Buyers interested in acquiring waterfront homes in Oceanside California, the most northerly San Diego Coastal community, have a number of options. What you buy, of course depends on budget, primarily, with a range of choices if you prefer a detached home or an oceanfront condominium.
The Oceanside real estate market is the least expensive, on average, of the coastal communities, but despite that waterfront homes in Oceanside are still fairly pricey but less so than comparable waterfront homes in the other beach towns of Carlsbad, Encinitas, and Cardiff just to the south.
Waterfront home buyers can choose from both attached (condos) and a good number of detached waterfront homes, depending on price range and location along the Oceanside coastline, with homes along Pacific and The Strand being most desirable. There are also new construction waterfront homes in Oceanside to choose from as well.

Currently there are about 25 Oceanside waterfront homes on the market ranging from the low end of $525,000 to $5.8 million.
There are 11 waterfront condos, the least expensive is a 1 bedroom in the North Coast Village Complex (which, by the way, offers a good number of oceanview units and is known as a good vacation rental complex at the north end of Oceanside). But prices quickly rise from there, with a 2 bedroom unit on the harbor, and then the remaining homes range from $1 million (2 bedroom 2 bath, 1040 SF) to a 4 bed room 3.5 bath unit priced at $2.395 million. A number of these condos are in buildings on the east side of the street, so while there views are terrific, there are not right on the beach.
Detached waterfront homes in Oceanside are more expensive, as one would expect. Currently there are both resale as well as new construction homes on the Oceanside coast. A rare offering is a small studio cottage in a beachside complex with 288 SF and priced at only $650,000. From there prices begin at $1.795 for a home on the east side of the street with views, but not direct waterfront; other homes on the other side of the street are priced in the $2.5 million to $3.2 million, the latter for a 4 bedroom 3 bath 3300 SF property with amazing views.
Direct waterfront homes in Oceanside range from 2.995 million (4/3 and 2400 SF) to $5.8 million (5/4.5 and 3300 SF). There are several new construction homes for sales on the beach in a contemporary style in the $4.2 to $4.9 million range.

Wonderful information about waterfront homes. It helps relocating folks to get a handle on the waterfront "premium".
I'm working on a waterfront post for my area. The difference in average price waterfront/non-waterfront is about $300,000.
Thanks, Lenn. The prices vary wildly in some areas. In Del Mar to the south these higher-priced homes would be triple the amount. It's hard to put a price on what folks will pay for a view and to be on the water...but it's a big one.

I was driving yesterday in your neck of the woods ( it doesn't sound right to say in your neck of the water, :-) and it is not hard to understand why anyone would want to be on or close the water. There is something magical about it. The sound, the visual and even the taste of the breeze fills us with good feelings. How much is that worth? Today, Priceless.

Looks like paradise and really affordable to live in such a classic place. A lake home sold here recently for 5.8 million. California is a major bargain, and you live right in the place to be.
Whatever happened to the poor's man's waterfront community? I love to hear this to see Oceanside to move up to the premier oceanfront communities. I have not been there in 15 years, so that was an eye opener. It is all relative, as if you compare it to Del Mar or La Jolla.....you have the best deal in the county......
Jeff I have told you before that it is one of my goals to someday own a property that is on the water or has a great view of the water.
But there is one stipulation with that, it has to be on low ground, non of those about to fall off a cliff properties ...... LOL

Hi Jeff -- I remember going up to the beach at Oceanside a few times in 1979 when I was in the Navy stationed down in San Diego. Boy...if I only could have purchased one then...I wonder what the price appreciation would be over 30 years with no mortgage?

Jeff, This posts brings back memories. I lived in Oceanside for awhile back in 1976. I was a young kid looking for fame and fortune. I didn't find it. But I did find a lot of other stuff. Or at least that's what they tell me :)
These prices are in a range I am not familiar with. What do you have for $200,000?
I have only been to San Deigo twice in my life, checked out La Jolla one of those times, and this Oklahoman if he moved to the coast would come see you about living in your area. My favorite part of California. Stay casual.
William - well there are a ton of folks who want to be near the water, even if they can't afford to be right next to it (which is a majority). There are pros and cons, of course - more traffic and people, different weather...but being near the oean, IMO makes up for all that.

Brian - I can certainly understand. I grew up along the coast but spent a number of years inland, and it was hard being so far from the coastline. Never again. And it's cooler here than where you are, I think.

Tim - hmm, haven't seen a poor man's waterfront community anywhere out here! LOL but prices are better, adn when you consider Oceanside compared to La Jolla and Del Mar, or Malibu, or Newport Beach, of LAguna Beach, well it looks like a real bargain.
George - well we'll see what we an do. There are some homes at sea level...but then you have other issues.

I had a cottage on the beach on the Newport Penensula that sold for $650k in 1979. The new owners tore it down and built out a three story mansion with minimum setbacks and it sold in 1996 for 4.5 million. When I moved to North County in 1980 and looked at beachfront property in Ocesnside, the least expensive in SD, there was nothing under 1million and that was almost 30 years ago. I ended up buying an older home on a one acre ocean view hilltop in Vista for about one tenth the price instead of purchasing the OS waterfront.
Not at all sorry I did that because I still own it and it's turned into a beautiful oasis and a family retreat. However, had I pulled the trigger on the OS beachfront property I'd be about 3 million weller. Point is since the late 60's I've been through no less than 5 pretty serious recessions, energy crisis and economic downturns and have yet to see beach property take a significant hit if at all. They just aint makin any more of it.
Pat - it's a very cute house...yours for a bit less than $2 million.

Debe - yep, I would live there. The only downside for some homes is that some areas of the beaches in front can get rpetty crowded, adn lots of folks are wlaking by, especially in the sunmer. Just one o fthe trade-offs.
