The San Marcos real estate market continues to evolve, especially with the large number of distress sales. These data do not include any private sales nor manufactured housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In November 2010 there were 67 homes sold in San Marcos' 2 zip codes (92069 and 92078), 27% less than last month. Here's the breakdown of overall activity.

There were 128 homes on the market at the end of November with a Contingent status, i.e., homes with offers awaiting approval from the short sale and REO lenders, 4% less than last month (another decline). These homes are included in the overall Active stats since they are still considered active until the approvals are obtained. 

At the end of November 2010 the San Marcos real estate market had 449 homes for sale (29% are contingent), 8% less than in October. This represents an inventory of 5.1 months for attached homes (down from 5.2 months) and 4.9 months for detached (up from 4.7 months at the end of October) based on the current rate of sales over the last 6 months.

In November we saw 97 homes come on the market, 27% less than last month. In contrast, the number of homes going pending in November (94) increased by 9% over the number of pendings in October.

The San Marcos real estate market continues to evolve, especially with the large number of distress sales. These data do not include any private sales nor manufactured housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In October 2010 there were 92 homes sold in San Marcos' 2 zip codes (92069 and 92078), 15% more than last month. Here's the breakdown of overall activity.

There were 134 homes on the market at the end of October with a Contingent status, i.e., homes with offers awaiting approval from the short sale and REO lenders,4% less than last month. These homes are included in the overall Active stats since they are still considered active until the approvals are obtained. 

At the end of October 2010 the San Marcos real estate market had 490 homes for sale (27% are contingent), only 1% more than in September, another small monthly increase. This represents an inventory of 5.2 months for attached homes (the same as last month) and 4.7 months for detached (up from 4.6 months at the end of September) based on the current rate of sales over the last 6 months.

At the end of July 2010 the San Marcos real estate market had 478 homes for sale (35% are contingent), 6% more than in June, another monthly increase. This represents an inventory of 5.3 months for attached homes (down from 5.5 months in June) and 4.7 months for detached (up from 4.6 months at the end of June) based on the current rate of sales over the last 6 months.

San Marcos Real Estate Market Report for May 2010 San Marcos Real Estate Market Report for May 2010

The San Marcos real estate market continues to evolve, especially with the large number of distress sales. These data do not include any private sales nor manufactured housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

Media reports tend to speak in general terms, rather than local, so their information will not likely represent the reality of our local San Marcos real estate market. Having data from a knowledgeable agent about the local market conditions benefits you as the buyer or seller when making decisions about buying and selling. 

In May 2010 there were 121 homes sold in San Marcos' 2 zip codes (92069 and 92078), up a substantial 32% from last month. Here's the breakdown of overall activity.

There were 167 homes on the market at the end of May with a Contingent status, i.e., homes with offers awaiting approval from the short sale and REO lenders, 4 less than last month. These homes are included in the overall Active stats since they are still considered active until the approvals are obtained. 

At the end of May 2010 the San Marcos real estate market had 416 homes for sale (40% are contingent), 3% more than in April, another monthly increase. This represents an inventory of 5 months for attached homes (down from 5.1 in April) and 4.3 months for detached (down from 4.6 months at the end of April) based on the current rate of sales over the last 6 months.

In May we saw 135 homes come on the market, 19% less than last month. The number of homes going pending in May (85) also declined, by 33% over the number of pendings last month. 

This overview of the San Marcos real estate market is based on information provided by the MLS for homes that went under contract in the last couple of months and closed in May. San Marcos real estate market report

In April 2010 there were 92 homes sold in San Marcos' 2 zip codes (92069 and 92078), 1more than last month. Here's the breakdown of overall activity.

There were 179 homes on the market at the end of April with a Contingent status, i.e., homes with offers awaiting approval from the short sale and REO lenders, up 9% from last month. These homes are included in the overall Active stats since they are still considered active until the approvals are obtained.

 

At the end of April 2010 the San Marcos real estate market had 404 homes for sale (44% are contingent), 7% more than in March, another increase. This represents an inventory of 5.1 months for attached homes (up from 4.9 in March) and 4.6 months for detached (up from 4.1 months at the end of March) based on the current rate of sales over the last 6 months.

In April we saw 167 homes come on the market, 15% more than last month. The number of homes going pending in March (127) rose by 13% over the number last month. Thus the San Marcos real estate market remains competitive for buyers, and homes continue to sell fairly briskly. The rise in inventory will be welcomed by buyers.

In March 2010 there were 91 homes sold in San Marcos' 2 zip codes (92069 and 92078). Here's the breakdown of overall activity.

There were 164 homes on the market at the end of March with a Contingent status, i.e., homes with offers awaiting approval from the short sale and REO lenders, down 1 from last month. These homes are included in the overall Active stats since they are still considered active until the approvals are obtained. 

At the end of March 2010 the San Marcos real estate market had 378 homes for sale (43% are contingent), 2% more than in February, another increase although modest. This represents an inventory of 4.9 months for attached homes (up from 4.6 in February)) and 4.1 months for detached (up from 3.8 months at the end of February) based on the current rate of sales over the last 6 months.

In March we saw 145 homes come on the market, just 4 more than last month. The number of homes going pending in March (110) rose by only 3 over the number in February. Thus the San Marcos real estate market remains competitive for buyers, and homes continue to sell fairly briskly, with a significant increase in sales for March.

In February 2010 there were 68 homes sold in San Marcos' 2 zip codes (92069 and 92078). Here's the breakdown of overall activity.

There were 177 homes on the market at the end of February with a Contingent status, i.e., homes with offers awaiting approval from the short sale and REO lenders, down 1 from last month. These homes are included in the overall Active stats since they are still considered active until the approvals are obtained.

At the end of February 2010 the San Marcos real estate market had 369 homes for sale (48% are contingent), 9% more than in January, another increase. This represents an inventory of 4.6 months for attached homes (up from 3.7 in January)) and 3.8 months for detached (up from 3.4 months at the end of January) based on the current rate of sales over the last 6 months. Days on market rose across across the board, on average by about 10 days.

In February we saw 141 homes come on the market, a significant increase of 48% over the number in January. The number of homes going pending in February (107) rose by 55% over the rate in January. Thus the San Marcos real estate market remains very competitive for buyers, and homes continue to sell fairly briskly. The good news is that the number of homes available to buyers increased significantly.
