Many of the senior communities in North San Diego County offer manufactured and mobile housing, and for those senior buyers looking for stick-built homes, the options are far fewer. High Country Villas in Encinitas are one popular option, and with the adjacent golf course (including pool, club house, spa and numerous activities), offers a resort-like environment with walking trains and lots of green space sought by many senior buyers.

The Encinitas homes in High Country Villas are attached single story units in small clusters off the main road through the community (ungated) with resident and guest parking. Some of the homes offer great views of the golf course or the mountains to the east due to their location on the gently rolling terrain.

Encinitas Real Estate Market Report for February 2010

As a buyer or seller in the Encinitas real estate market, it is important to have information about the market conditions in order to make a more informed decision about what to do with regard to buying or selling your Encinitas home.

Here is a summary of the Encinitas real estate market for February 2010 based on statistics from the MLS (private sales are not included nor are manufactured and mobile homes). These data are deemed reliable but are not guaranteed due to how data may be entered into the MLS system.

In February 2010, 34 homes sold in Encinitas, 1 more than last month. Here's the breakdown of overall activity.

Home sales shifted in the Encinitas real estate market with an increase in detached home sales, but a large downward shift in attached sales. The average sales price of a single family Encinitas home did not change again, whereas attached homes dropped by 9%.

 

There were 34 homes with a Contingent status at the end of February (i.e., short sale and REO homes having offers that are being considered by the lenders), 3 less than last month.  These homes are considered Active and are included in the overall active statistics.

 

For February 2010 the Encinitas real estate market saw another increase in inventory, with more homes for sale (242) than in January (13%). This represents an inventory of 4.8 months for attached homes, up from 4.5 months last month, and 6.4 months for detached homes at the current rate of sales, down from 5.4 months in January (based on a 6-month period).

91 Encinitas homes came on the market in February compared to 89 the previous month, and the number of homes going pending also rose, by 11%, to 50.

 

These data are based on information provided by the MLS for homes that went under contract in the last couple of months. More details about the Encinitas real estate market can be provided with regard to current activity as well as within specific areas such as Encinitas Ranch, Leucadia and Olivenhain.

 

Watching the trends over time, as opposed to focusing on the data for one particular month, are more revealing and informative, and will provide a better sense of what is happening in the Encinitas real estate market. Encinitas Orchids – An Interview with the Creator and Owner, Don Doerfler, in Encinitas CA 92024

Arts Alive Banner Project 2010 in Encinitas California - The Unveiling 2/20/10

2 of the 101 Banners Unveiled in Encinitas in teh Arts Alive Banner ProjectAfter writing about the Arts Alive Banner Project 2010 in Encinitas (the 11th year) the other day, I had to stop in at the actual unveiling to see it for myself this afternoon. 

The 101 banners (get it? The Coast Highway is Route 101) were hanging on the railings, windows and walls of the now-empty Cabo Grill atop the bluff in Leucadia (Encinitas) with terrific ocean views - prime real estate for sure.

The kick-off was at 2 so I arrived early - good thing, since the parking lot was almost full and I walked into the restaurant filled with folks milling around, easily 200+. 

 

Some of the 101 Banners Unveiled in Encinitas in teh Arts Alive Banner ProjectThe banners were all covered as you can see in the photos, and I caught the actual unveiling on video. Danny Salzhander, President of the 101 Artists'Colony who spearheads this annual fundraising event, was the MC. The speech was short, the countdown began at 5, and 101 banners were simultaneously unveiled to an enthusiastic audience. 

Folks can bid on each banner, starting at $150, with all the proceeds being shared 50/50 by the artist and several organizations:

The banners will now all be hung along Route 101 on the lamp posts, and the final auction will be held at the famed Seaside Market in Cardiff on May 23, 2010 at 2:00 PM with Rich Houk, Auctioneer.

Encinitas Orchids - Living Orchid Arrangements in Encinitas CA 92024

Don Doerfler is a master at creating living orchid arrangements. I know, because I met him the other day and saw for myself. His business, Encinitas Orchids, is based at his home in Encinitas, and a visit to his showroom is a visual treat.

Not only are the orchids spectacular, but the vessels used to create the living orchid arrangements (e.g., antique Chinese wood boxes, ceramics) add to their beauty.

And Don's talent for creative use of color and visual imagery as an artist is immediately obvious in the stunning living orchid arrangements he creates. 

The orchids will generally last for months, but you can have a perpetual arrangement and be a perpetual customer - bring the arrangement back and Don will replace the orchids (the new orchids may be different) for a modest cost so you can continue to enjoy your orchids.

I learned quite a few things meeting with Don. For example, orchids are the oldest plant, and there are thousands of varieties - indeed they are the most diverse family of plants known. They live in just about every environment save for deserts and the Antartic/Artic.

In addition to the Encinitas Orchids showroom where you can view the arrangements Don has for sale, you will find Encinitas Orchids' living orchid arrangements at the Leucadia Farmers' Market (Sundays from 10 - 2), the Mercado in Little Italy (Saturdays from 9 - 1:30) and the Point Loma Liberty Station (Sundays from 9:30 until 2:30).

