Solana Beach Real Estate Market Report for November 2010 

Solana Beach is an affluent coastal town south of Encinitas and Cardiff, and one of the more expensive coastal communities in the North San Diego County area.

As a buyer or seller in the Solana Beach real estate market, understanding recent trends and current market conditions is essential in order to make informed decisions; media reports focus on general market statistics and therefore will not provide you with an accurate picture of the Solana Beach real estate market conditions. 

The following data are taken from the San Diego MLS (private sales are not included in these statistics, nor are multifamily properties or mobile/manufactured housing). The data are believed to be reliable but are not guaranteed. 

In November 2010 there were 11 Solana Beach homes sold, 2 more than last month. Here's the breakdown of overall activity.

Sales volume increased modestly over October volume but doubles for detached home, however average prices decreased across the board. Average days on market has remained around 4 months. The sales numbers are still pretty small so it is not wise to try and draw any firm conclusions. 

At the end of November 2010 there were 109 Solana Beach homes for sale, 5 fewer than at the end of October (thus inventory has not shifted much over the last several months). This represents an inventory of 10.8 months for attached homes (up from 8 months) and 7 months for detached (down from 7.9 months in October) based on the current rate of sales over the last 6 months.

In November 24 homes came into the Solana Beach real estate market (3 less than last month). In contrast, there were more than twice as many homes going pending - 13, as compared to 6 in October.

As a buyer or seller in the Solana Beach real estate market, understanding recent trends and current market conditions is essential in order to make informed decisions; area media reports focus on general market conditions and therefore will not provide an accurate picture of the Solana Beach real estate market conditions. 

The following data are taken from the San Diego MLS (private sales are not included in these statistics, nor are multifamily properties). The data are believed to be reliable but are not guaranteed. 

In October 2010 there were 9 Solana Beach homes sold, 1 less than last month. Here's the breakdown of overall activity.

Sales volume declined slightly over September volume, however average prices increased across the board. 

At the end of October 2010 there were 114 Solana Beach homes for sale, 1 more than in September (thus inventory has not shifted much over the last several months). This represents an inventory of 8 months for attached homes (down from 10.1 months) and 7.9 months for detached (up from 8.8 months in September) based on the current rate of sales over the last 6 months.

In October 27 homes came on the market (3 more than last month). In contrast, the were 50% fewer pendings - 6, as compared to 12 in September.

The following data are taken from the San Diego MLS (private sales are not included in these statistics, nor are multifamily properties). The data are believed to be reliable but are not guaranteed. 

In September 2010 there were 10 Solana Beach homes sold, 3 less than last month. Here's the breakdown of overall activity.

The following data are taken from the San Diego MLS (private sales are not included in these statistics, nor are multifamily properties). The data are believed to be reliable but are not guaranteed. 

In July 2010 there were 14 Solana Beach homes sold, 4 less than last month. Here's the breakdown of overall activity.

Sales volume shifted over June volume; average prices dropped substantially due to lesser priced detached homes selling in July than in June (detached - a $4.5M sale last month) but average price rose for attached homes. 

At the end of July 2010 there were 115 Solana Beach homes for sale, 3 less than in June. This represents an inventory of 7.1 months for attached homes (down from 7.6 months) and 7.7 months for detached (up from 7.5 months) based on the current rate of sales over the last 6 months.

In July 28 homes came on the market (1 less than last month). Pendings saw a similar trend with 11 homes going pending in July, versus 12 in June.

The following data are taken from the San Diego MLS (private sales are not included in these statistics, nor are multifamily properties). The data are believed to be reliable but are not guaranteed. 

In June 2010 there were 18 Solana Beach homes sold, 1 less than last month. Here's the breakdown of overall activity.

Sales volume shifted slightly over May volume, however prices dropped substantially due to lesser price homes selling in June than in May (especially detached - a $4.5M sale last month raised average substantially). 

At the end of June 2010 there were 118 Solana Beach homes for sale, 4 more than in May. This represents an inventory of 7.6 months for attached homes (up from 7.3 months) and 7.5 months for detached (up from 7.2 months) based on the current rate of sales over the last 6 months.

In June 27 homes came on the market (down 29% from than last month). Pending sales saw a similar trend with 33% fewer homes going pending in June than in May.

As a buyer or seller in the Solana Beach real estate market, understanding recent trends and current market conditions is essential in order to make informed decisions; area media reports focus on general market conditions and therefore will not provide an accurate picture of the local housing market in Solana Beach. 

The following data are taken from the San Diego MLS (private sales are not included in these statistics, nor are multifamily properties). The data are believed to be reliable but are not guaranteed. 

In May 2010 there were 19 Solana Beach homes sold, the same number that sold in April. Here's the breakdown of overall activity.

Sales volume did not change over April volume, which is, of course, better than a decline. The average price rose significantly for detached homes, but this appears to be due to the sale of a $4.5 Million home which drove the averga up substantially. 

At the end of May 2010 there were 114 Solana Beach homes for sale, 2 more than in April. This represents an inventory of 7.3 months for attached homes (down from 7.5 months) and 7.2 months for detached (down from 7.6 months) based on the current rate of sales over the last 6 months.

