Many buyers seeking Carlsbad homes for sale consider Aviara, which is a resort residential community near the beaches in South Carlsbad in the 92011 zip code. Flanked by the Batiquitos Lagoon to the south, the La Costa area to the east, and the Pacific Ocean to the west (less than 2 miles), Aviara is anchored by the famed Four Seasons Aviara Resort, the Four Seasons Residences, and a beautiful 18-hole golf course.

Aviara is purely a residential area of about 1000 acres on rolling hills, with no commerce or retail other than the Four Seasons (with shops, 4-star dining at Vivace with several other restaurants, and their signature spa), although plenty of shopping, dining and services are very close near the ocean and in La Costa along El Camino Real.

There are 16 communities within the master Aviara Home Owners Association, some gated and some not, and an array of home styles and sizes, yet a fairly consistent theme in terms of architectural look. Homes were built beginning in 1989 and into the mid 1990s. There is no new construction. 

Aviara holds a strong appeal for Carlsbad buyers because of the location near the beaches, and highly rated Carlsbad schools, with a good number of homes offering views of lush landscaping, the canyon, the Batiquitos Lagoon, the ocean or the golf course.

Aviara is beautifully maintained with manicured common areas and roadways, and the nature trails and views along the Batiquitos Lagoon (a nature preserve - no boating, swimming or fishing) within walking distance or a short drive for most residents. 

Aviara homes range from townhome style attached condos and detached homes to large single family homes (single and two story) and luxury properties at Aviara Point; they range in size from 1200 SF up to the largest estates at 8000 SF.  

Home prices vary substantially but you will only rarely find Aviara homes for sale priced under $500K (in this market those are typically short sales or REOs) and they may reach $2 million. The average price of an Aviara home sold in the last year is about $879,000 ($279/SF).

Aviara Neighborhoods - Azure Cove, Isla Mar and Tramonto in Carlsbad

Aviara Neighborhoods in Carlsbad CA

 Aviara in Carlsbad CAThe Carlsbad real estate market offers buyers a number of options. One of the popular communities is Aviara, in the south west corner of Carlsbad. There are a number of gated and ungated neighborhoods to explore there.

Aviara (link is to community profile) is a residential resort community in Carlsbad, just a couple of miles inland from the ocean.

Anchored by the Four Seasons Aviara, this affluent community offers a number of different gated and ungated neighborhoods of attached and detached homes, the Aviara Oaks Elementary School and Aviara Oaks Middle School, access to the Batiquitos Lagoon and wildlife preserve, and some wonderful views of the lagoon, ocean and rolling countryside and distant mountains. Prices vary widely, from the $500s (for attached units) to well over $2 million for custom estates at Aviara Point.

If you are looking at Carlsbad real estate in the Aviara area, here are several complexes that may interest you.

Azure Cove is one of the 16 neighborhoods in the AVIARA Master Association. Located just off Batiquitos Drive, this ungated community consists of 72 one and two-story homes, some of which offer views of the lagoon.

 

 

 

 

 

 Azure Cove homes in Aviara in Carlsbad CAAzure Cove homes range in size from 2,485 SF up to 3,492 SF, offer from 3 to 5 bedrooms, and are arranged along the main road, Gabbiano Lane, and 5 small cul-de-sacs, creating a peaceful residential area just minutes from the Four Seasons Aviara, the Batiquitos Lagoon Preserve, and the shopping and restaurants of Carlsbad.

Currently there are 2 homes on the market at of May 14, 2007; a single story with 3 BRs, 2.5 BAs and 2,85 SF priced between $889K and $910K, and a two-story with 4 BRs, 3 BAs and 2,658 SF priced at $835,000. [home at right is priced at $835,000]

Isla Mar, another of Aviara's 16 neighborhoods, is an upscale community of homes along Batiquitos Drive and the lagoon, with 101 one and two-story home.

Because of the hills, some homes have views of the lagoon and/or the Pacific Ocean, as well as panoramic vistas. The majority of the community is between Batiquitos Drive and the lagoon and is gated; a smaller portion of the homes are sited on two streets on the other side of Batiquitos Drive in an ungated area.

The detached Isla Mar homes range in size from 2,642 SF up to 4,275 SF, and offer 3 to 5 bedrooms and 2.5 to 5.5 baths. As of May 14, 2007 there were 2 homes on the market, both with 4 bedrooms and 4 baths, and 3,649 SF of living space, priced at $1,150,000 and range priced from $1,500,000 to $1,700,000. Isla Mar homes have the expected amenities of higher-end homes, including multiple fireplaces, granite, marble, stainless appliances, beautiful tile and hardwood floors, and more. In the last 6 months 3 homes have sold, ranging in price from $950,000 to $1,156,000.

Tramonto is an ungated community of 131 detached homes within Aviara off Batiquitos Drive and very close to Poinsettia Parkway and the Four Seasons.

Because of the rolling hills many homes have views of the surrounding countryside, residential area and distant hills.

