The inventory is down (only about 3 - 4 months worth for both detached and attached homes) and a lot of competition.

One of the new retailers at Marketwalk is Dexter's Deli for Dogs and CatsMarketwalk is a series of 12 townhomes in the heart of the San Elijo Hills downtown area, around the corner from the Albertsons' Grocery Store (with Savon Pharmacy). These homes with 4 floor plans (in Italian, Colonial or Loft styles and finishes), are built above the retail establishments on the first floor along the main street with views of the park to the west.

These new construction homes are built on 2 levels, with separate garage parking (2 spaces).  The floor plans are: 

  • Plan 1 - 1200 SF with 2 BRs and 2.5 baths
  • Plan 2 - 1647 SF with 3 BRs (or 2 with office) and 3 baths
  • Plan 3 - 1824 SF with 3 BRs and 3 baths
  • Plan 4 - 2712 - 2734 SF with 3 BRs and 3.5 baths. There is 1 Plan 4 unit that has an optional ground floor that can be use for retail (could be leased) 

Current prices range from $385,000 - $714,000; 3 units are now reserved.

HOA fees are $337 to $410/month depending on the plan. There are Mello Roos fees of $50/month. 

The local community has two schools, a media center, auditorium, an 18-mile trail network, a 19 acre park (with ball field) with retail growing.

The town center is growing in leaps and bounds now, after a bit of a stall for quite some time (lots of contro ersy about that). The Albertsons' grocery was added last year (with its Savon Pharmacy) and slowly but surely there are other retailers moving in as space is available.

Here's a partial list:

  • Alberstons and Savon Pharmacy
  • Hometown Realty
  • Postal Annex
  • Dexter's Deli (for pets, not YOU!)
  • Yogurt Utopia
  • French's Color and Nails
  • Windmill Dry Cleaners

The French Bakery/Cafe has left recently and there is a new place in town but I don't recall the name. My bad. Plus there are some other business services including an attorney and the Visitors' Center in town, with room for more.

The MarketWalk condos are now selling (12 unique townhomes in the heart of town - stay tuned for my article).

Two schools - elementary and middle - plus an auditorium and media center are within walking distance as is a huge ball field and of course the park with a beautiful fountain. It really does make one think of some of the towns we have all seen and loved.

A Peak at a Double Peak in San Marcos

On the way up Double Peak Road in San MarcosSan Francisco has it's Twin Peaks; Hollywood created Twin Peaks (the TV serial drama); and San Marcos has Double Peak.

Double Peak Park in San Marcos just opened, with much acclaim, and I took a peak a few days ago. 

At 1644 feet (and one of the highest points in San Diego county), the unobstructed 360-degree views from the top of this newly opened park are incredible, even on a hazy day when I was there. Better than the views atop Mt. Soledad in La Jolla which are darned impressive. 

You wind your way up Double Peak Road off San Elijo, the main road through the master planned community of San Elijo Hills in San Marcos, with views in all directions. There is a parking lot midway, but take the road to the very top to enjoy the best views, picnic tables and a play ground. 

There are hiking trails in this 230 acre-park, most of which is undeveloped, and ample parking plus an artificial rock climbing area and amphitheatre. The day I was there it was virtually deserted, and despite the haze the views were spectacular - to San Bernardino to the northeast, west to the ocean and the Batiquitos Lagoon, south to San Diego. Can't wait to take a hike on a clear day.

San Elijo Hills - Community Development Progress at Last!

The San Elijo Hills master planned community in San Marcos continues to be a popular residential neighborhood. With affordable housing, and a range of attached and detached homes from the $300s up to around $2 million, and the walkability of this new community, San Elijo Hills remains a destination of choice for many.

Fall in San Elijo Hills

The Albertsons grocery store under constructionGorgeous views, upscale construction, a location atop the highest point in North County San Diego, reasonable affordability (as compared to the coastal communities) and a host of community services combine to make this a popular community for first time buyers and those who are moving up or even downsizing.

But all is not rosy here...at least it has not been until recently.

A strong appeal of this San Elijo Hills was that it was billed as a model of a small town, with homes surrounding a town center, with a host of stores and services to meet the needs of nearby residents. The developer, however, has taken far longer to deliver on the promise than anyone expected...years longer, in fact. Folks moved into San Elijo Hills back in the early 2000s but the construction of the promised retail establishments has been significantly delayed.

Up until recently, the only retail was the local Chevron gas station (which, BTW, had decently priced gas compared to other areas) with its convenience store (we all know what those kinds of places have to offer and what they charge) and a very cool French bakery...great for breakfast but hardly a place to do your shopping.

The French bakery in the village centerThe good news is that the major grocery store, Albertsons (about 50,000 SF with an in-house Sav-On Pharmacy), is now open so residents do not need to drive 4 miles to area grocery stores in Carlsbad and San Marcos. There is also a Starbucks...no surprise there.

And construction has started on the promised mixed use development of retail stores, restaurants and condo residences in the heart of town. 32,000 SF of space in the first phase is planned for opening in 2009.

The upper level will be town home residences, with the first floor comprising shops, restaurants, and services including a day care center.

From what I have heard, angry residents who have put up with the delays and the empty promises are feeling much encouraged at last. There is a ways to go on getting this done, but finally seeing some action is cause for some, well, celebration.

Fall in San Elijo Hills, San Marcos, California

          

I have had lots of folks visit the posts I wrote about the master planned community of San Eljio Hills in San Marcos, including the most upscale neighborhood under construction (the highest point in the community).

 Just off the square in San Elijo HillsSan Elijo Hills has received a lot of attention...not surprising given the location (fabulous coastal views from the highest point in North County), the design of the community, the diversity of home styles and prices, and much more.

I have also had a bunch of inquiries from interested buyers - not surprising given what this community has to offer. A downtown area reminiscent of a New England Village, the town center with fountain and park, two new schools, athletic facilities including a terrific ball field, and much more.

 The Albertsons is under constructionand there are plans for other retail establishments. And there is a new cafe - I don't recall the name of the former one, but now you have Isabelle Briens' French Pastry Cafe, right on the town square.

 In-town San Elijo HillsAs a former New Englander, I had a soft spot for fall - the changing leaf colors, the shift in the air - and San Elijo Hills, for me, reminded me of the fall days in Boston. The colors of the trees along the streets are vibrant right now and the community has a very pleasant, welcoming feel to it.

I spent some time there today looking at property and wanted to share my photos of "fall in San Elijo Hills." I hope you enjoy it.
