Build Your Carlsbad Dream Home on this View Lot in La Costa, Carlsbad 92009

No, this is not my listing but I wanted to share it since I was impressed with the views and location.

I was out touring homes and drove through the La Costa Hills to take some photos. I happened to drive by this view lot for sale and thought it was a terrific place to build a home.

There are few buildable lots in coastal Carlsbad and this is one of 2 I have seen that has wonderful views of the ocean, and the mountains, as well as the La Costa neighborhood facing northwest.

The lot is located on one of the highest points in la Costa and offers buildable space of about .71 acres for $900,000 to $1.1 million. Of course one wants to verify what you can do with the lot per the City of Carlsbad.

But when you consider the estate homes in the area (typically priced in the mid $1 millions and up), well you can imagine what you could do here to capture those views.

Buyers in the Carlsbad real estate market looking for new homes in Carlsbad CA have a number of options to choose from in varying price ranges. 

New construction had stopped for a while in the Carlsbad real estate market once current inventory declined and with the slow down in sales last year. But that has changed. We also saw the inventory disappear in a number of new communities with the California new home buyer tax credit (this is no longer available).

Here are the new homes under construction in Carlsbad CA for folks with an eye out on the Carlsbad real estate market. 

LA COSTA OAKS in La Costa Carlsbad CA

Another new community of detached homes (article coming shortly) is SolTerra by ColRich. Homes range from 1989 to 2196 SF and are priced in the mid to high $500,000s with occupancy expected in February 2010.

There are two communities that have been under construction in the La Costa Greens master planned community that still have new Carlsbad homes for sale, both of which are in the Carlsbad school district.

Carlsbad Homes for Sale at Trieste - Part of a Master Planned Community - La Costa Greens. This grouping of homes is very close to the Carlsbad Library, the Cannon Art gallery and a wide range of shopping and dining. Some homes offer golf course views.

A number of La Costa Carlsbad residents are up in arms. 

The reason is the new La Costa Town Square that has been approved by the City of Carlsbad to be built at the intersection of Rancho Santa Fe Road and La Costa Avenue in southeast Carlsbad.

I had reported earlier that Carlsbad officials had given the go ahead, but it seems many Carlsbad and Encinitas residents in the area are not happy about this. There have been groups of protestors at the site on more than one occasion. 

There is also now a lawsuit brought against the City of Carlsbad which says that the city did not comply with the California Environmental Quality Act nor consider, appropriately, the environmental impacts of this substantial development. 

While the La Costa Town Square has been part of the plans for many years, concerns are that things are different now in terms of the volume of traffic, noise and other issues. La Costa Avenue and Rancho Santa Fe Road are main thorough-fares and folks are concerned about more traffic and continued high speeds in these roads which has resulted in a number of accidents, as well as worries about more large delivery truck using La Costa Avenue which has weight limits for trucks that are ignored. 

Area residents are also worried that a big box store will end up at the 100,000 SF building that is part of the shopping center; officials say that the conditions of approval for tenants with restrictions on floor space for non-taxable items and other issues will prevent such stores from being suitable. 

Time will tell where this ends up. Mediation is next, but if that does not resolve matters the court will intervene.

If you are seeking an upscale townhome-style condominium on a golf course in the Carlsbad real estate market The Jockey Club in La Costa may be just what you are seeking.

The Jockey Club in La Costa, adjacent to the fame La Costa Resort and Spa and along the eastern edge of the golf course itself, is a collection of 70-unit townhomes offering unique styling in a gated complex (guard staffed) built in the late 1980s and early 1990s. The Jockey Club condos in La Costa are Italian/European in style, and the complex offers a clubhouse, pool and spa with a beautiful entry and fountain.

 The Jockey Club townhomes are two-story homes with soaring ceilings in the main floor living areas and lots of windows offering views of the attractive streets and the golf course (not all units are golf-course frontage).

Currently there are two Carlsbad homes for sale at The Jockey Club. One unit, priced at $634,900, offers about 2700 SF with 2 bedrooms and 2.5 baths - this home is a bank-owned property. The other, a traditional resale, has over 3300 SF with 2/2.5 and is attractively priced at $765,000. These homes do not come on the market frequently and there have been no other public sales in 2009; two homes sold in the low $700s in 2008 at The Jockey Club.

Residents pay substantial HOA fees (to be verified for each unit) of approximately $695/month.

More retail and housing development is on the way as the La Costa Town Center moves ahead in Carlsbad in the La Costa area.

