Buyers interested in acquiring waterfront homes in Oceanside California, the most northerly San Diego Coastal community, have a number of options. What you buy, of course depends on budget, primarily, with a range of choices if you prefer a detached home or an oceanfront condominium.
The Oceanside real estate market is the least expensive, on average, of the coastal communities, but despite that waterfront homes in Oceanside are still fairly pricey but less so than comparable waterfront homes in the other beach towns of Carlsbad, Encinitas, and Cardiff just to the south.
Waterfront home buyers can choose from both attached (condos) and a good number of detached waterfront homes, depending on price range and location along the Oceanside coastline, with homes along Pacific and The Strand being most desirable. There are also new construction waterfront homes in Oceanside to choose from as well.

Currently there are about 25 Oceanside waterfront homes on the market ranging from the low end of $525,000 to $5.8 million.
There are 11 waterfront condos, the least expensive is a 1 bedroom in the North Coast Village Complex (which, by the way, offers a good number of oceanview units and is known as a good vacation rental complex at the north end of Oceanside). But prices quickly rise from there, with a 2 bedroom unit on the harbor, and then the remaining homes range from $1 million (2 bedroom 2 bath, 1040 SF) to a 4 bed room 3.5 bath unit priced at $2.395 million. A number of these condos are in buildings on the east side of the street, so while there views are terrific, there are not right on the beach.
Detached waterfront homes in Oceanside are more expensive, as one would expect. Currently there are both resale as well as new construction homes on the Oceanside coast. A rare offering is a small studio cottage in a beachside complex with 288 SF and priced at only $650,000. From there prices begin at $1.795 for a home on the east side of the street with views, but not direct waterfront; other homes on the other side of the street are priced in the $2.5 million to $3.2 million, the latter for a 4 bedroom 3 bath 3300 SF property with amazing views.
Direct waterfront homes in Oceanside range from 2.995 million (4/3 and 2400 SF) to $5.8 million (5/4.5 and 3300 SF). There are several new construction homes for sales on the beach in a contemporary style in the $4.2 to $4.9 million range.
