Carlsbad Real Estate – Single Family Homes at Brookfield in Carlsbad California 92009 (Update 12/09)

Let's examine the Carlsbad real estate market. The single family homes at Brookfield in Carlsbad California's 92009 zipcode offer a wonderful opportunity for buyers in the under $500K price. Indeed, Brookfield may be one of the most affordable communities of detached housing in Southern Carlsbad, with homes well below the average price of a Carlsbad home in today's market.

Brookfield is a smaller subdivision built in the late 19802 and early 1990s so it is well established with lots of mature trees and vegetation; many of the homes are under 2000 SF with 3 bedrooms. There are several small community parks and a couple of swimming pools. Resident children attend the San Marcos Unified Schools. Shopping and dining are within 15 minutes, although new stores have opened up less than 10 minutes away of Rancho Santa Fe Road (Henry's Market, CVS) with the La Costa Towne Square to be built about 2 miles away.

Carlsbad real estate - homes at Brookfield in southeast CarlsbadCurrently there are 3 Brookfield homes on the market priced from $476,000 to $499,000 ranging in size from about 1600 SF up to around 1900 SF (average price/SF is $273/SF); one of these is a short sale.

There are 2 homes pending (both of which are short sales - good to see that they ARE pending and not still waiting for approvals).

12 homes have sold in the last 6 months in the Carlsbad real estate market at Brookfield, ranging in price from $360,000 to $525,000 (twice the number selling during the first 6 months of 2007 when the original article was written). These homes sold at an average of $463,416, about 21% less than back in 2007. Of these 12 Brookfield home sales, 5 (42%) were distress sales - 3 REOs and 2 short sales.

The Carlsbad real estate market offers some great opportunities, with the single family homes at Brookfield being some of the most affordable detached housing. Need more information about other Carlsbad communities? Just let me know.

Carlsbad Real Estate - Brookfield: A Residential Neighborhood near San Marcos

 Brookfield is an attractive, un-gated neighborhood on the eastern side of Carlsbad where Alga Road meets Melrose, near the edge of San Marcos (look for Xana Way at the light on Alga, the main road through Brookfield). Buyers who are looking at Carlsbad homes for sale, especially first time buyers, are often drawn to the community because of the location and the pricing. With the median price of a detached home in Carlsbad's La Costa area (92009) at $829,000 for April 2007, Brookfield becomes a viable area for new buyers to purchase.

Brookfield is a quiet residential neighborhood, with several small "villages," and there are several community pools andsmall parks for residents. Homes were built in the mid to late 1980s and most are two story. Homeowners pay a nominal HOA fee (around $70 - $72) but there are no Mello Roos fees.

In general pricing on homes for sale in Brookfield ranges from the mid $500s up to the mid/high $600s. Prospective buyers should be aware that there are some homes in Brookfield along Melrose and near Alga (both are fairly busy thoroughfares) so there is some noise...worth checking on if this is a potential issue for you.

    

Because of location, Brookfieldresidents can take advantage of the amenities in San Marcos as well as Carlsbad, including shopping (some new shops along Rancho Santa Fe Road just a couple of miles away) and restaurants. El Camino Real, in Carlsbad, offers a wealth of shopping and is perhaps 3 miles. Carlsbad beaches are a 15-20 minute drive. Students in Brookfield attend the San Marcos Unified School District Schools.

                                               

Currently there are 5 homes for sale in Brookfield priced between $551,000 (a bank-owned property) and $669,000, all with 3 bedrooms and either 2 or 2.5 baths, and ranging in size from 1663 to 2093 SF. In the last 6 months 6 homes have sold in Brookfield at an average price of $568,666.

 Whether you are a first time buyer or perhaps looking to downsize, Brookfield in Carlsbad may be the right place for you.