In January 2010, 34 homes sold in Encinitas, only 2 less than in December. Here's the breakdown of overall activity.

Home sales shifted in the Encinitas real estate market with a dramatic decrease in detached home sales, and large shift up in attached sales. The average sales price of a single family Encinitas home did not change, whereas attached homes dropped by 9%.

There were 31 homes with a Contingent status at the end of January (i.e., short sale and REO homes having offers that are being considered by the lenders), 2 less than last month.  These homes are considered Active and are included in the overall active statistics. 

For January 2010 the Encinitas real estate market saw an increase in inventory over December (7%), with 214 homes for sale at the end of the month. This represents an inventory of 4.5 months for attached homes, up from 4.3 months last month, and 5.4 months for detached homes at the current rate of sales, up from 4.5 months in December (based on a 6-month period).

89 Encinitas homes came on the market in January compared to 54 the previous month (up 71%), and the number of homes going pending also rose, to 45 compared to 36 homes last month (up 25%). 

These data are based on information provided by the MLS for homes that went under contract in the last couple of months. More details about the Encinitas real estate market can be provided with regard to current activity as well as within specific areas such as Encinitas Ranch, Leucadia and Olivenhain. 

Watching the trends over time, as opposed to focusing on the data for one particular month, are more revealing and informative, and will provide a better sense of what is happening in the Encinitas real estate market. As a buyer or seller in the Encinitas real estate market, it is important to have information about the market conditions in order to make a more informed decision about what to do with regard to buying, or selling, your Encinitas home. 

Here is a summary of the Encinitas real estate market for December 2009 based on statistics from the MLS (private sales are not included nor are manufactured and mobile homes). These data are deemed reliable but are not guaranteed due to how data may be entered into the MLS system.

In December 2009, 36 homes sold in Encinitas, 3 fewer than in November. Here's the breakdown of overall activity.

Overall home sales did not shift in the Encinitas real estate market but there was a large drop in attached home sales. 2 of the 9 attached homes (22%) were short sales (good news that short sales ARE selling); 6 of the detached homes (2 short sales, 4 REOs) or 20% were non-equity sales. 

There were 33 homes with a Contingent status at the end of December (i.e., short sale and REO homes having offers that are being considered by the lenders), 7% more than last month.  These homes are considered Active and are included in the overall active statistics. 

For December 2009 the Encinitas real estate market saw a significant shift downward in inventory over November (16%), with 200 homes for sale at the end of the month (compared to 232 last month). This represents an inventory of 4.3 months for attached homes, down from 4.4 months last month, and 4.5 months for detached homes at the current rate of sales, down from 7 months in November (based on a 6-month period).

52 Encinitas homes came on the market in December compared to 53 the previous month, and the number of homes going pending also dropped, to 36 from 51 homes last month (down 29%). 

These data are based on information provided by the MLS for homes that went under contract in the last couple of months. More details about the Encinitas real estate market can be provided with regard to current activity as well as within specific areas such as Encinitas Ranch, Leucadia and Olivenhain. 

Watching the trends over time, as opposed to focusing on the data for one particular month, are more revealing and informative, and will provide a better sense of what is happening in the Encinitas real estate market. El Camino Real in Encinitas, California – The Shopping Corridor

El Camino Real in Encinitas, California - The Shopping Corridor

El Camino Real, the "King's Highway," in a main thoroughfare running from Oceanside south to Cardiff. The road, which roughly parallels the ocean, is a good alternative to commuting on the 5 freeway during rush hour as there is less traffic, although you have to deal with stop lights. 

One of the shoping malls along the El Camino Real shopping corridor in EncinitasEl Camino Real takes you through residential and agricultural areas as well as several significant shopping areas, the best and most diverse being the El Camino Shopping Corridor in Encinitas (from Encinitas Boulevard north to Leucadia Boulevard). 

Folks living in South Carlsbad, West San Marcos, and Encinitas (including Olivenhain), Rancho Santa Fe, and Cardiff have easy access to this several mile stretch of shopping nirvana. You can find an incredible array of retailers, businesses, services and places to dine (fast food to moderately priced eateries, with a broad range of ethnicities, to wine bars), pretty much everything most folks need on a daily basis.

There are all the major grocery chains (Vons, Jimbos, Albertsons, Henry's Farmers Marker, Trader Joes, Stater Bros.), big "package" stores (e,g,. Target, Best Buy, Office Depot, Bed, Bath and Beyond, HomeGoods, TFMaxx, Staples, Home Depot, Ross Dress for Less), a myriad of insurance, escrow, financial, dental, medical, and plastic surgery offices, plus coffee joints, car washing and detailing facilities, furniture stores, auto dealers, and on and on. I have been driving up and down this road for over 4 years and I continue to discover new things hidden in the multiple strip malls that line El Camino Real. 

If having a range of services, shopping and dining near your new home is important, the El Camino Real Shopping Corridor is one area to know about so you can focus your attention on the housing within a reasonable drive (10 to 15 minutes) to the area.
