Carlsbad Real Estate – New Homes at CopperWood in La Costa Oaks in Carlsbad CA (Oct 2009 UPDATE)

Buyers in the Carlsbad real estate market seeking new homes might consider CopperWood in La Costa Oaks in Carlsbad CA, if they are looking for larger homes (and higher price) than those at Rockledge across the street. But these new construction homes in La Costa are going fast, too...surprisingly so.

La Costa - A Great Residential Community in Carlsbad

La Costa Oaks is a master planned community built between 2003 and 2006 and until recently only offered resale homes. That has now changed with the new developments at Rockledge and CopperWood.

CopperWood (total of 53 homes) and Rockledge are the two new La Costa Oaks communities offering new homes that are pretty well priced relative to resale homes currently active in the Carlsbad real estate market. The new homes at CopperWood are priced in the mid $700,00s to low $800,000s currently which is a good value in the Carlsbad real estate market for homes this size.

Phase 1 is already sold out and all homes (most with canyon and/or distance ocean views) have now closed escrow. 

CopperWood New Homes at La Costa Oaks - Phase 2:

There are 4 Carlsbad home available in this phase with a December 2009/January 2010 anticipated move-in date. These homes (3 floor plans) range from 3189 SF up to 3688 SF:

  • Plan 1 - 3189 SF with 4 bedrooms, 3.5 baths, and a 3 car garage (Plan 1 has a downstairs MBR) for $769,490 ($241/SF)
  • Plan 2 - 3511 SF with 4 bedrooms, 4.5 baths, media room and library, 3 car garage for $802,990 ($229/SF)
  • Plan 3 - 3688 SF with 5 bedrooms, 4.5 baths, media room for $810,990 ($220/SF)

CopperWood New homes at La Costa Oaks - Phase 3:

There are 2 homes left in this phase with a March/April 2010 move-in date planned: Plan 1, priced at $817,990 with 3260 SF and a 9000SF+ lot, and a Plan 3, priced at $821,990 with 3688 SF on a lot of almost 8000 SF; these homes are not view homes. Estimated property taxes are 1.3% (which includes Mello Roos fees) with HOA fees of approximately $242 (to be verified) which will decrease to about 223/monthly once the community (including Rockledge) is completed. Residents will have use of the private club, The Oaks Club (a 5500 SF facility in the existing community), offering a large pool, spa, kitchen, meeting rooms and more. A new pool facility is being built within walking distance of CopperWood and is expected to be completed in 2009.

Buyers who use CopperWood's preferred lenders will receive up to $10,000 toward their closing costs (call me for more information). That could be an incentive.

Children in the CopperWood community will attend the Encinitas Union and San Dieguito Union High School Districts schools. 

Shopping and dining are nearby, the beaches are about 6 miles west, and the new La Costa Town Square is slated to be built down the street less than a mile away.

CopperWood provides a terrific, but clearly increasingly limited, opportunity for buyers seeking new homes of over 3000 SF and 4 or more bedrooms in the Carlsbad real estate market. Don't miss out on this opportunity - give me a call with any questions and to arrange a tour.

Carlsbad Real Estate - New Homes in Rockledge at La Costa Oaks in the La Costa Area of Carlsbad

Buyers in the Carlsbad real estate market who are seeking new homes (i.e., new construction), and who would like to take advantage of $8000 first time home buyer tax credit, have a number of options.

La Costa - A Great Residential Community in South Carlsbad

Rockledge is on the east side of Rancho Santa Fe Road (as you head toward San Elijo Hills) which puts it within a couple of miles from the Henry's Fresh Food Market, the CVS, a couple of restaurants and several other stores. You are about 15 - 20 minutes to the Carlsbad and Encinitas beaches, as well as golf at La Costa and the Four Seasons, and all the dining and shopping along El Camino Real.

Some reasons to like Carlsbad new homes at Rockledge: 

Entrance to Rockledge new homes in La Costa Oaks La Costa CarlsbadA top selling point is that children will attend the top-ranked Encinitas Schools - Encinitas Union and San Dieguito Union High School districts (you can check School Digger or Great Schools for more information). 

