Oceanside Real Estate Market Report for January 2011

The Oceanside real estate market has undergone many shifts and continues to evolve, especially with the number of distress sales. This report does not include any private sales nor manufactured or mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In January 2011 there were 119 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), 32% less than last month. Here's the breakdown of overall activity.

Sales volume decline by 1/3, likely due to the holidays' average sakes prices also dipped overall, and particularly for attached homes, but rose slightly for detached homes. Average time on market decreased modestly as well. 

In Oceanside there were 207 homes with a contingent status at the end of January, about 4% more than in December. Buyers entering the Oceanside real estate market are seeing almost 1/4 of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale, just those with offers). These contingent homes are included in the overall Active stats below. 

At the end of January 2011 there were 902 Oceanside homes for sale, 4% more than last month, the first inventory increase after 4 months of decline. This represents an inventory of only 5.3 months for detached homes (up from 4.7 months in December) and only 5.2 months for attached homes (up from 4.8 months) based on the current rate of sales over the last 6 months.

In January 271 Oceanside homes came on the market, a big jump of 40% over December, and a trend we have seen in other area communities. During January the number of homes going pending (144) was 7% more than last month.

In December 2010 there were 176 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), 4% more than last month, another increase. Here's the breakdown of overall activity.

Sales volume rose in general, and significantly so for detached homes. Somewhat in contrast, average sales prices were significantly up for attached homes but declined for detached. 

In Oceanside there were 200 homes with a contingent status at the end of December, about 11% less than in November. Buyers entering the Oceanside real estate market are seeing almost 1/4 of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale, just those with offers). These contingent homes are included in the overall Active stats below. 

At the end of December 2010 there were 863 Oceanside homes for sale, just 1% less than last month, the 4th month of decline in inventory, although not a significant one. This represents an inventory of only 4.7 months for detached homes (down from 6.1 months in November) and only 4.8 months for attached homes (down from 5.9 months) based on the current rate of sales over the last 6 months.

In December 193 Oceanside homes came on the market, 7% less than in November. During December the number of homes going pending (134) was 8% less than last month.

In August 2010 there were 169 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), only 4% less than last month. Here's the breakdown of overall activity.

In Oceanside there were 249 homes with a contingent status at the end of August, about the same as in July. This represents 26% of all the homes for sale. Buyers entering the Oceanside real estate market are seeing 1/4 of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale, just those with offers). These contingent homes are included in the overall Active stats below. 

At the end of August 2010 there were 973 Oceanside homes for sale, 2% more than last month. This represents an inventory of 5.3 months for detached homes (up from 4.6 months in July) and 4.7 months for attached homes (down from 5.8 months) based on the current rate of sales over the last 6 months.

In August 243 Oceanside homes came on the market, 20% fewer than in July. The number of homes going pending in August (211) was 14% less than last month.
