Buyers looking for Carlsbad homes for sale may be very interested in the new homes at Mirasol in La Costa Greens, a master planned community in South Carlsbad.

La Costa Greens - Master Planned Community in Carlsbad  

The Carlsbad new homes for sale at Mirasol is the newest La Costa Greens communities to hit the street. Homes continue to sell briskly in the new communities that are currently available in La Costa Greens - Trieste is in their final phase, and Viridian is getting close. Of the 16 homes that have been released at SolTerra (opened last October), only 2 are available as of 1 week ago and most of these have not even been built.

Mirasol is a community of 71 detached single family residences with 4 floorplans. There will be 1 single story plan but only 3 homes will be built.

Homes will range from around 1953 SF for the single story home, and from 3104 SF to 3217 SF for the two-story models. Final pricing has not been determined but the single story should be priced in the mid $600,000s with the large plans priced from the mid $700,000s.

A big plus is that the children in this La Costa Greens community will attend the Carlsbad Schools (Poinsettia Elementary, which is adjacent to Mirasol; Aviara Oaks Middle School in Aviara, and Carlsbad High School).

HOA fees are expected to be around $270 during the initial phases but at $202 at build-out.

The model homes at Miralsol should be ready for viewing by late April, and the first occupancy of these new Carlsbad homes is projected for late summer. [They are NOT taking deposits yet.]

La Costa Greens is a master planned community built beginning in 2004. While most of the villages within La Costa Greens now only offering resale homes, Trieste, Viridian, Avellino, SolTerra offer new construction homes.

Here's an update on AVELLINO:

Avellino (a total of 86 homes in multiple phases) is a La Costa Greens community offering new town homes in the Carlsbad real estate market. The Avellino town homes are currently priced in the high $400,000s to low/mid $500,000s, a great value in the Carlsbad real estate market for new homes with approximately 1600 - 2200 SF.

Avellino is taking reservations on the 3 floor plan homes for the first 3 phases - reservations are already in place for 7 of the 13 units. Some of these Carlsbad homes will offer views of the la Costa Hills. Other homes at Avellino will offer golf course views. There are several small parks planned, along with tot lots, BBQ/picnic areas and a horseshoe pit.

•·        Plan 1 - 1615 SF with 3 bedrooms, 2.5 baths, and a 2 car garage (2 stories). Homes start at $499,990. Anticipated move-in date is February 2010.

• Plan 2 - 1730 SF with 3 bedrooms, 2.5 baths, 2 car garage with optional master retreat or optional MBR (2 stories). Priced from $519,990
• Plan 3 - 2216 SF with 3-4 bedrooms, 2.5 baths, and 2-car garage (3 stories with option for elevator). Priced from $535,990.

Estimated property taxes are approximately 1.3% (which includes Mello Roos fees) with Avellino HOA fees of approximately $205 (to be verified -this  covers the parks and other amenities, insurance, private street maintenance, exterior building maintenance, and common area landscaping).

La Costa Greens fees are $208 which provides access for residents to the private club, The Presidio (ax expansive facility in La Costa Greens with clubhouse, fitness facility, and swimming pool), tennis courts, and an extensive network of footpaths and bike trails.

Children in the Avellino community will attend the Carlsbad Unified Schools. 

Shopping and dining are nearby and abundant along El Camino Real (the closest shopping center is barely a mile south), the Carlsbad Public Library and Cannon Art Gallery are a short distance by car, and the Carlsbad beaches are about 3 miles west.

Buyers in the Carlsbad real estate market seeking new homes might consider SolTerra in La Costa Greens in Carlsbad CA, if they are looking for detached homes priced under $600,000 in the La Costa area of Carlsbad.

La Costa - A Great Residential Community in Carlsbad

La Costa Greens is a master planned community built beginning in 2004. While most of the villages within La Costa Greens are only offering resale homes, Trieste, Viridian, Avellino and SolTerra are offering new homes.

SolTerra (a total of 38 homes) is a new La Costa Greens community offering new homes that are very well priced relative to resale homes currently active in the Carlsbad real estate market. The new homes at SolTerra are currently priced in the mid to high $500,000s which is a good value in the Carlsbad real estate market for new homes with approximately 1900 - 2200 SF.

SolTerra's Phase 1 consists of 9 homes, with 3 already sold - and the models are not even completed! Most homes have canyon and easterly views of the La Costa hills and are either 2 or 3 stories depending on the floor plan. 

• Plan 1 - 1989 SF with 3 bedrooms, 3.5 baths, and a 2 car garage. There are 2 homes priced at $563,990 and $558,990. All plans feature Bosch appliances.
• Plan 2 - 2105 SF with 3 bedrooms + loft, 3.5 baths, 2 car garage with 1 home available for $538,990.
• Plan 3 - 2196 SF with 4 bedrooms + loft, 3 baths, and 2-car garage. There are 2 homes priced at $573,990 and $598,990 with another due to be released at the end of October.

Estimated property taxes are approximately 1.3 - 1.4% (which includes Mello Roos fees) with HOA fees of approximately $261 (to be verified). Residents will have use of the private club, The Presidio (ax expansive facility in La Costa Greens with clubhouse, fitness facility, and swimming pool), tennis courts, and an extensive network of footpaths and bike trails.

