Good post, the only thing that concerns me about San Elijo Hills, is the tax base, many times when I have had clients interested in this area, the tax base, s c a r e s them and all the other fees that are part of the community.

Our inventory has dropped; however a big part of the drop is merely that homeowner's have pulled their homes off the market for a while.
Anthony - Thanks for the compliment. The answer is I work at it, pure and simple. The more I know the better for clients and prospects.
Lenn - agreed. There is a lot of interest in this community. The models at least show people the possibilities and get them excited.
Bill - I am happy to see the changes but I am waiting for the future. Alot depends on the shadow inventory, interest rates, and buyer confidence. The lower end is very tough for buyers right now and now getting better.
Lorraine and Loretta - that is so true. I have had the same experience. Mello Roos are tough in a number of communities in Carlsbad too, but San Elijo Hills seems to be higher than anything in the nearby area. On the other hand taxes are higher in a number of other states, surprisingly.
Susie - there are still a lot of move-up sellers who are waiting.

Nevin - San Marcos offers a pretty diverse housing market, with San Elijo Hills being the newest and largest planned community.
Thanks, Bob - I appreciate the compliment. There certainly are some segments of the market that have improved - hope the trend continues. There is a lot more new housing being built, and selling, in Carlsbad as well as in San Marcos.
