In December 2010 there were 114 Carlsbad homes sold (4 zipcodes), 2 more than in November. Here's the breakdown of overall activity.

The number of sales declined by 5, with average prices decreasing modestly; Days on market remained roughly the same.

There were 96 properties (15% of the total) in Carlsbad at the end of December with the CONTINGENT status (i.e., homes with offers being reviewed for approval by short sale and REO lenders), just 1 more home than last month.

The overall inventory in the Carlsbad real estate market for the end of December (628 homes) declined again, by9%, the 4th month in a row. This represents an inventory of 6.2 months for attached homes (down from 6.3 months last month) and only 4.6 months for detached (down from 5.1 months last month) based on the current rate of sales over the last 6 months.

In December the number of new homes coming on the market was down 20% from November, probably because of the holiday season; buyers saw 114 new homes hit the market.  The number of homes going pending was somewhat less than last month, about 8% (103).

In November 2010 there were 112 Carlsbad homes sold (4 zipcodes), just 3% fewer than in October. Here's the breakdown of overall activity.

The number of sales declined by only 4, with average prices decreasing for detached but showing an increase for attached in contrast.

There were 95 properties (14% of the total) in Carlsbad at the end of November with the CONTINGENT status (i.e., homes with offers being reviewed for approval by short sale and REO lenders), 12% more than last month.

The overall inventory in the Carlsbad real estate market for the end of November (692 homes) declined again, by 8%, the third month in a row. This represents an inventory of 6.3 months for attached homes (up from 6.1 months last month) and 5.1 months for detached (down from 5.5 months last month) based on the current rate of sales over the last 6 months.

In November the number of new homes coming on the market was the same as in October; buyers saw 142 new homes hit the market.  The number of homes going pending was also about the same as last month, just 1 more (112).

The number of sales rose across the board, with average prices remaining the same for detached but showing a decline for attached in contrast to the significant increased sale volume.

There were 85 properties (11% of the total) in Carlsbad at the end of October with the CONTINGENT status (i.e., homes with offers being reviewed for approval by short sale and REO lenders), 9% less than last month.

The overall inventory in the Carlsbad real estate market for the end of October (755 homes) declined again, by 7%, the second month in a row. This represents an inventory of 6.1 months for attached homes (down from 7.8 months last month) and 5.5 months for detached (down from 7.8 months last month) based on the current rate of sales over the last 6 months.

In August 2010 there were 120 Carlsbad homes sold (4 zipcodes), only 7 fewer than in July. Here's the breakdown of overall activity.

The number of sales declined for detached homes but rose for attached compared to the previous month. In contrast, average prices rose modestly for detached homes but declined for attached.

There were 93 properties (11% of the total) in Carlsbad at the end of August with the CONTINGENT status (i.e., homes with offers being reviewed for approval by short sale and REO lenders), 11 less than last month.

The overall inventory in the Carlsbad real estate market for the end of August (833 homes) rose again, up 7%. This represents an inventory of 6.1 months for attached homes (up from 6.1 months last month) and 5.8 months for detached (the same as last month) based on the current rate of sales over the last 6 months.

In August the number of new homes coming on the market was about 7% higher than in July; good news for buyers is that 241 new homes hit the market.  At the same time 24% fewer homes went pending (106) than last month.

Encinitas Real Estate Market Report - July 2010

 Encinitas real estate market report

As a buyer or seller in the Encinitas real estate market, it is important to have information about the market conditions in order to make a more informed decision about what to do with regard to buying or selling your Encinitas home. 

Here is a summary of the Encinitas real estate market for July 2010 based on statistics from the MLS (private sales are not included nor are manufactured and mobile homes). These data are deemed reliable but are not guaranteed due to how data may be entered into the MLS system.

Leucadia- Surfers' Beach Community in Encinitas CA

In July 2010, 44 homes sold in the Encinitas real estate market, an increase of 19% over last month which followed a decline in June but a 12% increase over May. Here's the breakdown of overall activity.

Home sales shifted in the Encinitas real estate market with a significant increase in sales for detached homes but a significant decline in attached home sales. Average sales prices also increased with the same pattern - an increase for detached homes but a decline for attached homes. 

There were 36 homes with a Contingent status at the end of July (i.e., short sale and foreclosure homes having offers that are being considered by the lenders), the same as last month.  These homes are considered Active and are included in the overall active statistics. 

For July 2010 the Encinitas real estate market saw a decline in inventory, with fewer homes for sale (293) than in June (down 3%). This represents an inventory of 6.1 months for attached homes, up from 5.9 months last month, and 6.3 months for detached homes at the current rate of sales, down from 7.4 months in June (based on a 6-month period).

