Ocean Hills Country Club in OceansideFor buyers in the 55+ market (seniors) in the Oceanside real estate market, Ocean Hills Country Club in Oceanside California is the ultimate resort residential community for seniors housing.


The Oceanside real estate market offers a number of senior communities in varying price ranges, styles and locations, however the Ocean Hills Country Club is quite possibly the most popular and expensive, in part given the types of homes but also the nature of the community and the many amenities.

Built in 4 phases between 1984 and 1998, there are 1632 homes, most of which are semi-attached (duplex-style or twin homes) with the latest phase being detached single family (stand-alone) properties.


Homes are organized into "villages" with a Greek theme - Siros, Cordoba, Lemnos, Thebes, Collinos, Santorini, Galicia, Adra and so on, and village names of Majorca, Corfu, Zanta, Mykonos, and others.


Some homes have wonderful views of the golf course, the distant ocean, greenbelts, or the neighborhoods themselves along tree-line winding roads and cul-de-sacs.


There are multiple floor plans (St. Tropez is a very popular one) with some of the attached homes offering loft space. Most Ocean Hills Country Club homes are 2-bedroom with some having additional dens or family room space. Atriums are found in the St. Tropez model and others, although some of these have been remodeled for use as indoor space.

There are tennis courts, bocce ball courts, paddle tennis courts, a large swimming pool with spa, and expansive outdoor seating areas.


The Clubhouse is 27,000 SF with an exercise room, library, large auditorium, woodworking shop and multiple rooms dedicated to a range of clubs. The community is known for the wide range of social activities and events.


At the time of this writing, there are 25 Ocean Hills Country Club homes on the market (7 detached, 18 attached); detached homes, both single and two-story range in size from 1754 SF to 2630 SF and are priced from $499,000 to $699,000. Attached homes, priced at $210,000 to $539,000 (for golf course frontage) range from 921 SF up to 1800 SF.  HOA fees are about $380/month to $415/month depending on village. 


In the last 6 months 45 Ocean Hills Country Club homes have sold (12 detached, 33 attached). Detached - average sales price was $516,916 (92% of asking, 70 DOM); attached - average sales price was $393,635 (95% of asking, 69 DOM).

Of the nicest of the 55% communities in San Diego, Ocean Hills is really special.  Mayve, because I loved the Greek Isles, I have a special affinity for the look of the communities within Ocean Hills.  Nice article Jeff; you did a good job.  Dianne Rath

Jeff - excellent post about the Ocean Hills Country Club and very informative. It is a pretty large community with 1600+ homes there. I love the club house and all the activities that are offered as well.
