Your First Open House is On-Line
Are YOU and Your House Ready?
Whether you like it or not, or have even given it a thought, your first open house is on-line.
Unless, of course, your REALTOR is showing your home BEFORE putting it on the MLS and other real estate sites.
Think about that for a moment.
Assuming your home is on the Internet, even if just the MLS, before any open house, your on-line listing IS an open house - an invitation to prospective buyers, thousands of them, to walk through your home before stepping in the door.
You may not even be planning to have a live open house. But the most important one has already occurred...the one that will, in all likelihood, determine if buyers are going to come see your home.
Hopefully your on-line Open House photos, and pricing, encourage them to do just that, instead of clicking the next listing, relegating YOUR home to the black list of possibilities.
Don't ever forget that there is tons of competition out there that buyers are looking at.
The importance of a great first impression on-line simply cannot be understated or ignored.
And it happens VERY quickly, in a matter of just seconds. They like, they continue looking...they don't like, they are gone.
Too many buyers, in excess of 85%, are looking at listings on-line, and making decisions about what they want to see, or don't, based on visual appearance and first impression.
So that said:
Is your agent using photos? Lots of them?

Are those photos showing a home that is ready for buyers to walk in or do they look like a tornado hit. Forget the excuse about the lazy teen, a spouse who has junk all over, "that's our hobby room," or you are "too busy with other things" to get your home in order.

Consider what the photos are saying about your home to buyers. Wow, what a great place? Or yuck? Next!

Have you even seen the photos your agent has taken? Do they make you proud of your home being seen by thousands of people, or embarrassed?
* * * *
More than ever photos...good ones and lots of them...are critical to entice buyers into your home. That is, assuming your price makes sense to them too.
Can you say you are ready for your on-line open house with a resounding YES?!
