La Jolla has often been compared to the French and Italian Rivieras with wonderful ocean and coastline vistas from the hills, amazing homes, beautiful architecture, and a terrific year-round climate, attracting visitors from around the world.

Having accurate information on the La Jolla real estate market is essential so you can make informed decisions about your home buying and selling in the community. Like other communities, La Jolla has been hit by the downturn in the market. Despite the shift in prices, La Jolla remains an expensive real estate market, particularly for ocean view and ocean front homes.

The La Jolla real estate market saw 35 homes sell in November 2010, 29% fewer than last month. Here's a summary of the real estate activity (these data do not include private sales, and are believed to be accurate but are not guaranteed).

The volume of sales in the La Jolla real estate market decreased over last month, while average sales prices rose fairly significantly across the board. The big jump for attached homes was due to the sale of 4 new construction water-front condos for over $2 million each.

33 La Jolla homes (8% of the total) had a contingent status at the end of November (these homes are still considered active, but have offers that are being considered by either the short sale or REO lenders).

There were 429 homes in the La Jolla real estate market for sale at the end of November, about 11% below the October inventory; 53% of these are detached single family homes. This translates into an inventory of 10.1 months for detached homes (up  from 11.3 last month), and 8.7 months for attached (down from 8.9 months in October), based on the rate of sales over the last 6 months.

63 homes entered the La Jolla real estate market in November, 21% fewer than in October, with 39 homes going pending, up 15% over October pendings.

The La Jolla real estate market saw 49 homes sell in October 2010,3 more than last month. Here's a summary of the real estate activity (these data do not include private sales, and are believed to be accurate but are not guaranteed).

The volume of sales in the La Jolla real estate market increased over last month, due to a large increase in attached home sales, while average sales prices dropped across the board.

20 La Jolla homes (4% of the total) had a contingent status at the end of October (these homes are still considered active, but have offers that are being considered by either the short sale or REO lenders).

There were 483 homes in the La Jolla real estate market for sale at the end of October, about 5% below the September inventory; 56% of these are detached single family homes. This translates into an inventory of 11.3 months for detached homes (down from 13.1 last month), and 8.9 months for attached (up slightly from 8.9 months in September), based on the rate of sales over the last 6 months.

80 homes entered the La Jolla real estate market in October, 13% fewer than in September, with 34 homes going pending, the same as in September.

The volume of sales in the La Jolla real estate market declined slightly over last month, while average sales prices dropped for detached homes, but increased for attached homes, the opposite pattern from August

27 La Jolla homes (5% of the total) had a contingent status at the end of September (these homes are still considered active, but have offers that are being considered by either the short sale or REO lenders).

There were 509 homes in the La Jolla real estate market for sale at the end of September, about the same as in August; 59% of these are detached single family homes. This translates into an inventory of 13.1 months for detached homes (up from 13 last month), and 8.8 months for attached (up from 8 months in August), based on the rate of sales over the last 6 months.

The volume of sales in the La Jolla real estate market was up substantially over last month and average sales prices rose as well for detached homes, but declined for attached homes.

30 La Jolla homes (6% of the total) had a contingent status at the end of August (these homes are still considered active, but have offers that are being considered by either the short sale or REO lenders).

There were 510 homes in the La Jolla real estate market for sale at the end of August, 1% more than at the end of July, another increase in inventory, although modest; 59% of these are detached single family homes. This translates into an inventory of 13 months for detached homes (up from 13.7 last month), and 8 months for attached (the same as in July), based on the rate of sales over the last 6 months.

The volume of sales in the La Jolla real estate market was up substantially over last month, especially for attached properties. Overall average sales prices did not shift much.

34 La Jolla homes (7% of the total) had a contingent status at the end of June (these homes are still considered active, but have offers that are being considered by either the short sale or REO lenders).

There were 495 homes in the La Jolla real estate market for sale at the end of June, 6% more than at the end of May, another increase in inventory; 61% of these are detached single family homes. This translates into an inventory of 14.5 months for detached homes (up from 13.6 last month), and 7.9 months for attached (up from 7.7 months in May), based on the rate of sales over the last 6 months.

The volume of sales in the La Jolla real estate market was about the same as last month; overall average sales prices increased, with a decline for attached home.

39 La Jolla homes (8% of the total) had a contingent status at the end of May (these homes are still considered active, but have offers that are being considered by either the short sale or REO lenders).

There were 465 homes in the La Jolla real estate market for sale at the end of May, 4% more than at the end of April; 61% of these are detached single family homes. This translates into an inventory of 13.6 months for detached homes (up from 13.1 last month), and 7.7 months for attached (up from 7.4 months in April), based on the rate of sales over the last 6 months.

115 homes entered the La Jolla real estate market in May (versus 123 in April), a 7% decrease, with 58 homes going pending, compared to 47 last month (up by 23%).

41 homes sold in April, a decline of 28% over last month; average sales prices also decreased from March.  Interestingly the days on market also decreased for both detached and attached homes.

44 La Jolla homes (10% of the total) had a contingent status at the end of March (these homes are still considered active, but have offers that are being considered by either the short sale or REO lenders).

There were 448 homes in the La Jolla real estate market for sale at the end of April, 12% more than at the end of March; 60% are detached single family homes. This translates into an inventory of 13.1 months for detached homes (up from 10.6 last month), and 7.4 months for attached (up from 6.7 month in March), based on the rate of sales over the last 6 months.

123 homes entered the La Jolla real estate market in April (versus 119 in March), a 3% increase, with 43 homes going pending, compared to 47 last month (down 9%).

57 homes sold in February, a substantial increase of 68% over last month, a trend we have seen in other communities for March; and at the same time average sales prices rose fairly significantly.  

44 La Jolla homes (11% of the total) had a contingent status at the end of March (these homes are still considered active, but have offers that are being considered by either the short sale or REO lenders).

There were 401 homes in the La Jolla real estate market for sale at the end of March, 13% more than at the end of February; 59% are detached single family homes. This translates into an inventory of 10.6 months for detached homes, and 6.8 months for attached, based on the rate of sales over the last 6 months; both modest increases over the previous month.

119 homes entered the La Jolla real estate market in March (versus 85 in February), a substantial 40% decrease, with 47 homes going pending, compared to 51 last month (down 8%).

34 homes sold in February, an increase of 31% over last month, a trend we have seen in other communities since the holidays; at the same time average sales prices declined modestly for detached homes but substantially for attached properties.  

33 La Jolla homes (9% of the total) had a contingent status at the end of February (these homes are still considered active, but have offers that are being considered by either the short sale or REO lenders).

There were 354 homes in the La Jolla real estate market for sale at the end of February, a small decrease of 3% from January numbers; 57% are detached single family homes, priced from $697,700 to $25,000,000 (there were 11 homes priced above $10 million on the market at the end of January). This translates into an inventory of 9.8 months for detached homes, and 6.5 months for attached, based on the rate of sales over the last 6 months; both modest increases over the previous month.

85 homes entered the La Jolla real estate market in February (versus 89 in January), a 6% decrease, with 51 homes going pending, compared to 35 last month (up 46%).

There were 365 homes in the La Jolla real estate market for sale at the end of January, an increase of 9% over December numbers; 56% are detached single family homes, priced from $536,085 to $28,500,000 (there were 13 homes priced above $10 million on the market at the end of January). This translates into an inventory of 9 months for detached homes, and 5 months for attached, based on the rate of sales over the last 6 months; both increase over the previous month.
