Inside The 3rd Quarter Wine Shop in Encinitas 

The 3rd Quarter Wine Shop and Bistro in EncinitasLooking for a good wine shop in Encinitas with a restaurant combination? The 3rd Corner Wine Shop and Bistro in Encinitas is a delightful place to dine, and with the size of the crowd last night, a very popular one. 

The 3rd Corner wine shop concept is simple, and a good one. There is a retail wine shop in the midst of the restaurant with a good selection of wines at prices that seem reasonable (not Costco or BevMo but decent).

You buy a bottle, and it will be uncorked for you by your server for $5.  End of story. 

We dined for the first time at The 3rd Corner in Encinitas (there are 2 other locations - Ocean Beach and Palm Desert) last night with friends and had a white varietal called Evolution which I love, for $22.95. I can't think of a single restaurant I've dined at recently where you can get any bottle of wine for that, let alone a very good one. 

The 3rd Quarter Wine Shop and Bistro in EncinitasBeing accustomed to the 3, 4 or 5X mark-ups that restaurants do, this is a real find. Somehow paying $60 for a bottle of wine I can get for $15 in the store really irks. 

And the French-style bistro food California style is terrific. Their dinner menu is varied with cheeses, pastas, fish and more. I shared an heirloom tomato tart with my wife for a starter, and it was excellent. Wish I had had the whole thing to myself, it was that good. My black truffle risotto was wonderful - my advice? Get the smaller portion, though. 

The 3rd Corner Wine Shop and Bistro in Encinitas is located in the Lumberyard on Route 101/the Coast Road, at 897 S. Coast Highway, Suite. F-104. They are open every day except Mondays from 11:30 am until 1:00 am for food, with the retail store open the same days from 10 am until 1:30 am. 

The 3rd Corner Wine Shop and Bistro in Encinitas definitely goes on my list of favorite places - I'm looking forward to the next visit.

Sunny Sunday (Finally) in Encinitas CA

Entrance to the Self Realization Fellowship in Encinitas CA

We saw some real sun today, for the first time, except for a peek yesterday, in over a week.

This photo was not taken today, but we visited the Self Realization Fellowhip in Encinitas last night for an Indian dinner, a play, music and other entertainment for the annual celebration of the founder, Yoga and Mediation master Paramahansa Yogananda, who died in 1952.

It's a beautiful place to vist and there are spectacular gardens to waunder on the bluff above the ocean.

As a buyer or seller in the Encinitas real estate market, it is important to have information about the market conditions in order to make a more informed decision about what to do with regard to buying or selling your Encinitas home. 

Here is a summary of the Encinitas real estate market for June 2010 based on statistics from the MLS (private sales are not included nor are manufactured and mobile homes). These data are deemed reliable but are not guaranteed due to how data may be entered into the MLS system.

Leucadia- Surfers' Beach Community in Encinitas CA

In June 2010, 37 homes sold in the Encinitas real estate market, a drop of 46% over last month which followed a 12% increase over the prior month. Here's the breakdown of overall activity.

Home sales shifted in the Encinitas real estate market with a significant decrease in sales for both detached and attached homes, while the average marketing time increased. Average sales prices also declined, but modestly for detached homes. 

There were 34 homes with a Contingent status at the end of June (i.e., short sale and foreclosure homes having offers that are being considered by the lenders), the same as last month.  These homes are considered Active and are included in the overall active statistics. 

For June 2010 the Encinitas real estate market saw another increase in inventory, with more homes for sale (303) than in May (up by 6%). This represents an inventory of 5.6 months for attached homes, up from 4.9 months last month, and 7.4 months for detached homes at the current rate of sales, up from 6.9 months in May (based on a 6-month period).

101 Encinitas homes came on the market in June compared to 93 last month, while the number of homes going pending remained about the same, 47 as compared to 48 last month. 

These data are based on information provided by the MLS for homes that went under contract in the last couple of months. More details about the Encinitas real estate market can be provided with regard to current activity as well as within specific areas such as Encinitas Ranch, Leucadia and Olivenhain. 

Watching the trends over time, as opposed to focusing on the data for one particular month, is more revealing and informative, and will provide a better sense of what is happening in the Encinitas real estate market. Encinitas is known for beautiful flowers in its nurseries, gardens and at retail and whole sale growers.

This beauty was one of many I spied at an orchid nursery in Encinitas just off the freeway.

Of course if you want a gorgeous orchid arrangement, I would recommend ENCINITAS ORCHIDS owned and created by my friend Don Doerfler.

In May 2010, 68 homes sold in Encinitas, up 48% over last month following a 12% increase over the prior month. Here's the breakdown of overall activity.

Home sales shifted in the Encinitas real estate market with a significant increase in sales for both detached and attached homes; days on market remained about the same. Average sales prices went up modestly for detached homes but dropped for attached. 

There were 39 homes with a Contingent status at the end of May (i.e., short sale and foreclosure homes having offers that are being considered by the lenders), the same as last month.  These homes are considered Active and are included in the overall active statistics. 

For May 2010 the Encinitas real estate market saw another increase in inventory, with more homes for sale (285) than in April (up by 8%). This represents an inventory of 4.9 months for attached homes, up from 4.2 months last month, and 6.9 months for detached homes at the current rate of sales, down from 7.8 months in April (based on a 6-month period).

93 Encinitas homes came on the market in May compared to 87 last month, while the number of homes going pending dropped by 28% from 67 to 48. 

