in La Costa Oaks in Carlsbad
La Costa Oaks, located in the southeast corner of Carlsbad in the La Costa area, and bordering San Marcos, is a large master planned, residential community on rolling hills consisting of detached single family homes.
La Costa Oaks is one of the 4 La Costa Villages in Carlsbad (including La Costa Valley, La Costa Greens, and La Costa Ridge). The La Costa Oaks South neighborhood, located at La Costa Avenue and Rancho Santa Fe Road, opened in 2004.
The La Costa Oaks North area was added to the La Costa Oaks community in 2013 and 2014, with several new neighborhoods, on both the east and west sides of Rancho Santa Fe Road bordering San Marcos further north of the South community.
The La Costa Oaks community consists of 11 neighborhoods, and has been developed by a number of well-known area builders - Shea Homes, K. Hovnanian, Pulte, Centex Homes, and Warmington Homes, among others. There are 820 homes in the master Homeowner’s Association.
The earlier phases of La Costa Oaks homes generally range in size from around 3,700 SF to a bit over 4,700 SF with 3 to 5 bedrooms. More recently smaller homes in a variety of price ranges were built.
In the heart of La Costa Oaks South is the private Oaks Club for residents (see photo at right). The Oaks Club includes a 5,500 SF clubhouse with gourmet kitchen, exercise facility and meeting space, a large pool and children's pool, and picnic and barbecue area.
The newer phase of La Costa Oaks North also offers a private residents’ area including clubhouse, pool, tot lots and barbeque area called The Splash. La Costa Oaks community also offers an RV storage area.
As in other master planned communities in Carlsbad, La Costa Oaks offers plentiful pedestrian pathways and hiking trails. Part of La Costa Oaks is located by the La Costa Preserve, with over 1,000 acres of nature and wildlife preservation.
Many of the homes, because of their location high on the hills offer beautiful views of the back country, the La Costa preserve, and some homes offer distant ocean views.
Because of the location, residents can enjoy the amenities of both Carlsbad and San Marcos, including golf, shopping, and numerous restaurants in Carlsbad and San Marcos, and in nearby Encinitas. Carlsbad and Encinitas beaches are just a few miles away.
CURRENT HOMES FOR SALE IN LA COSTA OAKS:
According to the MLS there are 9 homes for sale, built between 2005 and 2013, ranging in price from $1,050,000 to $1,995,000 (average list price is $1,413,778).
Homes have been on the market an average of 34 days.
These La Costa Oaks homes range in size from 2889 SF to 4714 SF. All are 2-story.
PENDING LISTINGS IN LA COSTA OAKS:
There are 3 homes that are in pending status, on the market an average of 19 days. These homes are listed from $1,198,000 to $1,795,000 and range in size from 3118 SF up to 4714 SF.
SOLD ACTIVITY IN 2018 in LA COSTA OAKS:
46 La Costa Oaks homes sold in 2018 according to the MLS
Sales prices ranged from $907,500 to $2,000,000 (average price was $1,293,500; median price was $1,258,750)
Marketing time averaged 30 days (ranging from 1 to 212 days)
15% of the home buyers paid cash for their properties
Buyers were able to negotiate, on average, 3% off the list price. However, at the same time 35% of the home buyers paid full price or more for their new homes.
