Del Mar Homes for Sale – Del Mar Market Report for November 2010

Del Mar is a small coastal town in North San Diego County with a reputation as one of the most expensive towns in the county. Indeed, the Del Mar real estate market currently has two of the most expensive homes for sale in San Diego County (at $61M and $39M), and still holds the record for the most expensive property sold (at about $48,000,000).

Having up to date information on the local Del Mar real estate market is important for buyers and sellers to be able to make informed decisions about buying and selling property. Here are the statistics obtained from the MLS for Del Mar for November 2010 (the data are believed accurate but are not guaranteed, and do not include private sales). 

9 homes sold in the Del Mar real estate market in November, 50% more than in October. Here's a summary of the activity:

 Overall sales volume increased over the prior month - both attached home sales were REOs. Average sales prices shifted upwards dramatically for detached homes, fueled, in large part, by the sale of an $8 million oceanfront home.

There were 7 Del Mar homes on the market at the end of November with a Contingent status, 1 less than in October (i.e., homes with offers being reviewed by short sale and REO lenders, 4% of the total number of homes for sale). These are included in the overall Active statistics below. 

36 homes entered the Del Mar real estate market in November, a decrease of 5% from last month (38 new listings). 

There were 197 Del Mar homes for sale at the end of November, just 2% less than in October. At the current rate of sales over a 6-month period, this represents an inventory of 23.8 months for detached homes (compared to 19.3 last month), and 18.8 months for attached properties, up from 11.5 months at the end of September

13 Del Mar homes went pending in November, almost double the number in October (7pendings).

As with any statistic, 1 month of numbers is not a trend, so it is important to watch what is and has been happening over a period of time. One should not draw any firm conclusions regarding pricing because of the extremes in the Del Mar real estate market, as well as the fairly small number of sales.

Del Mar Real Estate Market Report for October 2010

Del Mar is a small coastal town in North San Diego County with a reputation as one of the most expensive towns in the county. Indeed, the Del Mar real estate market currently has two of the most expensive homes for sale in San Diego County (at $61M and $39M), and still holds the record for the most expensive property sold (at about $48,000,000).

Having up to date information on the local Del Mar real estate market is important for buyers and sellers to be able to make informed decisions about buying and selling property. Here are the statistics obtained from the MLS for Del Mar for October 2010 (the data are believed accurate but are not guaranteed, and do not include private sales). 

6  homes sold in the Del Mar real estate market in October, only 1/3 of the number sold in September. Here's a summary of the activity:

 Overall sales volume declined dramatically over the prior month. Average sales prices also shifted down for detached homes, but the single attached home sold for about twice the price of the home sold in September.

There were 8 Del Mar homes on the market at the end of October with a Contingent status, 1 less than in September (i.e., homes with offers being reviewed by short sale and REO lenders, 4% of the total number of homes for sale). These are included in the overall Active statistics below. 

38 homes entered the Del Mar real estate market in October, a decrease of 16% from last month. 

There were 201 Del Mar homes for sale at the end of October, just 2% more than in September. At the current rate of sales over a 6-month period, this represents an inventory of 19.3 months for detached homes (compared to 17 last month), and 11.5 months for attached properties, up from 10.7 months at the end of September

7 Del Mar homes went pending in October, as compared to 2 in September, more than 3 times as many.

Having up to date information on the local Del Mar real estate market is important for buyers and sellers to be able to make informed decisions about buying and selling property. Here are the statistics obtained from the MLS for Del Mar for September 2010 (the data are believed accurate but are not guaranteed, and do not include private sales). 

18 homes sold in the Del Mar real estate market in September, over twice the number sold in August. Here's a summary of the activity:

 Overall sales volume rose dramatically over the prior month. Average sales prices shifted upwards significantly as well after a decline last month. 12 of the 14 detached homes sold were over $1.2 million (4 were in excess of $2M).

There were 9 Del Mar homes on the market at the end of September with a Contingent status, 1 less than in August (i.e., homes with offers being reviewed by short sale and REO lenders, 5% of the total number of homes for sale). These are included in the overall Active statistics below. 

45 homes entered the Del Mar real estate market in September, an increase of 29% over last month. 

There were 198 Del Mar homes for sale at the end of September, about 8% more than in August. At the current rate of sales over a 6-month period, this represents an inventory of 17 months for detached homes (compared to 17.1 last month), and 10.7 months for attached properties, down from 11.1 months as of the end of August. 