You can buy a brand new Carlsbad home with about 1900 SF to almost 2500 SF for less than $290/SF - practically unheard of in our area even with the price shifts we have seen

Only 43 homes will be built in this village, keeping the community small as compared to some subdivisions like Bressi Ranch. 

Residents will have access to a private club, The Oaks Club, with competition-sized swimming pool, wading pool, picnic and BBQ areas, plus an exercise facility, gathering room and gourmet catering kitchen. A second Club will be built with an expected completion date of late 2009. 

An incentive of $10K is available if you use on of their preferred lenders, which can be used for flooring, upgrades or closing costs. 

You can qualify for the $10,000 new home buyers credit in California (DEADLINE July 2 - JUST ANNOUNCED), and, if you are a first time buyer, the first time home buyers credit of up to $8000 

There are 5 Carlsbad homes in Phase One available, priced between $602,490 and $706,990. Homes, all of which are two-story with 2-car garages, range in size from 1913 SF up to 2463 SF, with 3 bedrooms and 2.5 baths up to 4 bedrooms and 3 baths in 3 floor plans.  A number of these homes have canyon and ocean (distant) views due to their elevation on the hill looking west. Styles include Tuscan, Santa Barbara and Spanish.

Landscaping is included for the front yard (which is not typical for the new homes built in the area) but not the rear so factor in that additional cost. Average lot sizes are around 5000 SF. 

Property taxes and Mello Roos total about 1.3% which is similar to other new subdivisions in Carlsbad; HOA fees will range from about $242/month to $246/month.

In the current Carlsbad real estate market, the new homes at Rockledge are pretty impressive in terms of quality and price. And being in the Encinitas School District is a huge plus.

Expected completion time for this phase of new construction is late September to early October 2009.

IMPORTANT UPDATE: TODAY, July 2, is the last day to fax applications in for the $10,000 tax credit in California - this was just announced on the CA Franchises Tax Board site after this post was written. But you can still get a great home at a great price.

La Costa Oaks - Master Planned Community in Carlsbad, California

 La Costa Oaks, located in the southeast corner of Carlsbad (link is to community profile with virtual tours and music) in the La Costa area, and bordering San Marcos, is a large project on 741 acres of rolling hills. One of the 4 communities in the La Costa Villages (La Costa Valley - built and sold out), La Costa Greens (some brand new construction still available but also some resale properties) and La Costa Ridge (mostly under construction with a few home occupied), La Costa Oaks opened in July of 2004. This subdivision is located about 5 miles inland, off La Costa Avenue and Rancho Santa Fe Road.

 This community of 1032 homes consists of 12 neighborhoods, and has been developed by a number of well-known area developers - Shea Homes, K. Hovnanian, Pulte, Centex Homes, and Warmington Homes. Properties range in size from around 3,700 SF to a bit over 4,700 SF with 3 to 5 bedrooms.

The general price range for the development was $800s to around $1.6 million when it was being built; some prices have gone up since. The majority of the homes have been sold and are now occupied but a few homes are still under construction.

 Communities include Hillock, Clifton Heights, Starboard, Highgrove, Colrich andStoneridge.

 In the heart of La Costa Oaks is the private Oaks Club (photo, bottom right) for residents, This includes a 5,500 SF clubhouse with gourmet kitchen, exercise facility and meeting space, a large pool and children's pool, and picnic and barbecue area. La Costa Oaks offers miles of pedestrian pathways and hiking trails, and is located by the La Costa Preserve, with over 1,000 acres of nature and wildlife preserve.

 Many of the homes, because of their location high on the hills offer beautiful views of the back country, the La Costa preserve, and some vistas include the distant ocean.

Currently there are 19 La Costa Oaks homes for sale. All are detached properties, and the price range is $895,000 to $1,595,000 (average price is $1,253,000).  Homes offer between 3 and 5 bedrooms, and 3.5 and 5.5 bathrooms. Living space in these properties is abundant, from about 3,100 SF to around 4,500 SF.

 Seventeen homes have been sold in the last 6 months, ranging in price from $800K to $2.150 million (for a 5,250 SF home). The average price was $1.210 million.

Because of the location, residents can enjoy the amenities of both Carlsbad and San Marcos, including golf (Four Seasons Aviara, La Costa Spa and Resort), shopping and restaurants
