As a buyer or seller in the Encinitas real estate market, it is important to have information about the market conditions in order to make a more informed decision about what to do with regard to buying or selling your Encinitas home. 

Here is a summary of the Encinitas real estate market for December 2010 based on statistics from the MLS (private sales are not included nor are manufactured and mobile homes). These data are deemed reliable but are not guaranteed due to how data may be entered into the MLS system.

Leucadia- Surfers' Beach Community in Encinitas CA

In December 2010, 35 homes sold in the Encinitas real estate market, the same as last month. Here's the breakdown of overall activity.

Home sales remained stable in the Encinitas real estate market with the same volume of sales in December as in the prior month. Average home prices declined modestly across the board. 

There were 21 homes with a Contingent status at the end of December (i.e., short sale and foreclosure homes having offers that are being considered by the lenders), a decline from last month.  These homes are considered Active and are included in the overall active statistics. 

For December 2010 the Encinitas real estate market saw a decline in inventory of 14%, with 233 homes for sale at the end of December (versus 270 last month). This represents an inventory of 9.1 months for attached homes, down from 10.7 months last month, and 4.1 months for detached homes at the current rate of sales, down from 7.1 months in November (based on a 6-month period), another decline.

37 Encinitas homes came on the market in December compared to 67 last month (down 45%), perhaps not a surprise given the holiday season; the number of homes going pending rose modestly, 35 as compared to 32 last month (up 9%). 

These data are based on information provided by the MLS for homes that went under contract in the last couple of months. More details about the Encinitas real estate market can be provided with regard to current activity as well as within specific areas such as Encinitas Ranch, Leucadia and Olivenhain. 

Watching the trends over time, as opposed to focusing on the data for one particular month, are more revealing and informative, and will provide a better sense of what is happening in the Encinitas real estate market. As a buyer or seller in the Encinitas real estate market, it is important to have information about the market conditions in order to make a more informed decision about what to do with regard to buying or selling your Encinitas home. 

Here is a summary of the Encinitas real estate market for November 2010 based on statistics from the MLS (private sales are not included nor are manufactured and mobile homes). These data are deemed reliable but are not guaranteed due to how data may be entered into the MLS system.

Leucadia- Surfers' Beach Community in Encinitas CA 

In November 2010, 35 homes sold in the Encinitas real estate market, 30% less than last month. Here's the breakdown of overall activity.

Home sales shifted in the Encinitas real estate market with a decrease in sales across the board. 

There were 29 homes with a Contingent status at the end of November (i.e., short sale and foreclosure homes having offers that are being considered by the lenders), a decline from last month.  These homes are considered Active and are included in the overall active statistics. 

For November 2010 the Encinitas real estate market saw essentially no change in inventory, with 270 homes for sale at the end of November (versus 268 last month). This represents an inventory of 10.7 months for attached homes, up from 7.4 months last month, and 7.1 months for detached homes at the current rate of sales, up from 5 months in October (based on a 6-month period), another decline.

67 Encinitas homes came on the market in November compared to 62 last month (dup 8%); the number of homes declined, 32 as compared to 38 last month (down 16%). 

These data are based on information provided by the MLS for homes that went under contract in the last couple of months. Leucadia- Surfers' Beach Community in Encinitas CA 

In October 2010, 50 homes sold in the Encinitas real estate market, 22% less than last month. Here's the breakdown of overall activity.

Home sales shifted in the Encinitas real estate market with an increase in sales across the board. 

There were 23 homes with a Contingent status at the end of October (i.e., short sale and foreclosure homes having offers that are being considered by the lenders), a decline from last month.  These homes are considered Active and are included in the overall active statistics. 

For October 2010 the Encinitas real estate market saw an 8% decline in inventory, with 268 homes for sale at the end of October. This represents an inventory of 6.4 months for attached homes, down from 7.8 months last month, and 5 months for detached homes at the current rate of sales, down from 5.5 months in September (based on a 6-month period), another decline.

62 Encinitas homes came on the market in October compared to 74 last month (down 21%); the number of homes going pending also declined, 38 as compared to 41 last month (down 7%).

Leucadia- Surfers' Beach Community in Encinitas CA

In September 2010, 36 homes sold in the Encinitas real estate market, 22% less than last month. Here's the breakdown of overall activity.

Home sales shifted in the Encinitas real estate market with a decline in sales for detached homes but an increase for attached home sales. In contrast, average sales prices increased for detached homes, but decline for attached homes. 

