Aviara - A Beautiful Resort Residential Community in Carlsbad 

Hiking trail at Mar Fiore in AviaraMar Fiore is one of the 16 communities in the Aviara master homeowners association. This ungated community of 137 homes (mostly two story but with a few single story homes) is built on rolling hills overlooking the lagoon and the popular Four Seasons Aviara golf course.

Lush vegetation with eucalyptus trees and styling reminiscent of Old Santa Barbara are hallmarks of this upper end community with close proximity to the walking trails of the Batiquitos Lagoon preserve. Views might include the golf course, the ocean, the lagoon or the community itself.

These homes are characterized by high ceilings, large windows, private yards, fine finishes (granite, travertine) and a variety of floor plans. There is a wonderful hiking trail through the eucalyptus grove as well.

HOA fees vary depending on the home, from about $76/month to $81/month. Residents also pay Mello Roos fees which are fairly modest compared to some communities, from $590/year to $995/year. 

In 2009 there have been 4 Carlsbad homes sold in Mar Fiore, from $785,000 (a bank-owned property) to $975,000, with sizes from 3112 SF to 3445 SF.

Carlsbad's Four Seasons Aviara - Will They Stay or Will They Go?

It's an ugly question to have to ask, but a very real one.

The Four Seasons Aviara Resort has been a mainstay of South Carlsbad's Aviara area for more than 10 years (they signed a 30-year contract in 1995 with several 20-year optional continuations). That is until the owners of the resort that the Four Seasons Hotels and Resorts manages got their britches in a bunch.

The Four Seasons Aviara in Carlsbad - Jeff DowlerThe owners are alleging financial mismanagement by the Four Seasons and running the resort in a less-than-cost-effective manner (my words). Seems the alleged issues surround the 2009 operating budget and recent refinancing by the owners resulting in increased debt (a challenge in these economic times), who now want to bring in Dolce Hotels and Resorts as new managers of the resort.

The Four Seasons states that the increased debt by the owners is "making it impossible for the resort to service this amount of debt in the current economic downturn" according to a recent article by Penni Crabtree in the San Diego Union Tribune. Here's a press release from the Four Seasons on May 13.

The parties were in federal court May 11, then started oral arguments in late May. Arbitration proceedings began on May 29 according to the North County Times, and the hearing was continued until the week of June 15. I haven't seen any updates on where things stand now. 

I'm not familiar with Dolce Hotels and Resorts and have no idea if they can run the caliber of resort that so many are accustomed to, and gravitate towards, at the Four Seasons hotels. Some folks want, and are willing to pay for the Four Seasons experience, which garners them high rankings in polls by Conde Naste and others year after year. I have my own personal reasons for wanting the Four Seasons to remain. Nuff said.

2008 SALES vs. 2007 SALES in AVIARA

Detached Homes:

  • 54 sold in 2008 vs. 50 sold in 2007 (up 8%)
  • Average sales price in 2008 was $832,585 (down 15% from $979,816, 2008)
  • Average $/SF was $312 vs. $341 in 2007

Attached Homes:

  • 17 sold in 2008 vs.19 sold in 2007 (down 11%)

Carlsbad Cleans up the Batiquitos Lagoon in Aviara

Batiquitos Lagoon in CarlsbadThe Batiquitos Lagoon in Carlsbad in the Aviara area is a treasure.

The Batiquitos Lagoon (one of 3 in Carlsbad)is a wildlife refuge where boating, swimming, and fishing are not permitted, and the bird watching is terrific. There are lots of wonderful hiking/running trails for all to enjoy while appreciating the views of the lagoon and the adjoining Aviara Golf Course of the Four Seasons Resort.

Once a year the Batiquitos Lagoon Foundation sponsors a cleanup operation in the lagoon when folks are permitted to take kayaks out.

