Oceanside Real Estate Market Report for November 2010
The Oceanside real estate market has undergone many shifts and continues to evolve, especially with the number of distress sales. This report does not include any private sales nor manufactured or mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In November 2010 there were 148 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), 4% more than last month, another increase. Here's the breakdown of overall activity.

Sale volume declined across the board, similar to what we saw in some other local communities, while overall average sales prices shifted upwards, as they also did for detached home.
In Oceanside there were 224 homes with a contingent status at the end of November, about 5% less than in October. Buyers entering the Oceanside real estate market are seeing 1/4 of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale, just those with offers). These contingent homes are included in the overall Active stats below.
At the end of November 2010 there were 869 Oceanside homes for sale, 2% less than last month, the 3rd month of decline in inventory. This represents an inventory of 6.1 months for detached homes (up from 4.5 months in October) and 5.9 months for attached homes (up from 4.7 months) based on the current rate of sales over the last 6 months.

In November 207 Oceanside homes came on the market, 17% less than in September. During November the number of homes going pending (146) was 5% less than last month.
