Buyers in the Carlsbad real estate market seeking new homes might consider Viridian in La Costa Greens in South Carlsbad.

La Costa Greens is a master planned community built over the last 5 years by a number of local builders with homes to meet a variety of budgets, style preferences and space needs. Most of the villages have been fully built and now only offer resale homes (some of which are now short sales and REOs at prices that are well below the original cost in some cases).

Viridian is one La Costa Greens community that is still under construction on the north side of the community bordering the master planned community of Bressi Ranch. Homes have sold well, and with current pricing for the remaining homes in Phase 4 at about $250/SF these represent a substantial value in the Carlsbad real estate market.

VIRIDIAN NEW HOMES IN PHASE 4 - La Costa Greens
There are only 2 homes left of the 12 homes being built in this phase. Both homes offer large lots (over 13,000 SF) which is rare in new construction in the Carlsbad area, at least for homes priced under $1 million. These two homes will be ready for occupancy in February 2010.
The Plan 2 home (with 3688 SF of living space in the Santa Barbara style) is a 2-story with 3 bedrooms plus bonus room (or optional bedroom) and 3.5 baths with an expansive family room/kitchen/morning room combination and an exterior courtyard. This home is priced at $915,000 ($248/SF) with about a 1/3 acre lot
The Plan 3 home (3953 SF of living space) has 4 bedrooms (with optional 5th), 4.5 baths, a library, game loft, and interior courtyard. This is also a 2-story home, priced at $939,000 on about 1/3 of an acre.
Only a few single story homes in Viridian have been built thus far, and none are planned for the next couple of development phases (a total of 9 phases are expected; Phase is due to be released before the end of 2009).

As in the other La Costa Greens communities, estimated property taxes are 1.3 - 1.4% (which includes Mello Roos fees) with HOA fees of approximately $250/month (to be verified). Residents will have use of the private club, The Presidio, offering a large pool, spa, kitchen meeting rooms and more.
Unlike much of the La Costa Greens community, children living in Viridian will attend the Carlsbad Schools. And the community is close to the Carlsbad beaches, shopping and dining along El Camino Real, and anew community park is planned for right down the street within walking distance (development has not yet begun).

Hi Jeff, This is a wonderful presentation. Where do you all that wind? Coastal, I forgot,lol. Nice set up, and with construction going on, it makes me think that things are returning to normal again. I must make my way over there.
As an aside, I must also tell you that of all the communities in San Diego, from events, to housing to infrastructure, Carlsbad has become quite the place. Everytime I read of Carlsbad, I think of you, which is pretty often. You certainly did pick a wonderful place to call home.