Only 2 Del Mar homes went pending in September, as compared to 15 in August (a decrease of 87%).

One should not draw any firm conclusions regarding pricing because of the extremes in the Del Mar real estate market, as well as the fairly small number of sales, however there are some encouraging numbers regarding a more stable inventory with fairly consistent sales.

Having up to date information on the local Del Mar real estate market is important for buyers and sellers to be able to make informed decisions about buying and selling property. Here are the statistics obtained from the MLS for Del Mar for July 2010 (the data are believed accurate but are not guaranteed, and do not include private sales).

12 homes sold in the Del Mar real estate market in July, 1 less than in June. Here's a summary of the activity:

Sales volume declined over the prior month by 1 home, with a big drop in detached home sales but an significant increase in attached home sales. Prices shifted more than they have in quite some time due to what actually sold - overall average price declined below a million, a place it has not been in a very long time. The average for detached homes last month was very high due to the sale of a $7 million home but in July 2 of the homes were under $1 million, pulling the average down. Because there were a number of small condos selling below $500K the overall average declined as it did for attached homes in general. 

There were 10 Del Mar homes on the market at the end of July with a Contingent status, the same as last month (i.e., homes with offers being reviewed by short sale and REO lenders, 5% of the total number of homes for sale). These are included in the overall Active statistics below. 

39 homes entered the Del Mar real estate market in July, 13% less than last month. 

There were 186 Del Mar homes for sale at the end of July, a decrease of 7% over June, the first decline in 7 months. At the current rate of sales over a 6-month period, this represents an inventory of 17 months for detached homes (down from 18.4 last month), and 10.6 months for attached properties, up from 13.6 months as of the end of June.

11 Del Mar homes went pending in July, 3 less than in June (a decrease of 21%).

Sales volume declined over the prior month by 2 homes, but with an overall significant increase in average home prices for detached homes (due to the sale of a $7 million home), and a substantial decrease in average prices for the 4 attached homes sold, 1 of which was an REO.

There were 10 Del Mar homes on the market at the end of June with a Contingent status (i.e., homes with offers being reviewed by short sale and REO lenders, 5% of the total number of homes for sale). These are included in the overall Active statistics below. 

45 homes entered the Del Mar real estate market in June, about the same as in May. 

There were 199 Del Mar homes for sale at the end of June, an increase of 8% over May, and the 6th consecutive monthly increase in inventory, good news for buyers, but perhaps not for sellers. At the current rate of sales over a 6-month period, this represents an inventory of 18.4 months for detached homes (up from 14.8 last month), and 13.6months for attached properties, up from 12.8 months as of the end of MAy. 

14 Del Mar homes went pending in June, 5 more than in May (an increase of 44%).

Sales volume rose over the prior month by 3 homes, and with an overall significant decrease in home prices for detached homes, but a substantial rise in average price for the 7 attached homes sold. 

There were 10 Del Mar homes on the market at the end of May with a Contingent status (i.e., homes with offers being reviewed by short sale and REO lenders, 5% of the total number of homes for sale). These are included in the overall Active statistics below. 

44 homes entered the Del Mar real estate market in May, up 7% from April. 

There were 185 Del Mar homes for sale at the end of May, an increase of 11% over April, and the 5th consecutive monthly increase in inventory, good news for buyers. At the current rate of sales over a 6-month period, this represents an inventory of 14.8 months for detached homes (up from 12.3 last month), and 12.8 months for attached properties, down from 13.8 months as of the end of April. 

9 Del Mar homes went pending in May, less than half the number that did so in April.

Del Mar Real Estate Market Report for April 2010

Del Mar Real Estate Market Report for April 2010

Del Mar is a small coastal town in North San Diego County with a reputation as one of the most expensive towns in the county. Indeed, the Del Mar real estate market currently has two of the most expensive homes for sale in San Diego County (at $61M and $50M), and still holds the record for the most expensive property sold (at about $48,000,000).

Having up to date information on the local Del Mar real estate market is important for buyers and sellers to be able to make informed decisions about buying and selling property. Here are the statistics obtained from the MLS for Del Mar for March 2010 (the data are believed accurate but are not guaranteed, and do not include private sales). 