There were 32 homes with a Contingent status at the end of September (i.e., short sale and foreclosure homes having offers that are being considered by the lenders), 1 less than last month.  These homes are considered Active and are included in the overall active statistics. 

For September 2010 the Encinitas real estate market saw only a small change in inventory, with 5 fewer homes for sale (292) than in August. This represents an inventory of 7.8 months for attached homes, up from 7.4 months last month, and 5.5 months for detached homes at the current rate of sales, down from 5.6 months in August (based on a 6-month period), another decline, albeit a small one.

74 Encinitas homes came on the market in September compared to 94 last month (down 21%); the number of homes going pending also declined, 41 as compared to 47 last month.

In August 2010, 46 homes sold in the Encinitas real estate market, 2 more than last month. Here's the breakdown of overall activity.

Home sales shifted in the Encinitas real estate market with a modest increase in sales for detached homes but a decline in attached home sales, the same pattern as in July. In contrast, average sales prices decreased for detached homes, but rose for attached homes 

There were 33 homes with a Contingent status at the end of August (i.e., short sale and foreclosure homes having offers that are being considered by the lenders), the same as last month.  These homes are considered Active and are included in the overall active statistics. 

For August 2010 the Encinitas real estate market saw little change in inventory, with 4 more homes for sale (297) than in July. This represents an inventory of 7.4 months for attached homes, up from6.1 months last month, and 5.6 months for detached homes at the current rate of sales, down from 6.3 months in July (based on a 6-month period), another decline.

In May 2010, 68 homes sold in Encinitas, up 48% over last month following a 12% increase over the prior month. Here's the breakdown of overall activity.

Home sales shifted in the Encinitas real estate market with a significant increase in sales for both detached and attached homes; days on market remained about the same. Average sales prices went up modestly for detached homes but dropped for attached. 

There were 39 homes with a Contingent status at the end of May (i.e., short sale and foreclosure homes having offers that are being considered by the lenders), the same as last month.  These homes are considered Active and are included in the overall active statistics. 

For May 2010 the Encinitas real estate market saw another increase in inventory, with more homes for sale (285) than in April (up by 8%). This represents an inventory of 4.9 months for attached homes, up from 4.2 months last month, and 6.9 months for detached homes at the current rate of sales, down from 7.8 months in April (based on a 6-month period).

93 Encinitas homes came on the market in May compared to 87 last month, while the number of homes going pending dropped by 28% from 67 to 48.

Encinitas real estate market report for April 2010

As a buyer or seller in the Encinitas real estate market, it is important to have information about the market conditions in order to make a more informed decision about what to do with regard to buying or selling your Encinitas home. 

Here is a summary of the Encinitas real estate market for April 2010 based on statistics from the MLS (private sales are not included nor are manufactured and mobile homes). These data are deemed reliable but are not guaranteed due to how data may be entered into the MLS system.

In April 2010, 46 homes sold in Encinitas, up 12% over last month. Here's the breakdown of overall activity.

Home sales shifted in the Encinitas real estate market with an increase in sales for detached homes; days on market shift modestly downward. At the same time average prices went up substantially, based on some higher priced attached homes selling, but dropped for detached homes. 

There were 37 homes with a Contingent status at the end of April (i.e., short sale and REO homes having offers that are being considered by the lenders), the same as last month.  These homes are considered Active and are included in the overall active statistics. 

For April 2010 the Encinitas real estate market saw another increase, but small, in inventory, with more homes for sale (265) than in MArch (up by 3). This represents an inventory of 4.2 months for attached homes, down from 4.6 months last month, and 7.8 months for detached homes at the current rate of sales, up from 7.4 months in March (based on a 6-month period).

87 Encinitas homes came on the market in April compared to 85 last month, and the number of homes going pending rose again, this time by 4, to 67. 

These data are based on information provided by the MLS for homes that went under contract in the last couple of months. More details about the Encinitas real estate market can be provided with regard to current activity as well as within specific areas such as Encinitas Ranch, Leucadia and Olivenhain. 

Watching the trends over time, as opposed to focusing on the data for one particular month, are more revealing and informative, and will provide a better sense of what is happening in the Encinitas real estate market. Encinitas Real Estate Market Report for February 2010

As a buyer or seller in the Encinitas real estate market, it is important to have information about the market conditions in order to make a more informed decision about what to do with regard to buying or selling your Encinitas home.

