Brookfield is a quiet residential neighborhood, with several small "villages," and there are several community pools andsmall parks for residents. Homes were built in the mid to late 1980s and most are two story. Homeowners pay a nominal HOA fee (around $70 - $72) but there are no Mello Roos fees. In general pricing on homes for sale in Brookfield ranges from the mid $500s up to the mid/high $600s. Prospective buyers should be aware that there are some homes in Brookfield along Melrose and near Alga (both are fairly busy thoroughfares) so there is some noise...worth checking on if this is a potential issue for you.
Because of location, Brookfieldresidents can take advantage of the amenities in San Marcos as well as Carlsbad, including shopping (some new shops along Rancho Santa Fe Road just a couple of miles away) and restaurants. El Camino Real, in Carlsbad, offers a wealth of shopping and is perhaps 3 miles. Carlsbad beaches are a 15-20 minute drive. Students in Brookfield attend the San Marcos Unified School District Schools. Currently there are 5 homes for sale in Brookfield priced between $551,000 (a bank-owned property) and $669,000, all with 3 bedrooms and either 2 or 2.5 baths, and ranging in size from 1663 to 2093 SF. In the last 6 months 6 homes have sold in Brookfield at an average price of $568,666.
