In November 2009 there were 157 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), as compared to 201 in October (a decrease of 22%). Here's the breakdown of overall activity.

In Oceanside there were 3-8 homes with a contingent status at the end of November, 4% more than at the end of October. This represents 43% of all the homes for sale. Buyers entering the Oceanside real estate market are seeing almost 1/2 of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale). These contingent homes are included in the overall Active stats below.
At the end of November 2009 the Oceanside real estate market had 709 homes for sale, down 7% from October. This represents an inventory of 2.8 months for detached homes (down from 3.1 months in October) and 4.2 months for attached homes (down slightly from October) based on the current rate of sales over the last 6 months.
In November 138 homes came on the market, 16% fewer than last month which had declined 59% from September. During November 165 homes went pending, 6% less than last month.

In Oceanside there were 306 homes with a contingent status at the end of September, 11% more than at the end of August. This represents 43% of all the homes for sale.

In Oceanside there were 291 homes with a contingent status at the end of July, 10% more than at the end of June - 56% of these are detached homes. This represents 41% of all the homes for sale. Thus buyers entering the Oceanside real estate market are seeing over 1/3 of the inventory already with offers in for approval for short sales and REOs, so there is some pretty good competition in the Oceanside market. These contingent homes are included in the overall Active stats below.
