Oceanside Real Estate Market Report for November 2010 

The Oceanside real estate market has undergone many shifts and continues to evolve, especially with the number of distress sales. This report does not include any private sales nor manufactured or mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In November 2010 there were 148 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), 4% more than last month, another increase. Here's the breakdown of overall activity.

Sale volume declined across the board, similar to what we saw in some other local communities, while overall average sales prices shifted upwards, as they also did for detached home. 

In Oceanside there were 224 homes with a contingent status at the end of November, about 5% less than in October. Buyers entering the Oceanside real estate market are seeing 1/4 of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale, just those with offers). These contingent homes are included in the overall Active stats below. 

At the end of November 2010 there were 869 Oceanside homes for sale, 2% less than last month, the 3rd month of decline in inventory. This represents an inventory of 6.1 months for detached homes (up from 4.5 months in October) and 5.9 months for attached homes (up from 4.7 months) based on the current rate of sales over the last 6 months.

In November 207 Oceanside homes came on the market, 17% less than in September. During November the number of homes going pending (146) was 5% less than last month.

In October 2010 there were 186 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), 4% more than last month, another increase. Here's the breakdown of overall activity.

Sale volume rose modestly overall while overall average sales prices did not shift (prices for detached homes declined slightly but rose for attached homes). 

In Oceanside there were 232 homes with a contingent status at the end of October, about the same as in September. Buyers entering the Oceanside real estate market are seeing 1/4 of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale, just those with offers). These contingent homes are included in the overall Active stats below. 

At the end of October 2010 there were 898 Oceanside homes for sale, 7% less than last month, another decline in inventory. This represents an inventory of 4.5 months for detached homes (down from 4.7 months in September) and 4.7 months for attached homes (down from 5.3 months) based on the current rate of sales over the last 6 months.

In October 207 Oceanside homes came on the market, 17% less than in September. During October the number of homes going pending (146) was 5% less than last month.

In September 2010 there were 178 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), 5% more than last month. Here's the breakdown of overall activity.

Sale volume rose modestly overall but average sales prices declined across the board. 

In Oceanside there were 231 homes with a contingent status at the end of September, about 7% below August numbers. This represents 24% of all the homes for sale. Buyers entering the Oceanside real estate market are seeing 1/4 of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale, just those with offers). These contingent homes are included in the overall Active stats below. 

At the end of September 2010 there were 964 Oceanside homes for sale, 1% down from last month. This represents an inventory of 4.7 months for detached homes (down from 5.3 months in August) and 5.3 months for attached homes (up from 4.7 months) based on the current rate of sales over the last 6 months.

In July 2010 there were 175 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), 10% less than last month. Here's the breakdown of overall activity.

Sale volume declined overall but average sales prices changed only slightly overall, except for attached homes which dropped a fair amount. 

In Oceanside there were 245 homes with a contingent status at the end of July, down 14% from June. This represents 26% of all the homes for sale. Buyers entering the Oceanside real estate market are seeing 1/4 of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale, just those with offers). These contingent homes are included in the overall Active stats below. 

At the end of July 2010 there were 953 Oceanside homes for sale, just 1% less than last month. This represents an inventory of 4.6 months for detached homes (down from 5 months in June) and 5.8 months for attached homes (down from 6.1 months) based on the current rate of sales over the last 6 months.

In July 305 Oceanside homes came on the market, about the same (2 fewer) as June. But during July the number of homes going pending (211) was 39% MORE than last month.

In June 2010 there were 195 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), 2 more than last month. Here's the breakdown of overall activity.

Sale volume rose slightly overall, primarily due to the increase sales for attached, since detached home sales declined. Average sales prices declined across the board. 

In Oceanside there were 281 homes with a contingent status at the end of June, down 4 from April. This represents 29% of all the homes for sale. Buyers entering the Oceanside real estate market are seeing almost 1/3 of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale, just those with offers). These contingent homes are included in the overall Active stats below. 

At the end of June 2010 the Oceanside real estate market had 967 homes for sale, up 10% from April, the 6th month of increased inventory. This represents an inventory of 5 months for detached homes (up from 4.6 months in May) and 6.1 months for attached homes (up from 5.5 months) based on the current rate of sales over the last 6 months.

In June 307 Oceanside homes came on the market, a 10% increase from May. But during June the number of homes going pending (152) was 11% less than last month.

In May 2010 there were 133 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), 12% more than last month. Here's the breakdown of overall activity.

Sale volume rose substantially for detached homes but decline for attached. Average sales prices declined modestly for detached homes but showed a dramatic increase for attached properties. 

In Oceanside there were 289 homes with a contingent status at the end of May, down 4 from April. This represents 33% of all the homes for sale. Buyers entering the Oceanside real estate market are seeing 1/3 of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale, just those with offers). These contingent homes are included in the overall Active stats below. 

