Carlsbad real estate market report

The Carlsbad real estate market continues to show some positive trends, and the statistics for July show a number of changes as compared to June 2009. These data do not include any private sales nor manufactured/mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

Media reports speak in general terms, rather than local, so their information may not represent the reality of our local Carlsbad real estate market. Having data, and knowledge, about the local market conditions benefits you as the buyer or seller so you can make informed purchase and sale decisions. 

In July 2009 there were 126 homes sold in Carlsbad's 4 zipcodes, as compared to 103 for June (a significant increase of 22%). Here's the breakdown of overall activity.

 The number of sales was up substantially from June, following the trend we have seen in some other communities during the same period. This was also the most sales in one month in the Carlsbad real estate market for 2009 and since May of 2008! The average price of a detached home increased, as it did last month, but declined for attached properties.

Lifeguard shack at Carlsbad State Beach in South CarlsbadThere were 115 properties in Carlsbad at the end of July with the CONTINGENT status (i.e., homes with offers being reviewed for approval by short sale and REO lenders), an increase of 8% over June (which had increased 33% over May). This suggests that ore short sale and REO listings are getting offers. 

At the end of July 2009 the Carlsbad real estate market had 588 homes for sale (408 detached, and 180 attached homes), a modest increase of less than 2% over last month.

This represents an inventory of 4.5 months for attached homes (a healthy drop from the 6.8 months of inventory as of the end of June) and 6.3 months for detached homes (down slightly from June) based on the current rate of sales over the last 6 months.

These absorption rates continue to be encouraging when compared to many other parts of the country, some of which have over 2 years of inventory. 

In July 197 homes came on the market (a significant increase of 27% of June 2009). And during the same time 131 homes went pending, 6% fewer than in June

This overview of the Carlsbad real estate market is based on information provided by the MLS for homes that went under contract in the last couple of months and closed in July. More details can be provided if needed with regard to current activity as well as within the specific zip codes of Carlsbad.

Is that a photo of a lifequard tower? It looks like a giant port-o-potty. =P ... If it's not a lifeguard tower, what is it? Inquiring minds want to know. LOL

Lisa - you crack me up. Yes, it is a lifeguard tower, albeit a rather colorful one. If you hover your mouse over the pic I gave it a title so folks would know.  It IS rather an interesting structure, and a step up, I might add, from the old ones. But perhaps for the lifeguards is also doubles as a port-o-potty. I'll have to investigate. LOL