 

 

 

  The Tramonto community in Aviara in Carlsbad CATramonto homes are all two-story and range in size from 1,700 to 2,320 SF with either 3 or 4 bedrooms and 2.5 to 3 baths depending on floor plan and square footage. As of May 14, 2007 there were 8 Tramonto homes for sale ranging in price from $559,000 to $750,000 (1,947 to 2,323 F).

All of these homes in Aviara have HOA fees (beginning around $60/month) as well as Mello Roos fees. These are not negotiable so plan your budget accordingly.

Aviara itself is purely a residential resort community, except for the Four Seasons with the Aviara Golf Club, but you are close to the beach, shopping and restaurants of Carlsbad to the west, and to El Camino Real in Carlsbad and Encinitas.

UPDATE - JUNE 20, 2008

Here's an update on the Carlsbad real estate market in Tramanto - 5 units are on the market currently, ranging in price from $539K - $749K (2 and 3 bedrooms, all with 3 baths; square footage  is 1740 - 2323 SF). THus these prices are similar to what we were seeing 1 year ago.

In terms of sales, Tramanto has had 4 sales in the last 6 months, with an average sales price of $558,125 (average price per SF is $285.66).

There is 1 Carlsbad home at Azure Cove on the market, at $975K for a 5/4 with almost 3500 SF.

In Isla Mar there are two Carlsbad homes for sale, priced at $1,299M and $1,295M, with 3456 and 3507 SF respectively.

Aviara is the most upscale area of Carlsbad (link is to a short virtual tour of Carlsbad, with music, so turn up the sound), anchored by the Four Seasons Aviara Resort.

With many beautiful views of the ocean, the Batiquitos Lagoon and the inland hills and panorama, this community attracts many first-home and second-home buyers to the rolling hills dotted with gated condo and detached home subdivisions, many of which rim the Aviara golf course or overlook the hills to the ocean.

Aviara is an affluent and resort-like residential community (in other areas of the country it would likely be described as a bedroom community) in South Carlsbad jsut a mile or so inland from the Carlsbad beaches.

Other than the Four Seasons, there are no stores, shopping areas, restaurants, or commercial operations, although at the edge of this area along El Camino Real one does find these amenities. But who cares - the Four Seasons is there, offering very upscale shopping, several restaurants for dining, a comfortable bar with an outdoor terrace offering gorgeous views of the grounds and the ocean (terrific place to enjoy a glass of wine and appetizer, and to take out-of-town visitors), plus their world class spa.

The resort also offers The Argyle Restaurant, located at the Golf Course Clubhouse on Batiquitos Drive.

There is no new construction in Aviara per se, but several new subdivisions (The Bay Collection, Emerald Point) have sprung up on the border that also enjoy spectacular views, with homes starting in the low $1 millions.

The homes tend to be tract housing, with each community offering a number of floor plans, but a consistent look of style (primarily Spanish and Mediterranean) and feel, and the emphasis on an outdoor California lifestyle is evident.

 

Vegetation is plentiful and many streets are lined with palm trees and other mature plantings and flowers, and are beautifully tended year-round. Many communities are gated, the bird theme is common as a street name (Kestrel, Surfbird, Spoonbill, Egret, Tern) and each is named (Bella Lago, Isla Mar, Aviara Point). The Four Seasons also offers its Residences, for those seeking to live here only part of the year.

Typically, there are not a lot of homes for sale in Aviara (which falls in the 92011 zip code - added in the last couple of years, formerly 92009). Right now there are 34 detached homes on the market, ranging in price from $600,000 to $2.5 million (average price is about $1.1M). In contrast, within 92011, there are 108 detached homes on the market. In 2006, the median price of the 202 homes sold in 92011 was $875,000, with an average of $886,000. Average marketing time was 55 days, and homes generally sold within 94% of list price. Within Aviara itself, 40 homes were sold in 2006 at an average price of $903,219.

Within Aviara there are two schools for younger children - Aviara Oaks Elementary and Middle Schools. Older students will go to either La Costa Canyon High School or Carlsbad High School, depending on where they live.

Amenities within Aviara are limited to the Four Seasons...but WHAT amenities. The resort offers a fabulous spa, terrific golf course, and upscale dining, especially at Vivace, their signature Italian-themed restaurant. They also host a jazz series in the summertime as well as other community events. However, like La Costa, because of the location residents can easily enjoy dining and shopping in other nearby areas, and the South Carlsbad beaches are just minutes away.

The Batiquitos Lagoon and wildlife preserve is a popular area for hiking, running and bird watching.

 View of the Four Seasons from the Encinitas hillsAviara offers a wonderful Southern California outdoor lifestyle in a resort area of beautiful homes, manicured grounds, moderate year-round temperatures and coastal climate, including a marine layer from time to time. Many of the homes have ocean views, and the entire area offers a feel of upscale living in a residential enclave.

Nearby attractions for residents include miles of Pacific Ocean beaches (South Carlsbad State Beach - photo above right, off coastal Highway 101 to the west), camping facilities, the Flower Fields (off Palomar Road, top right photo), the Museum of Making MusicLegoland, and the historic Rancho Carrillo.