At the end of May 2010 the Oceanside real estate market had 882 homes for sale, up 7% from April, the 5th month of increased inventory. This represents an inventory of 4.6 months for detached homes (up from 4.4 months last month) and 5.5 months for attached homes (down from 5.6 months) based on the current rate of sales over the last 6 months.

In May 279 Oceanside homes came on the market, a 2% increase from April. But during May the number of homes going pending (170) was 22% less than last month.

Oceanside Real Estate - Oceanside Real Estate Market Report for April 2010

Oceanside real estate market report for March 2010

The Oceanside real estate market has undergone many shifts and continues to evolve, especially with the number of distress sales. This report does not include any private sales nor manufactured or mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

Media reports speak in general terms, so information may not represent the reality of the local Oceanside real estate market. Having data from a knowledgeable agent about local market conditions benefits you as the buyer or seller for making informed decisions about a purchase or sale.

In April 2010 there were 173 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), just 5 fewer than last month. Here's the breakdown of overall activity.

Sales volume dropped for detached homes but rose for attached. Average sales prices  declined overall, after 3 consecutive months of average price increases. 

In Oceanside there were 293 homes with a contingent status at the end of April, down 4% from March. This represents 35% of all the homes for sale. Buyers entering the Oceanside real estate market are seeing over 1/3 of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale, just those with offers). These contingent homes are included in the overall Active stats below. 

At the end of April 2010 the Oceanside real estate market had 827 homes for sale, up 2% from March, the 4th month of increased inventory. This represents an inventory of 4.4 months for detached homes (up from 4.1 months last month) and 5.6 months for attached homes (up from 5.5 months) based on the current rate of sales over the last 6 months.

In April 279 Oceanside homes came on the market, a 12% decrease from March. But during April 217 homes went pending, 14% more than last month.

Oceanside Real Estate Market Report for March 2010

The Oceanside real estate market has undergone many shifts and continues to evolve, especially with the number of distress sales. In March 2010 there were 178 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), a 22% increase over February, the 3rd month of sales increases. Here's the breakdown of overall activity.

Sale volume rose again fairly significantly, while days on market dropped across the board. Average sales price also rose, the 3rd month of price increases for detached homes. 

In Oceanside there were 306 homes with a contingent status at the end of March, up 1 from February. This represents 37% of all the homes for sale. Buyers entering the Oceanside real estate market are seeing almost over 1/3 of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale, just those with offers). These contingent homes are included in the overall Active stats below. 

At the end of March 2010 the Oceanside real estate market had 817 homes for sale, up 7% from February, the 3rd month of increased inventory. This represents an inventory of 4.1 months for detached homes (up from 3.4 months last month) and 5.5months for attached homes (up from 5.3 months in February) based on the current rate of sales over the last 6 months.

In March 317 Oceanside homes came on the market, a 14% increase over February - more good news for buyers. During March 190 homes went pending, 6% less than last month.

In February 2010 there were 146 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), a 7% increase after a 32% decrease from December to January. Here's the breakdown of overall activity.

In Oceanside there were 305 homes with a contingent status at the end of February, up 16 from January. This represents 40% of all the homes for sale. Buyers entering the Oceanside real estate market are seeing almost 1/2 of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale, just those with offers). These contingent homes are included in the overall Active stats below. 

At the end of February 2010 the Oceanside real estate market had 761 homes for sale, up 10% from January. This represents an inventory of 3.4 months for detached homes (up from 3.1 months last month) and 5.3 months for attached homes (up from 4.5 months in January) based on the current rate of sales over the last 6 months.

In February 278 Oceanside homes came on the market, a substantial 40% increase over January - good news for buyers. During February 201 homes went pending, 33% more than last month.

Oceanside real estate market report for January 2010

The Oceanside real estate market has undergone many shifts and continues to evolve, especially with the number of distress sales. This report does not include any private sales nor manufactured or mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In January 2010 there were 136 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), a decrease of 32%. This is not really surprising given that these homes, for the most part, went into escrow during the holiday period when we generally see fewer sales.  Here's the breakdown of overall activity.

In Oceanside there were 289 homes with a contingent status at the end of January, down 4 from December. This represents 42% of all the homes for sale. Buyers entering the Oceanside real estate market are seeing almost 1/2 of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale, just those with offers). These contingent homes are included in the overall Active stats below. 

At the end of January 2010 the Oceanside real estate market had 693 homes for sale, up 4% from December. This represents an inventory of 3.1 months for detached homes (up from 2.6 months in December) and 4.5 months for attached homes (up from 4 months in December) based on the current rate of sales over the last 6 months.  

In January 198 Oceanside homes came on the market, just 3 more than last month. During January 151 homes went pending, t8% fewer than last month.
