Carlsbad Real Estate News and Views: Carlsbad Real Estate – More New Construction Homes Coming on the Carlsbad Market at Avellino at La Costa Greens

Carlsbad Real Estate – More New Construction Homes Coming on the Carlsbad Market at Avellino at La Costa Greens

We had a good amount of new construction (mostly detached homes) in the last several years, especially in South Carlsbad, and much of that is now gone, with a few exceptions (some condos at The Bluffs, detached homes in the $1 Million range at La Costa Ridge, new homes at Viridian and Trieste at La Costa Greens - prices and availability have changed since there article were written). But there is more on the way. 

Carlsbad home buyers who wish to take advantage of the $10,000 new home tax credit may have some other options this year at La Costa Greens, in addition to what you can read about in my recent post, Ways to Spend the California $10,000 Tax Credit.

DON'T FORGET about the $8,000 First TIme Home Buyer Credit also if you meet the qualifications. Imagine - you COULD get up to a total of $18,000 in tax credits.

Views from the sales are at Avellino at La Costa Greens in Carlsbad - Jeff DowlerAvellino at La Costa Greens will feature 2 and 3-story attached town homes in a small complex of about 80 homes just east of El Camino Real (within walking distance to shopping and restaurants, unless you play the lazy Californian). There are 3 plans available, ranging in size from 1650 SF up to 2216 SF, all with private yards that vary in size. Two-car garages are part of the package. Buyers, if they purchase in time, will have the option to include elevators (a plus in the 3 story) as well as some configurations to include 2 masters instead of a master plus 2 bedrooms. 

A number of units will have nice views of the La Costa hills on the other side of the golf course.

Location of Phase 1 at Avellino at La Costa Greens in Carlsbad - Jeff DowlerUnits will be in several different configurations - 2 units, 3 units (with the 3-story unit in the middle), and 4 units. Phase 1 is expected to be ready for closing and occupancy by the end of November 2009.  Pricing has not been finalized but my guess (and chatting with the sales person) is we may see these units starting in the mid $500s. 

HOA fees are about $205 with total property taxes including Mello Roos at 1.3%. Residents will have use of the popular Presidio, the private residents club with swimming pool, spa, gourmet kitchen and meeting rooms.

Children will attend Poinsettia Elementary School in the Carlsbad Schools (most La Costa Greens communities are in the San Marcos School District).

This is good news for the industry.  Every place where builders are building is good news. 

I'm touring a community in my area for new homes today.  Yep.  Builders are building in my area too. 

BTW, they're all touting the $8,000 tax credit.

Nice post with good info for consumers. Builders hvae started building again , so it is a good sign.

Lenn - yes, it has definitely made an impact here. I have visited most of the new home communities in teh last couple of months, and while 4-6 months agoa things were not selling, now most of the inventory that was ready is now gone. That's impressive. They all have posters and info about the credit.

It is good to hear that New Construction is moving in your area. It is still pretty slow here. Builders are doing aything they can to stay busy and keep from filing the "B" word. Some simply rode the wave too aggressively, instead of holding some back. Even though I am hearing encouraging numbers in other parts of the country, we actually sold less in April than in March. I was a little surprised by that as is, I'm sure, our board. They have been silent about April's numbers. I think we have another 6-8 months to go. Just my guess.

Gita - agreed. And I get lots of calls from folks wanting to move here who are interested in new housing, adn we have just not had a large amount of inventory under $1 million.  It will be a nice addition to the La Costa real estate market.

Tom - well I won't argue with you about paradise. And now that prices are more reasonable many more folks can actually buy a new home in Carlsbad, AND take advantage of at least 1, if not two, tax credit programs.

Jeff it is unusual to hear about New Construction these day, so it is good to hear that it is alive and well in Carlsbad.  Hopefully it will start back up every where else as well.

Jeff - Nice to see that there are still parts of the country that are seeing an increase in new construction.  It's a very positive sign for the real estate market in Carlsbad especially with the buyer incentives that are now available.

George - I was actually surprised to see that they are moving ahead on building. But it is in an area by my house that many folks like (LaCosta) and other new inventory has dropped off.

Rebecca - well we are seeing some improvements but not sure I would say it is thriving yet. We are at least heading in a positive direction in some areas.

John - good question. As of 5/13 per thei database $3,23632 in credit has been allocated, with  a bit over $96 million left. BUT so far they have $59,579,591 in credit applications.  They have just started processing this month so I would say the activity is fairly brisk.

Donna - agreed. There are a number of builders who are not bilding too, so it is a mixed bag. Hopefully there will be a good response to the new homes, espeically with the tax credit benefit

Chris - well there is a market for the new, but I would sure like to see more of the resales go. There won't be anything actually ready to live in here in Carlsbad until Novembe at the earliest.

Jeff: Chiming in with several above... it's awesome to hear anyone talking about new construction anywhere. We're seeing a comeback here in the Seattle / Tacoma area also. It's slow coming, but it is coming back...