Final approval (supposedly) has been recently granted to build this multi-use development at the south-eastern reaches of Carlsbad at the intersection of La Costa Avenue and Ranch Santa Fe Road. The La Costa Towne Center development has been in the works for quite some time, with a number of modifications and scaling down as a result of town meetings, and recommendations from town planners and others involved in the impact studies and review process. 

Despite expectations and concerns of area residents about increased traffic, noise, and night light from the parking lots, the development of La Costa Town Center is moving ahead in Carlsbad. 

La Costa Towne Center will consist of an 83-acre development with 284,400 SF of retail (with a 100,000 "big box" store), a 55,000 multi-story office project, residential housing (64 single family homes) and a medium density low-income housing project (scaled down from high density).

There will be a couple of gas stations (that seems good since there are none in that area), banks, a grocery (there is a Henry's Fresh Foods Market nearby already but not a big grocery - I don't know who the grocer will be), courtyards, public space, and more. My understanding is that the plans for a movie theatre were nixed. 

I suspect there will be further opposition as the La Costa Town Center moves ahead in Carlsbad (there will likely be significant impact on the housing development already in the area, and nearby Olivenhain in Encinitas) and no specific time frame seems to have been defined. Carlsbad Jewelers - Gems of La Costa Jewelers in Carlsbad California

Of the Carlsbad Jewelers, Gems of La Costa Jewelers in Carlsbad California is a real gem (photo at right links to website). 

Sorry about the pun, but after visiting Gems of La Costa in Carlsbad on more than one occasion, AND getting to know the owners, Dale and Linda Condy, personally, I believe this is a Carlsbad jewelry store you need to know about. Here's why. 

THE STORE HAS A DIVERSE SELECTION OF DIAMONDS, GEMS, AND gemstone jewelry

There are plenty of diamonds, emeralds, rubies and other stones (Alexandrite, Citrine, and Aquamarine for example) and a variety of designers. Obviously that's important to most buyers walking in the door. But this is not a store trying to be everything to everyone.

The boutique nature of Gems of La Costa has a real appeal, unless you want the bargain basement type of place with Sale signs everywhere, tables of inexpensive gold and sterling bracelets and necklaces, and staff who sound like they just took Gem Sales 101. Not my kind of place. 

PERSONAL ATTENTION IS IMMEDIATELY NOTICEABLE

I have met several members of the Gems of La Costa Carlsbad staff, in addition to the Condys, and the warmth and friendliness are always there. Walking into a new store and feeling welcomed, but not pressured, is key for many folks. Gems of La Costa knows how to treat their customers - new people walking in the door as well as repeat and referral business. 

EXPERIENCE AND KNOWLEDGE

Dale and Linda Condy have been in the business for many years, and in their current location since 1994, and Dale is a graduate of the Gemological Institute of America. They KNOW what they are doing and clearly have a passion for the jewelry business. In addition to gem sales they provide a host of other services you would hope for - jewelry repair, appraisals, cleaning and more. Their philosophy is to do business on a "win-win basis."

And one other thing that really impresses me -THE CONDYS ARE AVID SUPPORTERS OF CHARITIES  in the local community, and have been for years. You can hear their story of the "Charity Charges" in the video below.

Breakfast, and especially brunch, is a popular activity it seems, especially on the weekends

 The Broken Yolk Café adjacent to the Starbucks in South Carlsbad is a popular gathering place for foodies on the weekend. There is both indoor and outdoor dining, and an extensive breakfast and lunch menu with just about everything you could want (carbs, protein, vegetarian).

Starbucks remains a popular gathering spot, but let's face it, their breakfast and brunch offerings are pretty limited, so if a good sized meal is on your plate for the day, The Broken Yolk way be just the ticket.

Don't be surprised if you have to wait. The place is popular, and despite being a decent size you may find yourself waiting for 10-15 minutes, especially on Saturday and Sunday mornings. The food is decent - not great, IMO (you can read some reviews on Yelp) - but it will fill you up at a price I think many will feel is a respectable value. Our service the day we were there was friendly, prompt and efficient - hopefully that is true in general but I have no information on that. 

If you know the Albertson's Shopping Center at the corned of El Camino Real and La Costa Avenue in Carlsbad, you know The Broken Yolk Cafe is not a quaint, charming eatery on a quiet tree-lined street. But then that's not why you're there, right? Check out the street view on Google Maps.