On September 20 and 21, from 7 am until 4 pm, for a contribution of $30 you can:

  • Enjoy a 2-hour kayak adventure on the lagoon
  • Help with the elimination of shoreline trash that can endanger shoreline birds
  • Assist with the North Shore Trail habitat restoration

You also get one (1) raffle traffic for prizes that include a $1100 kayak (14 foot tandem Hobie Odyssey), 2 1-day REI Outdoor School Adventures, and more.

There are several upscale neighborhoods in Aviara located along the Batiquitos Lagoon at the southern border of Carlsbad, including Pavona, Bella Lago, and Isla Mar. Another attractive community within the Aviara master association is Cantata.

One of the parking areas at the Batiquitos Lagoon and wildlife preserveCantata is a small neighborhood of one and two story detached homes within walking distance of the Batiquitos Lagoon and wildlife preserve, and just a short distance from the Aviara Golf Course and Argyle Restaurant. Just 3 streets (2 of them are cul-de-sacs) comprise this neighborhood on the gently rolling Aviara hills north of the lagoon – Black Swan, Cressa and Branta.

There are 82 Carlsbad homes in the Cantata neighborhood, which is located on the 2nd fairway of the Aviara golf course; some homes offer views of the golf course and of the nearby Batiquitos Lagoon. Homes range in size from 2425 SF up to 3216 SF, with 3 to 5 bedrooms and 2.5 to 4 baths, depending on the floor plan.

As of this writing, there are 2 Carlsbad homes for sale at Cantata – a 3 bedroom, 3 bath single story home with 2593 SF, priced at $985,000, and a 4 bedroom, 3 bath two-story with 2853 SF, priced from $949,000 to $999,000. There is not much turnover in this community; only 4 homes have sold since January 2007 (average price $993,000).

Batiquitos Lagoon, just a few minutes from from Pavona

 

Pavona is a relatively small neighborhood of detached homes, and one of the 16 communities within the Aviara master home owners association. Built in the early 1990s, this community is ungated, and located within view and walking distance of the well-known Batiquitos Lagoon and wildlife preserve where there are several miles of walking trails, terrific bird watching, and marvelous views of the lagoon.

There is no shopping within Aviara itself, but of course the Four Seasons offers some wonderful amenities to enjoy – their famous spa and health club, the Aviara golf course, multiple restaurants including Vivace (sophisticated Italian) and The Argyle (the popular restaurant on the golf course with views of the lagoon, and, by the way, within walking distance or a short drive from Pavona), and a few upscale clothing boutiques. Bordering Aviara, however, are major shopping areas, and you are just a couple of miles from the Carlsbad beaches.

Pavona street viewChildren in this neighborhood attend the nearby Aviara Oaks Elementary and Aviara Oaks Middle Schools (perhaps a mile away).

Carlsbad homes at Pavona are on 4 streets on gently rolling hills – Spoonbill is the main street with two entrances off Batiquitos Drive, and there are 3 cul-de-sacs – Tern, Starling and Bittern (there is an obvious bird theme in Aviara, as you would expect).

This Carlsbad neighborhood overlooks the 17th fairway of the Aviara Golf course (some homes have excellent golf course views). Homes are one and two story and range in size from 2340 SF up to 3522 SF; recent prices have been in the low $1 millions.

There are 3 Carlsbad homes for sale as of this writing at Pavona, ranging in size from 3278 SF up to 3510 SF, with floor plans of 3 bedrooms and 3.5 baths up to 4 bedrooms and 3.5 baths. Prices range from $1.35 million to $1.49 million. HOA fees are around $76 but vary a bit from home to home. There are Mello Roos as well but these are fairly moderate compared to other high-end communities.

 The Four Seasons Resort Aviara is an extraordinary hotel in Carlsbad, and always a beautiful sight for the eyes no matter what time of year you visit.

The Festival of Trees is a highlight of the holiday season, where the hotel lobby and halls are decorated with amazing trees that are theme decorated by various organizations in the local area.

