The La Costa area in South Carlsbad has a couple of planned communities that still have new homes for sale. The most dramatic is La Costa Ridge, a gated community built on the highest point in South Carlsbad.

La Costa Ridge consists of 4 neighborhoods (Fiori, Messina, San Vincenzo, and Dolcetto), each by a different builder, a variety of home styles, sizes, and price ranges, and some terrific views of the back country, vistas to the north and south, views of the La Costa area, and in some cases the distant ocean and lagoon.

Current Homes for Sale and Pricing: Currently there are 13 Carlsbad homes for sale in La Costa Ridge in the MLS (NOTE: builders may have others that are under construction and ready at a future date TBD); several of these are resales, the rest are newly built and ready to go. Prices, which have moderated since La Costa Ridge first started selling, are very favorable given the size, location, and views: $781,341 (in the lowest priced area) up to $1,475,000, ranging in size from 2844 SF up to 4873  SF (3 to 5 bedrooms and 4 to 6 baths), some with incredible views, including the mountains and the ocean.

Carlsbad Real Estate - Affordable New homes in Carlsbad at Dolcetto

The Carlsbad real estate market continues to offer new construction homes in several subdivisions, although these numbers are dwindling as several thousand homes have been built, and sold, in the last several years.

New homes in Dolcetto at La Costa Ridge in CarlsbadLa Costa Greens has two villages that still have newly built and to-be-built homes available (Viridian and Trieste), and some new homes still remain at La Costa Ridge at Messina. La Costa Ridge also offers some of the most affordable new homes in Carlsbad at Dolcetto, on the east side of this hilltop planned community.

Dolcetto is one of 4 neighborhoods in the gated community of La Costa Ridge and the least expensive. New homes range in price from the mid $700s. These KB Homes vary in size from around 2,545 SF up to 4,260 SF. There are 4 floor plans to choose from (one a single story – one home remains of the single stories but it is on a huge lot…one of the largest in La Costa Ridge), with 3 to 5 bedrooms (depending on options) and 3.5 to 5.5 baths.

Buyers – be aware that these prices do not include landscaping, as is also true for other new homes that have been built in the area (residents have 6 months for the HOA to approve their landscaping plans and up to 1 year for the landscaping to be installed).

These homes range in price from $744,990 to about $836,615. Buyers will have the opportunity to select options and upgrades on the homes that have not been built yet. These homes offer different views and lot sizes from around 6700 SF to over 16,000 SF. Many of the Dolcetto homes have views of the San Marcos hills just a short distance away, and the evening lights from the residential community of San Elijo Hills in San Marcos.

Children in La Costa Ridge attend the San Marcos schools. Residents pay HOA fees of approximately $263/month, and the total tax rate (property taxes plus Mello Roos) are about 1.3% of the total purchase price.

La costa Ridge is located at the top of the La Costa hills just 15 minutes from the Carlsbad beaches. Shopping adn dining are plentiful just 10-15 minutes away. You can enjoy golf at the famed La Costa Resort and Spa, about 2 miles away, and at the Four Seasons Aviara Resort.

The Carlsbad real estate market offers several options to new home buyers.

La Costa Ridge is the newest of the La Costa Villages, three master planned communities in the South Carlsbad area known as La Costa (anchored by the internationally-known La Costa Spa and Resort).

This master planned community is currently under construction, with many homes yet to be built. However the 4 builders have model homes available and a number of houses are ready for occupancy.

La Costa Ridge is built on the highest hill in La Costa, so many homes have dramatic vistas - the ocean, the Batiquitos Lagoon, south to La Jolla, north beyond Camp Pendleton, or of the back county hills. The La Costa Preserve provides about 1000 acres of open space, and there is a system of biking paths and hiking trails that are interconnected.

There are both single and two-story homes for sale at La Costa Ridge, ranging in size from approximately 2500 SF up to 5300 SF, with 3 - 5 bedrooms, and 2.5 up to 6 bathrooms. Starting prices are $900,000 to $1.2 million depending on the village (Fiori is the most expensive).

Younger students will attend the La Costa Meadows Elementary School located just a short distance away. Older students will attend other schools in the San Marcos Unified School District.

There is a myriad of shopping along El Camino Real in South Carlsbad and Encinitas, about 2 miles west, and you are a 10 minute drive to San Marcos. The Carlsbad and Encinitas beaches are a 15 minute drive.
