Luxury home buyers in the San Diego area have lots of choices these days.
The key is knowing where to look for the type of property you want that meets your needs and budget, if any.
The coastal areas of San Diego include several communities where luxury homes are common (although you can find high-priced homes in just about any town), including La Jolla, Rancho Santa Fe (ranked the 2nd most expensive zipcode in the US for the past couple of years by Forbes), and Del Mar.
Luxury condo buyers have a number of choices in the downtown San Diego market in a number of high rises such as The Grand, Meridian, Bayside, Renaissance, and The Harbor Club. Luxury home buyers seeking waterfront property can buy in Del Mar and La Jolla, while those who also want to live close to downtown with water views can explore Coronado, over the bridge from San Diego proper.
Here is a sampling of what you can find if you are in the luxury home market (the focus is on homes over $3 million, but in some of these communities a truly luxury price tag is $5 million and more):
There are 70 Rancho Santa Fe homes on the market over $5 million (21 homes over $10 million, and 3 over $20 million) so if price is no object, this is the place. Rural, large lots (multi-acre) are common, and many homes are Tuscan, Mediterranean or Spanish style. This price will get you substantial square footage, usually well more than 7000 (up to about 14,000 SF), one or more guest houses, and all the high-end amenities and custom finishes you would expect in estate homes.
There are many gated luxury enclaves here, both small and large, that can offer the exclusivity and privacy you may be seeking (Rancho Del Rayo, Del Mar Country Club, Rancho Del Lago, The Crosby, to name only a few). Do you want to build your custom estate?
There are premium lots with incredible views for miles (ocean, mountains, downtown, backcountry) atop the highest point in RSF at Cielo as an example (you can find some lots under $1 million or easily spend up to several million for a fabulous view plot to build your masterpiece).
Known as our Riviera, and “the jewel,” La Jolla offers a wide variety of luxury homes with or without ocean views, some of which are located high on the hills while others are close to or directly on the ocean . Right now there are 39 La Jolla homes for sale over $5 million, including 13 direct oceanfront homes as of this writing (from about $5.2 million up to almost $30 million).
Styles range from traditional to Spanish to very contemporary. Popular areas offering luxury living (and some waterfront properties) include Windansea, Birdrock, Muirlands, Lower Hermosa, La Jolla Farms, La Jolla Shores and the gated enclave Montoro La Jolla. Proximity to La Jolla Village, with exclusive shopping and fine dining, is a strong appeal for many residents, whether fulltime or not.
Home of the famous Del Mar Racetrack (racing season begins July 11) and Fairgrounds (the San Diego County Fair begins June 14), as well as beautiful beaches, this upscale community offers a beach town way of life different from RSF and even La Jolla, but with similar prices especially for view and oceanfront homes.
Currently there are 8 Del Mar homes in excess of $5 million; direct waterfront homes are rare here, in part because the town is small, but you will find such properties in the Del Mar Beach Colony north of the downtown area (Del Mar set a recent record for a multi-building ocean front property last year that sold for around $48 million). Many of the Del Mar properties in this price range have terrific ocean vistas but are not frontage properties.
Want to remodel a home and rebuild on about 6 acres directly on the water? Yours for a mere $76 million. Or you can buy a smaller 3660 SF home with around 170 feet of shoreline and amazing views for $6.4 - $6.9 million near the village (note – this home is east of the railroad tracks).
Downtown San Diego:
Luxury properties can be yours downtown as well, if high-rise living, especially a penthouse, is of interest. There are 15 San Diego condos for sale over $3 million in the city, with 4 of them exceeding $5 million (the most expensive is a 8000+ SF penthouse still being built for $12.5 million). A number of these are in the newest condo towers like Bayside, Meridian, Renaissance and Harbor Club. Want extraordinary views of the city and the bay, plus be close to all that downtown San Diego has to offer? These homes could be right for you, either as a primary residence or second or third home.
More Oceanfront and High-End Properties:
Solana Beach, Encinitas and Carlsbad may not often have homes over $5 million, but a few properties bear mentioning.
Solana Beach offers a waterfront (bluff) home on Pacific for about $3 million.
Encinitas’s beach front properties tend to cluster along Neptune Avenue, and as in Solana Beach are atop the bluff. Right now there are 8 homes on the ocean side of the street above $4 million up to the $6 - $7 million range. Or you can acquire a 16,000 SF estate in the posh, rural Olivenhain area in the $6 million range very near RSF.
Carlsbad has a couple offerings worth noting – a waterview home on the coast road/Route 101 with fabulous views and a short walk to the beach is currently under construction (over 6000 SF) in the $4 - $5 million range. There was an oceanfront home across the street on the market for $12.8 million but the contract just expired – it likely will be listed again.
Right across the bay from San Diego lies the upscale town of Coronado, home of the famous Hotel Del, currently offering 12 homes in the $5 million to $14 million price range. A number of these are either waterfront, or very close, with amazing views. If building a new home here is of interest, consider acquiring a smallish house on a terrific building lot on the bay for $11.9 million.
There are lots of options for luxury and waterfront home buyers, you only need to decide where you wish to live.