Not only are they gorgeous to view, but they are part of a silent auction, with bidding starting at $500, to raise money for a very worthy charity - the Injured Marine Semper Fi Fund. This charity benefits the families of injured soldiers.

Of course after a stroll through the halls to take in these beautiful trees, why not enjoy a fabulous dinner in Vivace, the Four Seasons' signature Italian restaurant? Sitting by their fire and dining on incredible selections from their every-changing menu - what better way to pamper yourself during the holidays?

Things to do in Carlsbad - Jazz at the Four Seasons in Aviara

 Summer presents a wealth of outdoor activities in Carlsbad, and one of the highlights of the summer is the Jazz on the Green Summer series at the Four Seasons Aviara Resort in southwest Carlsbad in Aviara.

The Four Seasons Jazz on the Green series is in its 10th year, and the line-up is outstanding once again. - Richard Elliot, Rick Braun, Peter White and Euge Groove (check out their websites and listen to their music!) The series commences on July13th with concerts from 6 - 8 PM on Fridays through August 3.

The event is held at the resort's tennis/recreation center and there is plenty of parking off Batiquitos Drive (head east of the 5 on Poinsettia and turn right on Batiquitos and follow the signs). The concert series is complimentary for hotel guests, but a limited number of tickets are available to the public at $55 each, or $200 for the 4-concert series.

 

The event also provides 5 appetizer serving stations if you choose (tickets are extra at $16 per station) including antipasto/cheese, seafood, grilled meats and vegetables, and desserts. Seating is either theatre style or around small cocktail tables.

The venue, of course, is beautiful and the food is wonderful, but one expects nothing less of the Four Seasons.

Visit their website for more information or call 760-603-3773. You can purchase meal tickets if you wish on-site. The cocktail and appetizer stations open at 5 with the concerts beginning at 8.

And of course you can make it a weekend away from home and stay at the hotel as well. Packages on Fridays which includes accommodations, the concert, 8 appetizer station vouchers, and Aviara's jazz CD.

Aviara Point - A Luxury Gated Enclave in South Carlsbad

AVIARA POINT, probably the most exclusive area of Aviara in Carlsbad, is a gated community high on the hills overlooking the ocean adn the Aviara golf course. Homes are sequestered behind gates on Aviara Drive (2 entrances), this luxury neighborhood across the canyon from the Four Seasons Hotel offers the finest in residential living with terrific ocean, lagoon, hill and golf course views (3rd through 5th, and 7th and 8th fairways) depending on the home.

The Aviara Point enclave of 69 detached, custom 1 and 2 story homes offers the finest amenities on a hillside setting overlooking the Batiquitos Lagoon and the ocean. Homes range in size from 2,800 to 8,000 SF and are Tuscan and Spanish in style, and reminiscent of the estate homes in Rancho Santa Fe. Lot sizes are generous, some as large as 15,000 - 17,000 SF.

As of this writing (June 2007) there were 2 homes for sale in Aviara Point, priced from $2.1 million up to $2.45 million (3,248 and 4,384 SF respectively - see photos). Recent sales in the last 6 months were at $1.5 million and 2.25 million. Aviara Point homesdo not come up for sale often - only 3 properties have publicly changed hands in the last 2 years. Residents pay HOA fees as well as Mello Roos fees.

 

  Custom home for sale in Aviara Point in CarlsbadAviara is a resort residential community so there are no shops or restaurants. However, residents of Aviara Point can readily take advantage of the amenities of the Four Seasons Aviara Resort which anchors the community - several restaurants, upscale shops, the spa and health club, and naturally the famed golf course.

The South Carlsbad beaches are only about 2 miles away, as is shopping along the Coastal Highway (Route 101); the main shopping areas of South Carlsbad are 10 minutes drive along El Camino Real as are an assortment of restaurants. The highly regarded Aviara Oaks Elementary and Aviara Oaks Middle Schools are also a short distance away.
