2010 there were 6 homes in the Cardiff real estate market with a Contingent status, 2 more than last month (i.e., short sale and REO homes that had offers being reviewed by the lenders). Until approved these homes are considered active and are included in the Active statistics below. 

As of December 2010 there were 58 Cardiff homes for sale, compared to 60 last month. This represents an inventory of only 4.4 months for attached homes (up from 4.1 months in November) and 9 months for detached homes (up from 8.2 in November). 

11 Cardiff homes came on the market in December, the same as last month, however only 1 home went under contract during December, compared with 9 last month, p[erhaps not a big surprise due to the holidays.

The number of homes sold in Cardiff in November declined across the board whereas average sales prices rose. Given the small number of homes sold, however, it is unwise to draw any firm conclusions about trends, especially given pricing.

At the end of November 2010 there were 4 homes in the Cardiff real estate market with a Contingent status, the same as last month (i.e., short sale and REO homes that had offers being reviewed by the lenders). Until approved these homes are considered active and are included in the Active statistics below. 

As of November 2010 there were 60 Cardiff homes for sale, compared to 69 last month. This represents an inventory of only 4.1 months for attached homes (down from 4.9 months in October) and 8.2 months for detached homes (up from 7.2 in October). 

11 Cardiff homes came on the market in November, 31% fewer than in October, with 9 homes going pending during the same period, an increase of 50% over last month.

The number of homes sold in Cardiff in May rose significantly from the previous month, with an increase in average sales prices for attached home but no change for detached. Days on market rose substantially for detached home but declined for attached. Given the relatively small number of homes, however, it is unwise to draw any firm conclusions about trends, one way or the other.

At the end of May 2010 there were 7 homes in the Cardiff real estate market with a Contingent status, just 1 more than in April (i.e., short sale and REO homes that had offers being reviewed by the lenders). Until approved these homes are considered active and, thus, are included in the Active statistics below. 

As of May 2010 there were 71 Cardiff homes for sale, 1 more than last month. This represents an inventory of 7.6 months for attached homes (up from 6.6 months in April) and 7.7 months for detached homes (down from 9 months in April). 

18 Cardiff homes came on the market in May, 3 less than in April (another decline), with 11 homes going pending during the same period, up 2 from April.

The number of homes sold in Cardiff in February dropped by 1 compared to January; however, the small number of sales makes it unwise to draw any conclusions about pricing or other trends. 1 of the 2 attached home sales was a short sale.

At the end of February 2010 there were 8 homes in the Cardiff real estate market with a Contingent status, the same as in January (i.e., short sale and REO homes that had offers being reviewed by the lenders). Until approved these homes are considered active and, thus, are included in the Active statistics below. 

As of February 2010 there were 60 Cardiff homes for sale, 4 more than last month. This represents an inventory of 6.3 months for attached homes (up from 5.1 months in January) and 9.5 months for detached homes ( up from 7.4 months in January). 

25 Cardiff homes came on the market in February, 2 more than in January which is good news for buyers, with 9 homes going pending during the same period (down 31% from January pendings).

Cardiff real estate market report for January 2010

As a buyer or seller in the Cardiff real estate market, having information about the current market conditions will enable you to make an informed decision regarding what to do with regard to buying a home in Cardiff, or selling your Cardiff home. 

The Cardiff real estate market is small and very localized, and knowing what is going on with regard to inventory and sales is important for making a buying or selling decision. Finding comparables for determining price for either a listing or a purchase can sometimes be tricky because of the limited inventory.

Here is a summary of the Cardiff real estate market for January 2010 based on information provided by the MLS (private sales are not included). These data are deemed reliable but are not guaranteed.

The number of homes sold in Cardiff in January dropped significantly from December, and the small number of sales makes it unwise to draw any firm conclusions of the pricing trends (which dropped significantly) or other trends. 2 of the 5 sales were short sales.

At the end of January 2010 there were 8 homes in the Cardiff real estate market with a Contingent status (i.e., short sale and REO homes that had offers being reviewed by the lenders). Until approved these homes are considered active and, thus, are included in the Active statistics below. 

As of January 2010 there were 56 Cardiff homes for sale, the same as last month and the month prior. This represents an inventory of 5.1 months for attached homes (down from 6.8 months in December) and 7.4 months for detached homes (slightly up from 7.3 months in December). 

23 Cardiff homes came on the market in January, almost twice the number in December, which is good news for buyers, with 13 homes going pending during the same period, more than twice the number of homes going pending in December.

The number of homes sold in Cardiff in December rose significantly compared to November. The average time on market dropped in all categories from the prior month's averages. Average sales prices dropped for detached homes but rose significantly for attached home; it would be unwise to draw any firm conclusions of the pricing trends or other trends due to the small number of attached homes sold

12 Cardiff homes came on the market in December, the same as the last 2 months, with 5 homes going pending during the same period, 4 less than in November.