Buyers who use SolTerra's preferred lender will receive up to $10,000 toward their closing costs, upgrades or flooring (call me for more information). That could be quite an incentive.

Children in the SolTerra community will attend the Carlsbad Unified Schools. 

Shopping and dining are nearby and abundant along El Camino Real (the closest shopping center is barely a mile south), the Carlsbad Public Library and Cannon Art Gallery are a short distance by car, and the Carlsbad beaches are about 3 miles west.

Buyers in the Carlsbad real estate market seeking new homes might consider Viridian in La Costa Greens in South Carlsbad.

La Costa Greens is a master planned community built over the last 5 years by a number of local builders with homes to meet a variety of budgets, style preferences and space needs. Most of the villages have been fully built and now only offer resale homes (some of which are now short sales and REOs at prices that are well below the original cost in some cases).

Viridian is one La Costa Greens community that is still under construction on the north side of the community bordering the master planned community of Bressi Ranch. Homes have sold well, and with current pricing for the remaining homes in Phase 4 at about $250/SF these represent a substantial value in the Carlsbad real estate market.

VIRIDIAN NEW HOMES IN PHASE 4 - La Costa Greens

There are only 2 homes left of the 12 homes being built in this phase. Both homes offer large lots (over 13,000 SF) which is rare in new construction in the Carlsbad area, at least for homes priced under $1 million. These two homes will be ready for occupancy in February 2010. 

The Plan 2 home (with 3688 SF of living space in the Santa Barbara style) is a 2-story with 3 bedrooms plus bonus room (or optional bedroom) and 3.5 baths with an expansive family room/kitchen/morning room combination and an exterior courtyard. This home is priced at $915,000 ($248/SF) with about a 1/3 acre lot 

The Plan 3 home (3953 SF of living space) has 4 bedrooms (with optional 5^th), 4.5 baths, a library, game loft, and interior courtyard. This is also a 2-story home, priced at $939,000 on about 1/3 of an acre. 

Only a few single story homes in Viridian have been built thus far, and none are planned for the next couple of development phases (a total of 9 phases are expected; Phase is due to be released before the end of 2009). 

As in the other La Costa Greens communities, estimated property taxes are 1.3 - 1.4% (which includes Mello Roos fees) with HOA fees of approximately $250/month (to be verified). Residents will have use of the private club, The Presidio, offering a large pool, spa, kitchen meeting rooms and more. 

Unlike much of the La Costa Greens community, children living in Viridian will attend the Carlsbad Schools. And the community is close to the Carlsbad beaches, shopping and dining along El Camino Real, and anew community park is planned for right down the street within walking distance (development has not yet begun). 

Viridian provides a terrific opportunity for buyers seeking spacious new homes with well over 3000 SF in the Carlsbad real estate market. Don't miss out on this opportunity - please feel free to give me a call with any questions and to arrange a tour.

I often get asked by home buyers in the Carlsbad real estate market about new construction homes and their availability.

We had a good amount of new construction (mostly detached homes) in the last several years, especially in South Carlsbad, and much of that is now gone, with a few exceptions (some condos at The Bluffs, detached homes in the $1 Million range at La Costa Ridge, new homes at Viridian and Trieste at La Costa Greens - prices and availability have changed since there article were written). But there is more on the way. 

Carlsbad home buyers who wish to take advantage of the $10,000 new home tax credit may have some other options this year at La Costa Greens, in addition to what you can read about in my recent post, Ways to Spend the California $10,000 Tax Credit.

DON'T FORGET about the $8,000 First TIme Home Buyer Credit also if you meet the qualifications. Imagine - you COULD get up to a total of $18,000 in tax credits.

Avellino at La Costa Greens will feature 2 and 3-story attached town homes in a small complex of about 80 homes just east of El Camino Real (within walking distance to shopping and restaurants, unless you play the lazy Californian). There are 3 plans available, ranging in size from 1650 SF up to 2216 SF, all with private yards that vary in size. Two-car garages are part of the package. Buyers, if they purchase in time, will have the option to include elevators (a plus in the 3 story) as well as some configurations to include 2 masters instead of a master plus 2 bedrooms. 

A number of units will have nice views of the La Costa hills on the other side of the golf course.

La Costa - A Great Neighborhood in Carlsbad, California 

Units will be in several different configurations - 2 units, 3 units (with the 3-story unit in the middle), and 4 units. Phase 1 is expected to be ready for closing and occupancy by the end of November 2009.  Pricing has not been finalized but my guess (and chatting with the sales person) is we may see these units starting in the mid $500s. 

HOA fees are about $205 with total property taxes including Mello Roos at 1.3%. Residents will have use of the popular Presidio, the private residents club with swimming pool, spa, gourmet kitchen and meeting rooms.

Children will attend Poinsettia Elementary School in the Carlsbad Schools (most La Costa Greens communities are in the San Marcos School District).

La Costa Greens is a large planned community in South Carlsbad near the famed La Costa Resort and Spa. There are 9 neighborhoods with homes constructed by different reputable builders; Trieste and Viridian are currently under construction with a good number of homes available, but properties in the other neighborhoods are primarily resales with a few model homes available.

A new village, Solterra, is coming soon.
