The number of homes sold in Cardiff in November declined by 1 from October. Average sales prices dropped fairly significantly but it would be unwise to draw any firm conclusions of the pricing trends or other trends due to the small number of homes sold.
At the end of November there were 7 homes in the Cardiff real estate market with a Contingent status (i.e., short sale and REO homes that had offers being reviewed by the lenders). Until approved these homes are considered active and, thus, are included in the Active statistics below.
As of November 2009 there were 56 Cardiff homes for sale, 3 more than last month. This represents an inventory of only 4.4 months for attached homes (up from 3.4 months in October 2009) and 9.3 months for detached homes (up from 8.4 months in October).
12 Cardiff homes came on the market in November, the same as last month, with 9 homes going pending during the same period, 2 less than in October.

Data are based on information provided by the MLS for homes that went under contract in the last couple of months. Nice report on Cardiff Jeff. I know what you mean by it being difficult when there is a lack of inventory. I have had a few properties this year where comparable sales were very limited.
I like the way you always clarify how localized each real estate market is. And I've had the sam problem as Bill. I cant' find comps for an oceanfront house that some long-term clients are wanting to list.