In May 38 homes came on the market (8 more than last month). During the same time 18 homes went pending, 4 less than last month.

SOLANA BEACH REAL ESTATE MARKET REPORT

Solana Beach Real Estate Market Report for April 2010

Solana Beach is an affluent coastal town south of Encinitas and Cardiff, and among the more expensive coastal communities. Despite changes in prices over the last several years Solana Beach has seen less dramatic changes in their real estate market than some other nearby towns.

As a buyer or seller in the Solana Beach real estate market, understanding recent trends and current market conditions is essential in order to make informed decisions; area media reports focus on general market conditions and therefore will not provide an accurate picture of the local housing market in Solana Beach. 

The following data are taken from the San Diego MLS (private sales are not included in these statistics, nor are multifamily properties). The data are believed to be reliable but are not guaranteed. 

In April 2010 there were 19 homes sold in Solana Beach, more than twice the number sold in March. Here's the breakdown of overall activity.

Sales volume doubled over that for March, and days on market also went up significantly. 

At the end of April 2010 there were 112 Solana Beach homes for sale, 2 more than in March. This represents an inventory of 7.5 months for attached homes (up from 6.5 months) and 7.8 months for detached (down from 9.7 months) based on the current rate of sales over the last 6 months.  These absorption rates remain encouraging when compared to many other parts of the country, some of which have over 2 years of inventory.

In April 30 homes came on the market (7 fewer than last month). During the same time 22 homes went pending, 1 more than last month. 

This overview of the Solana Beach real estate market is based on information provided by the MLS for homes that went under contract in the last couple of months and closed in March. More details can be provided if needed with regard to current activity as well.

Solana Beach Real Estate Market Report for March 2010

The following data are taken from the San Diego MLS (private sales are not included in these statistics, nor are multifamily properties). The data are believed to be reliable but are not guaranteed. 

In March 2010 there were 9 homes sold in Solana Beach, the same as in February. Here's the breakdown of overall activity.

* Only 2 homes sold, and in the high $1million and $2 million range, bringing up the average substantially. Numbers are too small to draw any conclusions about trends in volume or pricing compared to past month.

Sales volume remained unchanged from the prior month. Days on market, however, averaged less than half of that for homes sold last month. 

At the end of March 2010 there were 110 Solana Beach homes for sale, up 11% from February numbers. This represents an inventory of 6.3 months for attached homes (down from 6.7 months) and 9.7 months for detached (down from 7 months) based on the current rate of sales over the last 6 months.  These absorption rates remain encouraging when compared to many other parts of the country, some of which have over 2 years of inventory.

In March 37 homes came on the market (1 more than last month). During the same time 21 homes went pending, 50% more than last month.

This overview of the Solana Beach real estate market is based on information provided by the MLS for homes that went under contract in the last couple of months and closed in March. More details can be provided if needed with regard to current activity as well.

Solana Beach is an affluent coastal town south of Encinitas and Cardiff, and among the more expensive coastal communities in coastal San Diego. Despite changes in prices over the last several years the Solana Beach real estate market has seen less dramatic changes than some other nearby towns further inland.

As a buyer or seller in the Solana Beach real estate market, understanding recent trends and current market conditions is essential in order to make informed decisions; media reports focus on general market conditions and therefore will not provide an accurate picture of the local Solana Beach real estate market. 

The following data are taken from the San Diego MLS (private sales are not included in these statistics, nor are multifamily properties or mobile/manufactured homes). The data are believed to be reliable but are not guaranteed. 

In February 2010 15 homes sold in the Solana Beach real estate market, a decrease of 6 (40%) from January. Here's the breakdown of overall activity.

Of the Solana Beach sales, 2 of the detached homes were REOs. 8 of the 9 sales were under $1 million, which resulted in the dramatic drop in average prices from last month. 

There were 6 Solana Beach homes on the market with a Contingent status (one more than last month), i.e., short sale or REO homes that have offers being considered by lenders. These are included in the statistics below. 

At the end of February 2010 there were 99 Solana Beach homes for sale, up 15% from last month - this is the second consecutive increase in inventory following 4 months of declines. This represents an inventory of 6.7 months for attached homes (compared to 4.9 months in January) with a small increase to 7 months for detached homes from 6.8 months in January, based on the current rate of sales over the last 6 months.

In February 36 homes came on the market (up by 20%), and 14 homes went pending, the same as last month.

In January 2010 15 homes sold in the Solana Beach real estate market, a decrease by17% from December. Here's the breakdown of overall activity.

 There were 5 Solana Beach homes on the market with a Contingent status (one more than last month), i.e., short sale or REO homes that have offers being considered by lenders. These are included in the statistics below. 

At the end of January 2010 there were 86 Solana Beach homes for sale, up 5% from last month - this is the first increase in inventory following 4 consecutive months of declines. This represents an inventory of 4.9 months for attached homes (compared to 4.8 months in December) with a small increase to 6.8 months for detached homes from 6.9 months in December, based on the current rate of sales over the last 6 months.
