Carlsbad Real Estate – New Homes at SolTerra in La Costa Greens in Carlsbad CA (OCT 2009 UPDATE)

Buyers in the Carlsbad real estate market seeking new homes might consider SolTerra in La Costa Greens in Carlsbad CA, if they are looking for detached homes priced under $600,000 in the La Costa area of Carlsbad.

La Costa - A Great Residential Community in Carlsbad

La Costa Greens is a master planned community built beginning in 2004. While most of the villages within La Costa Greens are only offering resale homes, Trieste, Viridian, Avellino and SolTerra are offering new homes.

SolTerra (a total of 38 homes) is a new La Costa Greens community offering new homes that are very well priced relative to resale homes currently active in the Carlsbad real estate market. The new homes at SolTerra are currently priced in the mid to high $500,000s which is a good value in the Carlsbad real estate market for new homes with approximately 1900 - 2200 SF.

SolTerra's Phase 1 consists of 9 homes, with 3 already sold - and the models are not even completed! Most homes have canyon and easterly views of the La Costa hills and are either 2 or 3 stories depending on the floor plan. 

  • Plan 1 - 1989 SF with 3 bedrooms, 3.5 baths, and a 2 car garage. There are 2 homes priced at $563,990 and $558,990. All plans feature Bosch appliances.
  • Plan 2 - 2105 SF with 3 bedrooms + loft, 3.5 baths, 2 car garage with 1 home available for $538,990.
  • Plan 3 - 2196 SF with 4 bedrooms + loft, 3 baths, and 2-car garage. There are 2 homes priced at $573,990 and $598,990 with another due to be released at the end of October.

Estimated property taxes are approximately 1.3 - 1.4% (which includes Mello Roos fees) with HOA fees of approximately $261 (to be verified). Residents will have use of the private club, The Presidio (ax expansive facility in La Costa Greens with clubhouse, fitness facility, and swimming pool), tennis courts, and an extensive network of footpaths and bike trails.

Buyers who use SolTerra's preferred lender will receive up to $10,000 toward their closing costs, upgrades or flooring (call me for more information). That could be quite an incentive.

Children in the SolTerra community will attend the Carlsbad Unified Schools. 

Shopping and dining are nearby and abundant along El Camino Real (the closest shopping center is barely a mile south), the Carlsbad Public Library and Cannon Art Gallery are a short distance by car, and the Carlsbad beaches are about 3 miles west.

Sol Terra in La Costa Greens looks ands sounds like a great place to have a new home.

Jeff, The taxes are lower than most of the new developments.  I've seen these before and they are really a great value and opportunity to live in Carlsbad!

Jell, as many of your blogs that I have read, and am well aware of the price of houses out there, I still get amazed when I read that $500,000 are considered affordable :) :)