73 Encinitas homes came on the market in July compared to 103 last month (down 28%); the number of homes going pending also declined, 38 as compared to 47 last month. 

These data are based on information provided by the MLS for homes that went under contract in the last couple of months. More details about the Encinitas real estate market can be provided with regard to current activity as well as within specific areas such as Encinitas Ranch, Leucadia and Olivenhain. 

Watching the trends over time, as opposed to focusing on the data for one particular month, are more revealing and informative, and will provide a better sense of what is happening in the Encinitas real estate market. Carlsbad real estate market report

The Carlsbad real estate market continues to shift, and the statistics for July show a number of changes from the prior month. These data do not include any private sales nor manufactured/mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In July 2010 there were 127 Carlsbad homes sold (4 zipcodes), only 4 fewer than in June. Here's the breakdown of overall activity.

The total number of sales changed only slightly from the previous month. Average prices rose modestly across the board.

There were 104 properties (13% of the total) in Carlsbad at the end of July with the CONTINGENT status (i.e., homes with offers being reviewed for approval by short sale and REO lenders), 2 more than last month.

The overall inventory in the Carlsbad real estate market for the end of July (775 homes) rose again, up 4%, following an increase of 6% in June (the 4th month if increased inventory). This represents an inventory of 5.8 months for attached homes (down from 6.3 months last month) and 5.8 months for detached (compared to 6.3 months in June) based on the current rate of sales over the last 6 months.

In July the number of new homes coming on the market was about 7% higher than in June; good news for buyers is that 241 new homes hit the market.  At the same time 24% fewer homes went pending (106) than last month.

The Carlsbad real estate market continues to shift, and the statistics for June show a number of changes from the prior month. These data do not include any private sales nor manufactured/mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In June 2010 there were 130 homes sold in the Carlsbad real estate market (4 zipcodes), the same as in May. Here's the breakdown of overall activity.

The total number of sales remained unchanged from the previous month, however this included an increase in detached sales and a decline in attached. Average prices rose slightly, with a small decline for detached homes. Days on market also declined.

There were 102 properties (14% of the total) in Carlsbad at the end of June with the CONTINGENT status (i.e., homes with offers being reviewed for approval by short sale and REO lenders), 11 fewer than in May.

The overall inventory in the Carlsbad real estate market for the end of June (748 homes) rose again, up 6%, following an increase of 8% in May and a 6% increase in April. This represents an inventory of 6.3 months for attached homes (the same as last month) and 6.3 months for detached (compared to 5.9 months in May) based on the current rate of sales over the last 6 months.

In June the number of new homes coming on the market was about 10% less than in May; good news for buyers is that 225 new homes hit the market.  At the same time 16% more homes went pending (140) than in May.

In May 2010 there were 130 homes sold in Carlsbad's 4 zipcodes, up 4 over April's sales. Here's the breakdown of overall activity.

The total number of sales rose slightly from the previous month. Average prices, declined modestly across the board.

There were 114 properties (16% of the total) in Carlsbad at the end of May with the CONTINGENT status (i.e., homes with offers being reviewed for approval by short sale and REO lenders), 3 more than in April.

The overall inventory in the Carlsbad real estate market for the end of May (706 homes) rose again, up 8%, following an increase of 6% in April over March inventory. This represents an inventory of 6.3 months for attached homes (down from 6.4 months last month) and 5.9 months for detached (compared to 5.6 months in April) based on the current rate of sales over the last 6 months.

In May the number of new homes coming on the market was about the same as the prior month; good news for buyers is that 249 new homes hit the market.  At the same time 25% fewer homes went pending (121) than in April, perhaps as a result of the ending of the Federal tax credit April 30th.

The Carlsbad real estate market continues to shift, and the statistics for April show a number of fairly dramatic changes from the prior month. These data do not include any private sales nor manufactured/mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In April 2010 there were 126 homes sold in Carlsbad's 4 zipcodes, a 14% decrease from March (which had jumped 87% over February). Here's the breakdown of overall activity.

The total number of sales declined from the previous month. Average prices, rose modestly for detached homes for the second month in a row but declined for attached.

There were 111 properties (17% of the total) in Carlsbad at the end of April with the CONTINGENT status (i.e., homes with offers being reviewed for approval by short sale and REO lenders), 7% more than in March.

The overall inventory in the Carlsbad real estate market for the end of April (656 homes) rose again, up 6%, following an increase of 8% in March. This represents an inventory of 6.4 months for attached homes (down from 6.9 months last month) and 5.6 months for detached (compared to 5 months in March) based on the current rate of sales over the last 6 months.

In April the number of new homes coming on the market decreased modestly from the prior month; good news for buyers is that 247 new homes hit the market, down 4% over March.  At the same time 3% more homes went pending (161) than in March.