Here is a summary of the Encinitas real estate market for February 2010 based on statistics from the MLS (private sales are not included nor are manufactured and mobile homes). These data are deemed reliable but are not guaranteed due to how data may be entered into the MLS system.

In February 2010, 35 homes sold in Encinitas, 1 more than last month. Here's the breakdown of overall activity.

Home sales shifted in the Encinitas real estate market with an increase in detached home sales, but a large downward shift in attached sales. The average sales price of a single family Encinitas home did not change again, whereas attached homes dropped by 9%.

 

There were 34 homes with a Contingent status at the end of February (i.e., short sale and REO homes having offers that are being considered by the lenders), 3 less than last month.  These homes are considered Active and are included in the overall active statistics.

 

For February 2010 the Encinitas real estate market saw another increase in inventory, with more homes for sale (242) than in January (13%). This represents an inventory of 4.8 months for attached homes, up from 4.5 months last month, and 6.4 months for detached homes at the current rate of sales, down from 5.4 months in January (based on a 6-month period).

91 Encinitas homes came on the market in February compared to 89 the previous month, and the number of homes going pending also rose, by 11%, to 50.

 

These data are based on information provided by the MLS for homes that went under contract in the last couple of months. Encinitas real estate market report for January 2010

As a buyer or seller in the Encinitas real estate market, it is important to have information about the market conditions in order to make a more informed decision about what to do with regard to buying, or selling, your Encinitas home.

Here is a summary of the Encinitas real estate market for January 2010 based on statistics from the MLS (private sales are not included nor are manufactured and mobile homes). These data are deemed reliable but are not guaranteed due to how data may be entered into the MLS system.

In January 2010, 34 homes sold in Encinitas, only 2 less than in December. Here's the breakdown of overall activity.

Home sales shifted in the Encinitas real estate market with a dramatic decrease in detached home sales, and large shift up in attached sales. The average sales price of a single family Encinitas home did not change, whereas attached homes dropped by 9%.

There were 31 homes with a Contingent status at the end of January (i.e., short sale and REO homes having offers that are being considered by the lenders), 2 less than last month.  These homes are considered Active and are included in the overall active statistics. 

For January 2010 the Encinitas real estate market saw an increase in inventory over December (7%), with 214 homes for sale at the end of the month. This represents an inventory of 4.5 months for attached homes, up from 4.3 months last month, and 5.4 months for detached homes at the current rate of sales, up from 4.5 months in December (based on a 6-month period).

89 Encinitas homes came on the market in January compared to 54 the previous month (up 71%), and the number of homes going pending also rose, to 45 compared to 36 homes last month (up 25%). 

These data are based on information provided by the MLS for homes that went under contract in the last couple of months. More details about the Encinitas real estate market can be provided with regard to current activity as well as within specific areas such as Encinitas Ranch, Leucadia and Olivenhain.

As a buyer or seller in the Encinitas real estate market, it is important to have information about the market conditions in order to make a more informed decision about what to do with regard to buying, or selling, your Encinitas home. 

Here is a summary of the Encinitas real estate market for December 2009 based on statistics from the MLS (private sales are not included nor are manufactured and mobile homes). These data are deemed reliable but are not guaranteed due to how data may be entered into the MLS system.

In December 2009, 36 homes sold in Encinitas, 3 fewer than in November. Here's the breakdown of overall activity.

Overall home sales did not shift in the Encinitas real estate market but there was a large drop in attached home sales. 2 of the 9 attached homes (22%) were short sales (good news that short sales ARE selling); 6 of the detached homes (2 short sales, 4 REOs) or 20% were non-equity sales. 

There were 33 homes with a Contingent status at the end of December (i.e., short sale and REO homes having offers that are being considered by the lenders), 7% more than last month.  These homes are considered Active and are included in the overall active statistics. 

For December 2009 the Encinitas real estate market saw a significant shift downward in inventory over November (16%), with 200 homes for sale at the end of the month (compared to 232 last month). This represents an inventory of 4.3 months for attached homes, down from 4.4 months last month, and 4.5 months for detached homes at the current rate of sales, down from 7 months in November (based on a 6-month period).

52 Encinitas homes came on the market in December compared to 53 the previous month, and the number of homes going pending also dropped, to 36 from 51 homes last month (down 29%). 

These data are based on information provided by the MLS for homes that went under contract in the last couple of months. More details about the Encinitas real estate market can be provided with regard to current activity as well as within specific areas such as Encinitas Ranch, Leucadia and Olivenhain.
