Oceanside Real Estate - Oceanside Real Estate Market Report for November 2009

Oceanside real estate market report

The Oceanside real estate market has undergone many shifts and continues to evolve, especially with the number of distress sales. This report does not include any private sales nor manufactured or mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In November 2009 there were 157 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), as compared to 201 in October (a decrease of 22%). Here's the breakdown of overall activity.

In Oceanside there were 3-8 homes with a contingent status at the end of November, 4% more than at the end of October. This represents 43% of all the homes for sale. Buyers entering the Oceanside real estate market are seeing almost 1/2 of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale). These contingent homes are included in the overall Active stats below. 

At the end of November 2009 the Oceanside real estate market had 709 homes for sale, down 7% from October. This represents an inventory of 2.8 months for detached homes (down from 3.1 months in October) and 4.2 months for attached homes (down slightly from October) based on the current rate of sales over the last 6 months.   

In November 138 homes came on the market, 16% fewer than last month which had declined 59% from September. During November 165 homes went pending, 6% less than last month.

In October 2009 there were 201 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), as compared to 219 in September (a decrease of 8%). Here's the breakdown of overall activity.

In Oceanside there were 295 homes with a contingent status at the end of October, 4% fewer than at the end of September. This represents 63% of all the homes for sale. Buyers entering the Oceanside real estate market are seeing almost 2/3s of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale). These contingent homes are included in the overall Active stats below. 

At the end of October 2009 the Oceanside real estate market had 763 homes for sale, up 6% from September. This represents an inventory of 3.1 months for detached homes (down from 3.1 month in September) and 4 months for attached homes (up slightly from September) based on the current rate of sales over the last 6 months.   

In October 164 homes came on the market, 59% fewer than last month. During October 177 homes went pending, 25% less than last month.

In September 2009 there were 219 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), as compared to 182 in August (an increase of 20%). Here's the breakdown of overall activity.

Ocean front homes in Oceanside CaliforniaIn Oceanside there were 306 homes with a contingent status at the end of September, 11% more than at the end of August. This represents 43% of all the homes for sale.

Buyers entering the Oceanside real estate market are seeing well over 1/3 of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale). These contingent homes are included in the overall Active stats below. 

At the end of September 2009 the Oceanside real estate market had 717 homes for sale, up 1% from August. This represents an inventory of 2.9 months for detached homes (no change from August) and 3.8 months for attached homes (down slightly from August) based on the current rate of sales over the last 6 months.   

In September 280 homes came on the market, 44%% more than last month. During September 237 homes went pending, more than double the number going pending in August.

The Oceanside real estate market has undergone many shifts in the last several years and continues to evolve, especially with the number of distress sales. This report does not include any private sales nor manufactured or mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In August 2009 there were 182 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), as compared to 262 in July (a decrease of 30%). Here's the breakdown of overall activity.

Sales volume decreased substantially in August, as did the number of days on market, whereas average sale prices rose, a trend we have seen in other nearby communities in August. 

In Oceanside there were 276 homes with a contingent status at the end of August, 5% less than at the end of July - 60% of these are detached homes. This represents 39% of all the homes for sale. Buyers entering the Oceanside real estate market are seeing over 1/3 of the inventory already with offers in for approval for short sales and REOs. These contingent homes are included in the overall Active stats below. 

At the end of August 2009 the Oceanside real estate market had 709 homes for sale (389 detached and 320 attached), only 5 homes less than in July. This represents an inventory of 2.9 months for detached homes (no change from July) and 4.1 months for attached homes (down slightly from July) based on the current rate of sales over the last 6 months.   

In August 195 homes came on the market, 34% more than last month. During August 115 homes went pending, only about half the number that went pending in July.

Oceanside real estate market report

Like other local markets, the Oceanside real estate market has undergone many shifts in the last several years and continues to evolve, especially with the large number of distress sales. These data do not include any private sales nor manufactured or mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In July 2009 there were 262 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), as compared to 190 in June (a significant increase of 38%). Here's the breakdown of overall activity.

The sales volume increased substantially in July to the highest level since October 2008. The average price declined at the same time as we have seen in other coastal communities in July. The days on market decreased for both detached and attached homes. The sale price/list price ratio reflects the fact that many of the homes that sold (a large number of REOs) are selling at well more than asking price (the highest at 131%), to balance homes that sold for less than asking.

View of Oceanside from Pacific on a summer dayIn Oceanside there were 291 homes with a contingent status at the end of July, 10% more than at the end of June - 56% of these are detached homes. This represents 41% of all the homes for sale. Thus buyers entering the Oceanside real estate market are seeing over 1/3 of the inventory already with offers in for approval for short sales and REOs, so there is some pretty good competition in the Oceanside market. These contingent homes are included in the overall Active stats below. 

At the end of July 2009 the Oceanside real estate market had 714 homes for sale (383 detached and 331 attached), down only 1% from June levels. This represents an inventory of 2.9 months for detached homes (down 3.1 months for June) and 4.3 months for attached homes (down 4.9 months at the end of June) based on the current rate of sales over the last 6 months.  These absorption rates continue to be impressive when compared to many other parts of the country, some of which have over 2 years of inventory. 

In July we saw 145 homes come on the market (84 detached, 61 attached), 27% fewer than last month. During July 216 homes went pending, the same number as in June.