12 homes sold in the Del Mar real estate market in April, 1 more than in March. Here's a summary of the activity:

Sales volume rose over the prior month with 1 more home sold, and with an average increase in prices overall and for detached homes. It would be unwise to draw an conclusions given the relatively small number of sales. 

There were 11 Del Mar homes on the market at the end of April with a Contingent status (i.e., homes with offers being reviewed by short sale and REO lenders, 6% of the total number of homes for sale). These are included in the overall Active statistics below.

41 homes entered the Del Mar real estate market in April, up 14% from March, following last month's decline from February. 

There were 167 Del Mar homes for sale at the end of April, a modest increase of 4% over MArch, but the 4th consecutive monthly increase. At the current rate of sales over a 6-month period, this represents an inventory of 12.3 months for detached homes (up from 12 last month), and 13.8 months for attached properties, up from 9.9 months as of the end of March. 

20 Del Mar homes went pending in April, 33% more than last month.

Here are the statistics obtained from the MLS for Del Mar for March 2010 (the data are believed accurate but are not guaranteed, and do not include private sales).

Sales volume rose slightly over the prior month with 1 more home sold, but with an average decrease in prices overall. There is not much you can say about this change due to the small number of sales.

There were 9 Del Mar homes on the market at the end of March with a Contingent status (i.e., homes with offers being reviewed by short sale and REO lenders, 6% of the total number of homes for sale). These are included in the overall Active statistics below. 

36 homes entered the Del Mar real estate market in March, down 12% from February, another consecutive decline. 

There were 160 Del Mar homes for sale at the end of March, a modest increase of 5% over February, but the third consecutive increase. At the current rate of sales over a 6-month period, this represents an inventory of 12 months for detached homes (up from 9.7 last month), and 9.9 months for attached properties, up from 8.8 months as of the end of February. 

15 Del Mar homes went pending in March, 4 more than last month.

Indeed, the Del Mar real estate market currently has two of the most expensive homes for sale in San Diego County (at $76M and $50M), and still holds the record for the most expensive property sold (at about $48,000,000).

Having up to date information on the local Del Mar real estate market is important for buyers and sellers to be able to make informed decisions about buying and selling property. Here are the statistics obtained from the MLS for Del Mar for January 2010 (the data are believed accurate but are not guaranteed, and do not include private sales). 

Only 7 homes sold in the Del Mar real estate market in January, less than ½ the number sold in December. Here's a summary of the activity:

Sales volume shifted down significantly over the prior month with a substantial decline in average sale prices (the change for attached is based ONLY on the sale of 1 house). Of the detached home sales 2 were REOs and 2 were Short Sales. 

There were 8 Del Mar homes on the market at the end of January with a Contingent status (i.e., homes with offers being reviewed by short sale and REO lenders, 6% of the total number of homes for sale). These are included in the overall Active statistics below. 

More than 3 times as many homes entered the Del Mar real estate market in January as in December, 51 compared to 16. 

There were 138 Del Mar homes for sale at the end of January, 9% more than December, the first increase in 3 months. At the current rate of sales over a 6-month period, this represents an inventory of 8.4 months for detached homes (up from 7.8 last month), and 8 months for attached properties, up from 6 months as of the end of December. 

14 Del Mar homes went pending in January, 2 more than last month.

Here are the statistics obtained from the MLS for Del Mar for December 2009 (the data are believed accurate but are not guaranteed, and do not include private sales). 

20 homes sold in the Del Mar real estate market in December, 3 more than in November. Here's a summary of the activity:

Sales volume shifted up fairly well over the prior month with good increase in prices as well. Part of the shoot up in detached home prices is due to the sale of a $12 million oceanfront home in the Del Mar Beach Colony (BTW one of the detached home sales was a shortie). 

There were 9 Del Mar homes on the market at the end of November with a Contingent status (i.e., homes with offers being reviewed by short sale and REO lenders). These are included in the overall Active statistics below. 

16 homes entered the Del Mar real estate market in December 2009, 1 more than in October. 

There were 127 Del Mar homes for sale at the end of December 2009, 17% fewer than in November, which had dropped 15% from October. At the current rate of sales over a 6-month period, this represents an inventory of 7.8 months for detached homes (another drop, down from 9.8 month last month), and 6 months for attached properties, another decline of almost 3 months from last month. 

12 Del Mar homes went pending in December, down 6% over last month, although given the holiday this may not be a big surprise.