These data are based on information provided by the MLS for homes that went under contract in the last couple of months. A Sporting Life Health Family Festival | Encinitas California

Legendary skateboarder and area resident Tony Hawk will be one of the main attractions at A Sporting Life Health Family Festival being held this coming Sunday May 23, 2010 in Encinitas CA

A Sporting Life Health Family Festival is being held at the Oak Crest Middle School and will feature world class athletes, music, food, activities (e.g., basketball free throw contests, Frisbee contests, volleyball games), and around 50 health and nutrition vendors related  (e.g., the Natural Living Source, Jimbo's Natural Food Grocer). Folks can meet athletes in person and enjoy a number of athletic demonstrations. 

A Sporting Life Health Family Festival focuses on providing health and educational information and activities, and will benefit Fresh Start Surgical Gifts, the Rancho Coastal Humane Society and Star/Pal

Admission is $10; $8 for military and seniors, and children under 5 are free, and tickets may be purchased on-line at A Sporting Life Health Family Festival's website (NOTE - there is a $1processing fee for purchasing on-line!). There is free parking and shuttle at the Mira Costa College at 3333 Manchester Avenue in Cardiff. 

Need something to do this weekend? Why not come on out, have some fun, meet some amazing athletes and Olympians, learn some good stuff about healthy living and nutrition, and support several worthy causes at A Sporting Life Health Family Festival in Encinitas.

Fire Safety - How to Put Out a Fire with a Fire Extinguisher

How to Put Out a Fire with a Fire Extinguisher

The Encinitas Fire Department put on a demonstration yesterday on how to put out a fire using a fire extinguisher. [photo courtesy of photo8.com on Flickr]

This demonstration was part of the class on Emergency Preparedness being offered by the Natural Living Source. The demo was held in the parking lot outside the Blue Star Body Lounge who hosted the site for the remainder of the Emergency Preparedness class

Critical to putting out a fire with a fire extinguisher, of course, is knowing HOW to use it, and the videos will explain the procedure and show you how it's done

 

The important way to remember the procedure is PASS: 

P - Pull the ring to release the handle on the extinguisher

A - Aim the hose

S - Squeeze the handle to release the chemicals

S - Sweep back and forth with the hose, spraying LOW at the base of the flames NOT at the middle or top

 

 

I hope you will share this important message with others who might benefit. And for those who don't even have a fire extinguisher in their homes, well, perhaps this will inspire them. Per the Encinitas Fire Department a home fire extinguisher can be used to put out many small fires and possible prevent a worse fire or tragedy.

Home sales shifted in the Encinitas real estate market with an increase in sales for detached homes; days on market shift modestly downward. At the same time average prices went up substantially, based on some higher priced attached homes selling, but dropped for detached homes. 

There were 37 homes with a Contingent status at the end of April (i.e., short sale and REO homes having offers that are being considered by the lenders), the same as last month.  These homes are considered Active and are included in the overall active statistics. 

For April 2010 the Encinitas real estate market saw another increase, but small, in inventory, with more homes for sale (265) than in MArch (up by 3). This represents an inventory of 4.2 months for attached homes, down from 4.6 months last month, and 7.8 months for detached homes at the current rate of sales, up from 7.4 months in March (based on a 6-month period).

87 Encinitas homes came on the market in April compared to 85 last month, and the number of homes going pending rose again, this time by 4, to 67. 

These data are based on information provided by the MLS for homes that went under contract in the last couple of months. More details about the Encinitas real estate market can be provided with regard to current activity as well as within specific areas such as Encinitas Ranch, Leucadia and Olivenhain. 

Watching the trends over time, as opposed to focusing on the data for one particular month, are more revealing and informative, and will provide a better sense of what is happening in the Encinitas real estate market. The Leucadia 101 Streetscape is Changing in Encinitas California 92024

The Leucadia 101 Streetscape is Changing

It's true...literally. The Leucadia 101 streetscape, as they call it, IS changing.

So what DOES this mean? 

The Coast Highway heading North through Leucadia (Encinitas) California

The famous and popular Leucadia Donut ShopLeucadia is a funky, eclectic beach town (the northern-most community in Encinitas, just south of Carlsbad) with a strong surfing history and feel.

Terrific beaches, a lack of glitzy retailers and boutiques, and an amazing array of housing from apartments to trailer parks to multimillion dollar beachfront homes combine to create an environment reminiscent of years ago but tiptoeing into the future. Folks like it that way.

Indeed, bumper stickers that shout "Keep Leucadia Funky" are commonplace.

Leucadia is also home to some of my favorite haunts - Le Papagayo for terrific food and music, and the Builder's Candy Store, to name a few.

Some of that Leucadia streetscape is about to change. In a major way. And not without some bumps along the way.  As one would expect there have been lots of controversy over the planned improvements, what they should be, whether they are needed, have the appropriate studies been done, etc.

The landscape, including the main thoroughfare...the historic 101 Coast Highway...will be undergoing major changes over the new few years.

And thus, the Leucadia 101 Streetscape, the name coined for the massive undertaking for remodeling the stretch of road through Leucadia (the coolest part of Encinitas, IMO).

Here's a briefing on what will be happening:

  • 2 northbound lanes of the Coast Highway will become 1
  • 5 round-a-bouts (rotaries, for you New Englanders)
  • Adding 900 trees for a total of 1,111 with 8% removed
  • Additional parking (both diagonal and parallel)
  • A Northbound bike lane and a walking trail

There will be multiple phases as these changes are implemented - I envision some major traffic issues, but that's my traffic pessimism talking perhaps. And the fact that is it changing significantly has me a little worried. Seems this can help many of the restaurants and retailers, and the landowners. That's good. I'm taking a wait-and-see approach.
