In March 2010 there were 178 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), a 22% increase over February, the 3rd month of sales increases. Here's the breakdown of overall activity.

Sale volume rose again fairly significantly, while days on market dropped across the board. Average sales price also rose, the 3rd month of price increases for detached homes.
In Oceanside there were 306 homes with a contingent status at the end of March, up 1 from February. This represents 37% of all the homes for sale. Buyers entering the Oceanside real estate market are seeing almost over 1/3 of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale, just those with offers). These contingent homes are included in the overall Active stats below.
At the end of March 2010 the Oceanside real estate market had 817 homes for sale, up 7% from February, the 3rd month of increased inventory. This represents an inventory of 4.1 months for detached homes (up from 3.4 months last month) and 5.5months for attached homes (up from 5.3 months in February) based on the current rate of sales over the last 6 months.

In March 317 Oceanside homes came on the market, a 14% increase over February - more good news for buyers. During March 190 homes went pending, 6% less than last month.
